Welcome across everyone!

We’ve got six nights until we move and the insomnia has set in!

It’s taken us three threads to move and I hope this thread is the one I graduate on….

Best of luck to everyone! May your agents be truthful, your conveyancers responsive, your lenders generous and your chain reasonable!!

Apparently we are completing next Monday but we haven't been given a date for exchange (possibly same day?!) and we haven't been asked to send out deposit over yet. How concerned would you be about this on a scale of 1 to 10? Because I am a 10 (absolute nervous wreck) DH is a 1 (thinks it's all fine and solicitors knows what they are doing).

At this point you can just say that you might be completing next Monday.

A simultaneous exchange/completion is fine if you're not selling anywhere and the place you're buying is already vacant, but for any sort of chain best avoided.

I would speak to your solicitor and find out if their understanding of timeframe matches yours, so you can plan deposit transfer.

Yes we are completely chain free, no house to sell and property we are buying is empty. I'm just concerned it will take time to send the money over as we have a limit of £25,000 a day we can transfer!

We’re in! After a long wait for probate, it came through and we got the keys the next day. Can’t believe it tbh. Good luck everyone.

I don’t know whether he’s the wanker and he’s playing us, or the estate agent failed to check, or his solicitor failed to remind him to get the money ready, but it’s a cluster fuck and I would so love to pull out.

Commiserations to everyone else suffering in this fucking stupid system.

We had an asbestos survey and fire risk assessment done on our place today so should have the reports to send to the buyer this week and then hopefully that'll be the last of the questions.

We've found a rental (if it's still available by the time we exchange) but the costs are eye watering. Really hoping the sales market improves in January. It's slightly soul destroying to be going back into rented.

I find this quite absurd - I think they've checked our funds at least 3 times already! How did everyone miss that your buyers won't have the funds ready?!

Speaking of absurd: how much did you all wait before receiving the draft contract package when you bought? I'm assuming not as long as me, but I'd like examples before commiserating myself!

We accepted an offer on our house to a first time buyer! The house we want to buy apparently has two offers one is us and the other one is a cash buyer but the money needs to come from abroad so the seller is thinking about it .
We just send them over our agreement in princible etc 😭 i do not think we stand a chance against a cash buyer we love the house

@movingtoreading donor your offer in. You never know. There could be issues with bringing the money from overseas, who knows?

To everyone who didn't exchange Friday and were hoping for today, I hope it went well for you. Muve have ghosted both the buyer and our solicitor. The EA reckons all will be ok but I'm worried.

I'm still waiting after being told the last week of November/early December. I want to move before xmas. So tempted to tell my buyer to eff off. Don't know how I haven't to be honest 😕

Another day and no word from bottom of the chain on exchange / completion dates. Heaven knows what the holdup is. We know that none of the solicitors have anything outstanding. Hopefully, there will be news tomorrow so we can exchange before Christmas and get removals booked for the new year.

Congratulations to those of you who have exchanged / completed in the last few days. Seems there's a little flurry of activity so some nice Christmas presents :-).

Should've exchanged Friday ready to move on the 13th didn't happen, told exchange today, my sellers solicitor was silent all day until 3pm and finally answered our last query, but still no exchange 🫣 I hope it happens tomorrow the stress is unreal!

This is hands down the most stressful thing I have done. I feel like giving up the whole thing and staying in our damp house in the dodgy part of town just so I don't have to think about any of this anymore.

We've exchanged.. 4.30 today.. but it has happened.. the relief is immense.. move on 17th (but away 13th-16th so best I get packing!)

I don’t know, @HavenSprings. I think when they checked ours they only asked for a bank statement showing the funds- wouldn’t be hard to borrow that temporarily to pass that check. I suspect that whoever is paying it is trying to avoid an early exit penalty when withdrawing. We have asked the estate agent how they allowed this to happen, but they have a nice habit of ignoring awkward questions.

Oh wow it must feel super stressful not knowing about a pre Xmas move at this point. Fingers crossed for you all!

It's about 9 months since we completed our seller forms. We now have a new buyer - will we need to redo them? We haven't had any communication from our solicitor yet but mortgage survey, survey and all but one of the searches are back. Buyers are hoping for a mid January move.

@movingtoreading - We had two offers on our house.
A - FTBs, but deposit was coming from a family member abroad.
B- Also FTBs, they actually offered us slightly more.

We went with B. After we decided, our EA told us that he did agree with our choice, not just because they offered slightly more, but also due to couple AS money coming from abroad. He said that it all seemed perfectly legit etc, but solicitors will usually need to do some more checks, for anti-laundering purposes, when money comes from abroad. Whilst it's usually just a couple more checks, and he was certain it would have been fine, he did say the checks could sometimes hold up the process a bit.

So, you have hope even if the other offer is a cash buyer. The vendor is probably just thinking through all the options and what situation best suits them. Good luck!

Also supposed to be completing on Monday 16th December. I am doubting it. I am also annoyed that if exchange and completion are within the same week, I get charged £125 extra.
If we don't exchange on Weds, I am pushing to the new year. No point stressing before everything shuts down for the year.

Just as we were due to exchange a problem came up with my mortgage!!!! I am beyond stressed and I actually think I am getting an ulcer....

We've done all asked to us by our broker but I'm panicking that we may now not be accepted and declined or could be a further delay.... I'll see what today brings but another sleepless night again!

I think we are looking at exchanging possibly next Friday. Half relieved to get it over the line, half distressed to be moving into a rental for an unspecified amount of time 😭

@Waiting4Autumm I feel for you. We are the sellers in this case. We were due for completion last Friday. Didn't happen. Last night 5.25 buyers solicitor emails out solicitor (who stayed in to let us know) apparently there is a mistake in an address somewhere (not sure where but not in any of our documentation) so the buyers mortgage offer has been withdrawn and needs to be reissued. No one is saying how long this might take. Completion was due this Friday (always knew Friday 13th was going to be a disaster) now it probably won't be before Christmas as our solicitor closes 18th Dec.

We've exchanged! Oh my goodness the relief is immense. Completing on Monday 16th December, I absolutely cannot believe it. We started selling almost a year ago so this has been a solid year of stress beyond belief at times... I can hardly believe it is finally nearly over!!!

Fingers crossed all goes okay for completion and fingers and toes crossed for everyone also waiting for exchange this week!!!

Well thankfully my new mortgage got offered in rapid time, less than 24 hours from submission and my solicitor has said completion will still take place next week! I'm so relieved but also just wish this whole episode could be over!
