Welcome across everyone!

We’ve got six nights until we move and the insomnia has set in!

It’s taken us three threads to move and I hope this thread is the one I graduate on….

Best of luck to everyone! May your agents be truthful, your conveyancers responsive, your lenders generous and your chain reasonable!!

I know. It's crazy. Today I've got to postpone the broadband installation and the carpet cleaner hire. My post is being redirected to the new address from Monday and I might not (probably won't) be there.

We are doing same day exchange and completion but we don't have a house to sell and the house we are moving into is already empty and even that is majorly stressful.

I can't remember if I've posted already. My vendor is refusing to do any jobs or reduce the price. Agent went back and she'll do one small job and allow someone in to quote for another. So disappointing. Hoped for compromise.

Well we completed today. 17.5 weeks after accepting an offer. We had nothing to buy. The house was empty. Just all down to the buyers conveyancing house. I'm glad it's sorted for them for their new home but more so for my husband who was selling his family home after his father passed. It's been unbelievably stressful.

We have happily agreed to a discount today for something that we knew needed doing and really wanted the buyer to do rather than us so that it didn't cause a delay.

Also have a huge list of questions from their solicitor- some of them I have no idea about and hoping our buyer is sensible enough to understand this! (So far they seem it!)

After 8 months we finally exchanged this week!
Completion is January 8th and we're hoping to get some flooring done before we move all our furniture in.

In that time we sold a house, lost a beloved dog and gained baby girl!
Can't wait to spend the next 20 years not worrying about moving house 🙌

@mamnotmum It is completely fine to say you don't know. A lot of my answers were along the lines of, I am not aware of xyz, I do not know of abc.

My solicitor's advice was that your answers are only to be given to the best of your knowledge honest ability and belief. If you don’t know or are unsure of the response even if you think you might know you should answer “Don’t know/Not known”.

We ended up getting the EIRC, as requested from our buyer (we paid). As expected, it came back as 'Unsatisfactory' as our fuse box is plastic and not metal. Everything else is fine, the electrician even said that our wiring etc is perfect. We asked for a quote to fix the fuse box, not to do it ourselves (we have no intention of doing this), but in case our buyers tried to knock thousands of pounds off because of it. The quote came back as £850. When we called our solicitor about it, she requested that we send on the quote along with the certificate, so we can be upfront from start. Also to protect us if the buyers come back with a higher quote, and if we then put this one forward, they could potentially argue that our quote ia not correct, as it's lower than the one they get. Least we've got there first. We pointed out that we have paid ourselves for both this and the boiler service, and fixed the issue that came up with the boiler. We are not willing to pay for this too. If they want to lose out on a property that is costing them almost half a million, over £800, that's up to them (especially as the electrics in general are working fine, and it isn't something that needs to be fixed straight away).

They also had their survey this week. The surveyor was actually lovely. He did make it clear that we weren't his customers so he couldn't give us any details of the actual report, but did say, 'Your house is absolutely fine though.' He also spent some time answering some of our questions about our onwards purchased, when I gave him the details and asked him about a couple of things. Which was both nice and appreciated.
So hopefully, nothing major/worrying will appear on the survey report, but we'll see.

We have now also received the final report and contract to sign for the onwards purchase, so that is all good to go - just waiting to see what our buyers say and for them to catch up now.

The surveyor came to survey my house yesterday on behalf of my buyers, he told me that there was a slipped roof tile which has caused a gaping hole in he roof and that he would be reporting that but wouldn't be making a big deal out of it, what ever that translates to. I guess I need to get that fixed? He also said that he had to report on asbestos under the soffits which he has to advise most people on properties my age and he said everyone in the street will have the same and it be noted in their surveys should they sell, he mentioned that Artex of a certain age also had asbestos in it either so he has to note that as well in the report as some of my ceilings are still artexed, although he said it really wasn't a big issue but that a lot of people have lost their lives from asbestos poisoning so they have to report on it and that there were 23 different types of asbestos grades, all very interesting. Funnily enough his company did the Survey on the house I am buying and the notes on the asbestos was litterally word for word in my survey report ! I've had a couple of builders check my survey out and they have said I shouldn't worry. He also called out a sliver birch tree in my garden with a TPO that was looking poorly which I also know about , so i'm not sure what the hell I'm supposed to do with that if the buyers come back on that. Other than those issues he thought it was all good and loved what i'd done to it, nice to say but bitter sweet ad I don't want to move but the mortgage is going up by £500 next year and I simply can not afford it on my single wage.

