Welcome across everyone!

We’ve got six nights until we move and the insomnia has set in!

It’s taken us three threads to move and I hope this thread is the one I graduate on….

Best of luck to everyone! May your agents be truthful, your conveyancers responsive, your lenders generous and your chain reasonable!!

@kirinm my house is the only house my youngest two children have lived in - though they are both at uni now - the only one my eldest remembers. It's also the longest I've ever lived as well as I had a terrible childhood. So I understand the mix of emotions.

With my purchase, the survey has thrown up thousands of pounds worth of repairs, some emergency, some less pressing so it will be a case of see what the vendor will do.

@tealandteal the whole chain doesn't have to exchange on the same day but in reality nearly everyone does. My plan is to break the chain to exchange with my buyer but hopefully reconnect the chain once my purchase catches up and then complete everything on the same day. It's a gamble but if my sale gets delayed I'll put things in storage and stay with family.

Yippee - I exchanged today!! After a long and unnecessary series of delays from the bottom of the chain we finally got there!!

Sale completes early Jan and purchase late Feb so it's going to be an interesting couple of months but I'm just so glad we're nearly there.

Congrats to everyone else who has had good news today. And lots of luck to those still waiting.

Does anyone know about council tax and annexes ? We accepted an offer on our house and saw one today that is the area we want . It has an attached annexe which we don't intend to keep as an annexxe (ie remove the extra kitchen and replace with office )
In the description it says council tax for house band e council tax for annexe band b
Does that still apply if you remove the kitchen ? Or it just becomes a higher band ?

Look at the list of exemptions on your local council website. There was something in our deeds that said we were not allowed to let it out separately so that made it exempt when it was empty.

Also, my father lived in it who had dementia and that meant it was exempt as well. It was a small one bedroom bungalow that was classed as band a and in five years we never had to pay anything and we told the council every time anyone lived in it, for example my eldest daughter moved home to save for a house, but she was also a uni student.

I just came back to say good luck to everybody and I hope you get all your issues ironed out soon and your completion dates set in stone!

As I said, my seller broke the chain as her seller gave her the keys to the house ❤️ so we completed then!

I moved on Monday oh my God I was nearly throwing up. I was so stressed and I really don't get stressed. It was a very long day, but I did move 75 miles away.!

However, despite the 1754 boxes and the fact I've downsized so I don't have space for everything, it already feels like home 🏠

Although it seems absolutely insane to me to exchange and then complete on the following day!

Yep, no chain either way, we're FTBs and the vendor is moving back with parents.

We were meant to exchange last week but were held up with one enquiry.

Exchanged about 3pm yesterday and completed 10am todayGrin

So we saw a house thats been on the market since march 2024 . Its listed for 700 has no garage or utility area . House we missed out on was in the same street for 700 extra room extra bathroom bigger double garage and utility room .
We think this one is overpriced and offered 680 on it . Still haven't heart back from the agent. Do tou think its a no ? Is very obviously overpriced but houses in that area do not become available often

They have gone straight back out to market & have viewings booked. Their agent has also contacted all that were booked in to view last time, as they cancelled 8 viewings to accept an offer from a ftb. Said ftb is who has pulled out. I’ve said I’ll wait a few weeks for them as my onward purchase has had a few stumbling blocks.

My main worry is that they won’t be transparent about the issue the survey raised with other potential buyers & we could be here again in a few weeks. My other worry is, the issue may put others off aswell.

I'm in a very similar situation but on the other side @Offredismysister , and the Estate Agent has just told me that they are legally required to disclose to new buyers anything raised by a previous survey...

Yep we had a problem come up on the survey of the place we're buying and we negotiated the price down a bit to help cover costs. I was worried the seller might not budge because the problem wouldn't be obvious on most surveys, it's just that we paid extra for a drone as well and the estate agent said the same. They'd legally have to disclose because it's already come up.

Who will legally have to disclose, the seller?
And, as all the searches had already been done, can these be used again by a new buyer (even if sold on to them)?

I’m so out of touch, Ive sold twice before but the last time was 12 years ago.

The seller is supposed to disclose yes but also the agent has to apparently. I'm not sure if they can use the searches. I think it's recommended to get them done again but if they're less gan 6 months old then I think the new buyers could do if they chose.

How is it possible that I still don’t know for sure if I’m exchanging and completing tomorrow?! I’ve postponed the removals van till next week as my solicitor said she’d talked to the seller’s solicitor and agreed it would likely happen next week, not tomorrow.

I messaged the seller and he is so upset - he thinks he’ll lose his purchase if it doesn’t complete tomorrow.

Went back to my solicitor to ask her to do everything possible to make it happen tomorrow and she says she’s still waiting for replies to enquiries!! I haven’t sent my deposit money yet and I don’t know if she’s applied for my mortgage advance!

Its such a ridiculous system.

Oh my. Same day exchange and completion is crazy! Just don't know until its on you. Impossible to plan for something that needs planning!

It’s not us, our buyers weren’t even having a survey on our house. It’s their buyer that’s pulled out, there was only 3 of us in the chain.

They say it’s an historic issue that has been treated & is not an issue now. But the buyer doesn’t want to take the risk!
