Hi I took the liberty of starting a new thread as I couldn't answer on the last one.

@kirinm I am glad you've decided I pull out. I wanted to suggest it but didn't want to stress you out. I hope the next house you view is the one and it all goes smoothly.

@ingkir I have just read all the search results. My son has helped with a couple of questions, I've left a message for my friend to help with something else and I am waiting for the solicitor to ring me back as they've attached someone else's details to the end of the paperwork 🙄. I'm distinctly unimpressed as of course potentially someone has mine and the whole stream could be wrong. Looking at what the emails say it is likely it is a one off but I needed to tell them. The receptionist was going to put me through to the solicitors secretary until I said why I was ringing. Already over the time of when she said she'd be back.

I still have a few things outstanding but I won't exchange until I have answers so I'll wait it out.

@Offredismysister We had people view who were on the market but hadn't sold. One put in a full price offer but was obviously not proceedable. However, the EA was able to use that offer to negotiate when other offers came in. Eventually one of the unproceedable offers became proceedable and purchased the house.

So while it is a pain, if they are at least on the market they may become proceedable buyers.

The reason for no offers is that the EA has been sending people who aren’t on the market yet or who are but haven’t sold. I’ve had to put my foot down & say proceedable people only. Is this a new thing, I don’t remember it from last time I sold. It’s a complete waste of my time.

In your position I wouldn’t allow viewings from people whose own place isn’t even on the market. But maybe it’s ok if they have their property on the market as who knows, they could get an offer shortly.

They rang me again today & said I can see there is a note on your file that you only want proceedable people but there’s a couple who are really interested, they aren’t on the market yet. Arghhh no. I used this agent last time & trusted them but am starting to think they’re not very good.

We're in the same position as those hoping to exchange this week and completion late November. Top of the chain plus us are ready. Our buyers have got their funds all sorted and waiting for their useless solicitor (their words!)to send them their contract to sign. This was verbally agreed last week . Why can't they get their act together?

Hello all, just been lurking for ages - my world's slowest move is dribbling onwards. After initial chain completed in January, then me pulling out of everything in April for ...reasons... everything got patched back up over the summer, with a planned February 2025 completion date. Conveyancing started again in September and solicitor said last week we've completed answering all the enquiries on the sale. I have to just sort one maintenance job I agreed to do for the buyers and I think we are pretty much ready to just sit and wait on that. Got mortgage approved today on the purchase, which is the second one since the first offer expired in September. Was slightly worried because they could have made a fuss about flood-risk zones, but all good - phew.
My next hurdle is trying to battle with estate agent and utter bastard tenants that are currently in the house to try and get access to do a survey. I'm putting it off and off because I know it's going to be a bloody awful fight and this is the root of what made everything go wrong the first time. I'm only hoping that now the Feb date is agreed they might be a bit more reasonable (but probably not).
Fortunately I am pretty much my entire chain - my vendors, my buyers and me, so in some ways, I'm the biggest problem for everyone else.

I think it's because there are so few proceedable people out there. At least it gives the illusion of activity if the non-proceedables are viewing. And everyone's non-proceedable because they aren't getting any proceedable viewers themselves! It's such a mess out there in the property market at the moment!

Not always to be fair. Obviously as the seller you can say proceedable only that's fair enough, but the house we're selling now, we've been here for 10 years - we saw it before ours was on the market (sellers weren't keen but agreed) we immediately put ours for sale with the same agent and sold it at an open day the following weekend and bought there's. So fair enough if you don't want to sift through time wasters but they might not ALL be a waste.

Apparently they were disappointed. People are not living in the real world at times.

I have been polite & said tell them to come back when they’re under offer or have sold. I did have 1 couple who were under offer who also had a second viewing. They loved mine & were about to make an offer but their own offer fell through. It’s been a frustrating few weeks.

I found it really frustrating that so many people apparently "loved" my house but they were not in a position to offer themselves however I was also viewing houses having not sold my own, but mine was on market.

I've had some activity this week which is good! All memos of sale issued. My offer accepted letter issued, some of you know as I've said before I work in Conveyancing but not as a Lawyer, well I know my own Lawyer very well so yesterday we did a massive chunk of work, my TA10 and TA6 have been done. I have all my own purchase docs from when I bought this house so made it quite straightforward too.

Question- we've had similar asked before,

3 years ago we redid bathroom
Something wasn't sealed properly and there was a slow leak somewhere
After a while we noticed it but never water dripping anywhere but it had damaged wallpaper and so we resealed and that stopped it.
Now being a lazy sod I put a picture over the damaged wallpaper because the leak was fixed and it's never gotten worse

What should I do here!? It's an awkward big high wall will be a nightmare to repaper but I expect I should make it right...

Hope everyone is OK!!!

I agree. Hopefully now they have their house on the market they will be in a better position to make a serious offer next time a house they like comes along.

Tbh I wouldn’t do anything - the time to fix that issue would have been before listing the property if you intended to do anything about it.

The damaged wallpaper will be obvious when the new owners move in but it’s usual to find small problems or decorating jobs when you move somewhere new. They may well decide to redecorate that room.

Maybe some other people will say they would put it right or confess to it but I wouldn’t personally at this stage. Nothing to rock the boat.

Are all FTB so pushy? We've already agreed to move into rented but now our buyer wants us out by Christmas. I've said no. We and our daughter want a last Christmas at home and also, we have nowhere to live!

They probably like the idea of having their first Christmas in the house. But as you have been so reasonable about agreeing to go into a rental to keep the chain together, I would hold firm about not being prepared to complete until January.

Personally I would say I’ll Exchange in December but Complete in January.

Gutted - the outstanding mortgage on our property is about £50k more than I thought, so my already stretched budget to find somewhere for me and the kids locally just got worse ☹️

Thanks, no it isn’t anything untoward just I had misremembered how much was left on the last statement we had. We haven’t sorted the finances yet… I’ll have to press for more equity. Hopefully the interests rates will come down which will help me a little bit 🤞🏼

House I'm buying isn't shown as UO or SSTC on rightmove should I be worried

We signed contract, mortgage deed, tr1 I think? And various other forms today.
What happens next? FTB, so not 100%
I think we're pretty much there aren't we?
We only viewed the property for the first time 5 weeks ago today!

It took over a week for the house we're buying to show as UO on Rightmove, was much quicker on Zoopla though.

Interested to know about level 2 survey too.
Our buyer has booked one, the house is only 12 years old!
We are probably going to sort one for our purchase but that is 20 odd years old

In my experience (and this is NOT advice you do what is best for you all!!)

Mentioned before I work in the industry, and we litterally had a direction once to sell surveys on the basis of unknown fear. ... so for the house I'm buying I just think obviously things will show up, it's 25 years old. But is it worth the added worry/stress? The houses are all standing around it and what will he say- probably a bit of damp which I'd find out about anyway and fix,
So I'm not going to bother

And I expect the only thing that will come up on my house I'm selling is the minor water damage which we sorted the leak but now I've sorted the wallpaper too anyway 😅

Haven't sold yet - so if accepted tomorrow will be all systems go.

Feel a bit sick at the thought, but in a good way I think?!