Today is the slowest day ever! I think I slept 4 hours last night. We are hopefully completing tomorrow but won't believe it until I see it. We won't be moving in until mid January so not too much to do in the way of packing etc as we have already packed all non day to day stuff and taken car loads of crap to the tip. So nothing to do but just will the hours away.

Not helped by teen DS constantly asking for reassurance that we are definitely getting the keys tomorrow. I have run out of ways to say "hopefully". He is desperate to leave our area as it is not safe and actually strangely as a 6ft 2 17 year old he feels more unsafe walking around here than I do but I guess that's because no one around here sees me as a threat or a worthwhile target

My seller has one enquiry left to deal with - they need to get an indemnity policy for something. They have also known this for the last 5 weeks! I absolutely have to exchange this week so i'm going to call the estate agent tomorrow and say I'll pay for it but it has to be done that day. If they can't get it done in that situation then I doubt they'll ever get it done and so I will have to start looking for a rental because I've promised my buyers we'll exchange this week. I hate this whole process!

Fingers crossed all goes smoothly for you tomorrow and completion call comes early in the day! Assuming you've exchanged already, you don't have anything to worry about at all, it's a 'what time' not an 'if'!

Thank you @KhakiCat how exciting for you. We are exchanging and completing on the same day so a bit more worrying but fingers crossed. I have a very busy day at work so hopefully that will keep me from thinking about it too much until I get 'the call'.

We have completion day tomorrow! Exchanged last week so that's just a matter of when in the day isn't it!! Very excited, very small chain so hopefully it'll be quick!

@ingkir we ended up paying for an indemnity insurance for house were buying as seller dragging heels on it and
Was done super quick when we said do it.

WHY do people request a viewing or rather, insist on a viewing immediately. No they can’t wait, they must view immediately. So you rush around and make it work and they have the viewing. And then. Nothing. They ignore the estate agent, they don’t respond to calls or emails. They are in a position to proceed (our agent checks this) but they just….disappear? I don’t get it. At all.
When we view, we respond? We either say no it’s not for us, or yes it is or we need more time to decide. It’s so bloody rude!!!

Sadly this whole process is a reminder of how much of a PITA other humans can be. Viewings are full of timewasters I'm afraid - we had loads of people who were more than happy to inconvenience us by demanding viewings in the middle of the working day only to fail to give feedback or leave comments about something that was bloody obvious from the listing.

Good luck to all exchanging and completing in our final week before Christmas.

The bottom of the chain has gone silent on us all. Our EA is trying to get an update but we appear to have ground to a halt at the final furlong.

So our solicitor was better and we completed. Then we got to the house and it is FULL of stuff. All furniture apart from wardrobes and clothes are gone but there is so much stuff. I counted at least 7 bikes, 6 tyres and 3 lawnmowers in the garage and the loft is full to the rafters. He has also left no instructions for the alarm or CCTV so we can't make use of those until we get someone to come and sort them out. It is a very good job we aren't moving in for a few weeks or I think I would have cried.

I’m pissed off with the whole thing. We’ve had multiple viewings and offers from someone who, it turns out, just can’t afford it. And I don’t mean “until their house sells” I mean even if they sold their house. Their kidney. And possibly their first born. They couldn’t afford it. So WTAF are they doing at my house? Making fake offers? Is this a hobby for some people?
It’s my home and it matters to me. And actually? We arent desperate for the money. I won’t sell my hard earned and lovely home to a twat!
