Welcome across everyone!

We’ve got six nights until we move and the insomnia has set in!

It’s taken us three threads to move and I hope this thread is the one I graduate on….

Best of luck to everyone! May your agents be truthful, your conveyancers responsive, your lenders generous and your chain reasonable!!

We lost the house to the cash buyer 😭they went 50k over asking all cash and no chain apparently ! 750k from abroad not fishy at all 🤣

Can I join you? We're selling (nice part-cash buyer with mortgage sorted, in rented) and buying (we jumped in to a chain that was at risk of collapse) and it was all going really well...and very fast.

Now, my vendors are taking FOREVER to respond to requests for information, whether that's via the EA, or my solicitor...they were the ones in desperate straits because their previous buyer had financial issues, I've moved super fast to get a survey and searches done...and now, total silence. It all looked very straightforward, even the solicitors said so (all of them) so WTF is going on now I don't know...it was supposed to be exchange by Christmas, move in New Year...so frustrating!

Congrats to everyone who has made progress, no matter how small.

I have had my survey. There is a lot to do. Some immediate, some as soon as I can but not urgent, some I'd like to do within the first six months and some just whenever. It's going to cost thousands. Of course my solicitor is off this week so speaking to someone else tomorrow as there will have to be movement from the vendor.

Hi all!

We are selling our flat and buying a house. Flat had a tenant and it all went a bit skewwy as buyers wanted a tenant in situ but he gave notice to leave Xmas day.... BUT has agreed to buy still. The management company was evasive and wouldnt answer solictors Q which has delayed us so much. We need to sell to buy...

We are buying a three bed and searches are being started this week. Really hoping they come back by mid Jan as we need to move by March 25th at latest. Hoping its possible. Buying a probate property and ours was bought by a cash investor so no chain really.

Mortgage full application will be a worry as self employed and some past debt but we will see!!

Forgot to add that we are ALL using the same solicitor - us on both the property we are selling and buying, our buyers and our sellers. Does that help usually?

Supposed to exchange yet again today, but right before exchange my vendor demanded a further £2000, on top of us having to replace the boiler 🙃 thank goodness for wine!!!!
We have of course refused, and are calling her bluff. Long night ahead whilst waiting for the solicitors to open in the morning with her response 🫣

my solicitor wouldn’t allow my vendor to use them due to conflict of interest working on behalf of both parties

My solicitor is acting for my sale and purchase but no way should the same one act for the seller and vendor as in two sets of people.

I was asked to use a different solicitor as my original buyers pipped me to the post and managed to secure my solicitor first, My EA said that we couldn't use the same one, I didn't really query it to be honest, I was a bit put out as I wanted to use the lady who I used to buy my ex out of the property 6 years ago as i thought they would have access to all the notes etc. I need not have worried as the lady I'm working with now who was recommended by a few people in my area has been fantastic so far, still, I'm curious now as to why I was not able to use my original solicitor.

We are making an offer on a rental today. If the a bit risky as we obviously can't be 100% sure the sale won't fall through but it's just not going to be possible to exchange and find something to move into within a few weeks. This process is actually ridiculous. Breaking the chain but still having next to no time to find somewhere to live.

The thought that we might actually be moving in a few weeks time is also starting to feel pretty sad. It's what we always intended to do and we need to do but we renovated our current place to make it what it is now - over a long period of time - and it's the only place our DD knows (and it is the home I've lived in longest in my 46 years alive)!

Waiting on one enquiry to exchange and complete...luckily it's a one house chain so that can be done same day easily.

We also have our broadband installation booked for Tuesday, have had to speak to the owner and ask if he'll take delivery of the router for us😬

We have an appointment with the solicitor tomorrow to sign the contracts. The current plan is to exchange next week and complete in mid-January🤞

If you had asked me a month ago, I would have said yes we are about to exchange. Now here I am saying the same thing. It has all gone on for way too long.

Wow I didnt know any of the above!!! Our agents pushed us to use the same solictors and said it would speed things up. We also bought the house with them but different branch etc. I know they get £700 per use that comes through the EA though.

Worried now

We are using the same Law firm as our sellers @DaringlyDizzy but a different solicitor in the office. So different individuals working the cases, but in the same building so they can easily prod each other. Might you be the same?

Similar for me, my buyers are using a different solicitor in the same firm.

Huge miscommunication happened here today. My purchase isn't ready yet but my sale is and buyers want to exchange before Christmas. So yesterday I told my solicitor to agree to exchanging next week with an already discussed completion date in January. My thinking was that hopefully my purchase will catch up and if not we'll move in with family for a couple of weeks. But this morning the estate agent leaves a message saying buyers have agreed to complete this Friday!?!? I've called everyone to say it's absolutely not happening! Estate agent says my solicitor told her and my solicitor was quite cagey when I spoke to her so it seems like her mistake. So now I'm stressed and my buyers are probably pissed off!

After a long and confusing process (well mostly straight forward with a flurry of stressful queries that we had no control over in the last few weeks) we have exchanged today with completion next week!

@ingkir that sounds stressful. I thought that all parts of the chain had to exchange on the same day? If it makes you feel better, our purchase was ready far before our sale and we had a tentative completion date but we had to wait until our sale was ready. It got sorted eventually.

We exchanged on our sale today - high levels of stress since Friday with 11th hour price reduction requests lower down the chain and then some missing documents yesterday AND our packers are here today at risk... but it's done! The relief! Complete on Friday.

House purchase is taking longer though. We had agreed completion on 19/20th but just been told the boiler packed in last week and needs to be replaced....

Luckily we are with family over Christmas until we complete!
