Hi I took the liberty of starting a new thread as I couldn't answer on the last one.

@kirinm I am glad you've decided I pull out. I wanted to suggest it but didn't want to stress you out. I hope the next house you view is the one and it all goes smoothly.

@ingkir I have just read all the search results. My son has helped with a couple of questions, I've left a message for my friend to help with something else and I am waiting for the solicitor to ring me back as they've attached someone else's details to the end of the paperwork 🙄. I'm distinctly unimpressed as of course potentially someone has mine and the whole stream could be wrong. Looking at what the emails say it is likely it is a one off but I needed to tell them. The receptionist was going to put me through to the solicitors secretary until I said why I was ringing. Already over the time of when she said she'd be back.

I still have a few things outstanding but I won't exchange until I have answers so I'll wait it out.

@WateryBottle Yep, I'm in Scotland so not sure if it works slightly differently!!

But if there's a bit of interest in a property it goes to "closing date" with sealed bids to be opened at 12pm tomorrow. No room for negotiation!

It's a game of poker I'm not enjoying.....

Small update on us. Our buyer's buyer have pulled out already so we are finally able to have 2nd viewing on our buyer's property! The straight swap could be on still........

We signed contract, mortgage deed, tr1 I think? And various other forms today.
What happens next? FTB, so not 100%
I think we're pretty much there aren't we?
We only viewed the property for the first time 5 weeks ago today!

Signing stuff can be done pretty early (dates are added when confirmed) but if your searches are back and all enquiries answered you're well on the way!

When you say ‘have to get them witnessed’….you are meant to sign the Transfer in the presence of a witness who then also signs, not sign first then find a witness later.

Funnily enough @Offredismysister a woman I know who also works in the house industry but doesn't work with me said she would only get a survey done on a barn!! Level 3 I would think

That was my thought. But my DH said it all has to be signed off to certain standards anyway. It’s more of an outbuilding than a barn & isn’t finished yet, so will be the first time it’s been lived in.

I exchanged yesterday and should be completing today! Very exciting. Can't wait to get in the house today and remember what I've bought. Ridiculous that you agree to make your life's most expensive purchase based on a couple of 10 minute viewings really. I've ordered some paint swatches, tee'd up the electrician and am now trying to get removal quotes for November.

The house we were going to see earlier this week but pulled out because the agent was trying to start a bidding war has now come back on the market with a different estate agent. Proving that the agent was just bullshitting.

I'm going to see it later today - to coincide with our buyer coming to see ours.

First time posting to join - we bace sold ours, had an offer accepted on a house to buy. We have a first time buyer and the house we are buying is vacant and gone through probate.
But clueless with buying an older property, who arranges the survey, us or the bank? And when is it appropriate / best to do it?

Bank will arrange a survey for mortgage purposes but you would need to arrange a structural survey. I would absolutely recommend a level 3 survey on a period property. Ours stopped us buying a £1m disaster.

No exchange for us this week - the EA is about as useful as a chocolate teapot at jollying the solicitors along ('i'll send another email' - no, pick up the f'ing phone if they aren't replying!?) and the bottom of the chain have gone quiet.

If I had my way we would all be in a 10 minute teams meeting to figure out who hasn't done their job yet and why not. AGGGRRRRHHHHHHHHH!

No exchange for us either. After everyone agreeing to the vendors proposed completion date he apparently told his solicitors on Wednesday that the house he wanted to rent is no longer available so he can't commit to a completion date and we can't exchange. He has spoken to the sales agent during this time but not told her this pretty fucking important detail.

Sorry as I feel guilty now but I have good news. I met my buyers today and they are lovely. We are all working towards a November moving date which feels huge.

Hi everyone, is it ok to join? Just been reading everyone's stories and gosh this process is just insane isn't it.

After listing our house in feb and then losing both our buyers and our vendors one way or another in the months since, we are now finally back on track. Accepted an offer yesterday, and had our offer re-accepted on the house we had before but who went back on the market when our buyers dropped out. Luckily they didn't have much interest in the meantime so were happy to accept our offer again.

Our buyer is not a FTB but doesn't have a property to sell, and our vendors are chain free having already moved out. I'm cautiously optimistic because our buyer is somewhat experienced and unlikely to be spooked by what might come up on a survey for a small victorian terrace, and our vendors are keen for a quick sale because they are paying double mortgage and rent currently.

Hoping everything goes relatively smoothly and we might be looking at a Jan/Feb move, but so disillusioned by everything that's happened this year I'm trying not to get ahead of myself and get too invested.

Thanks, just had a bit of a cry, i really don't feel like I can take anymore shit from him - we are absolutely at the end of our rope. Husband just went in person to the estate agent (as once again not answering their phones) and gave them down the banks.

Just feels utterly hopeless. I cannot believe we are at his mercy again.

Anyway. Yes it's shit. Sorry you're not able to exchange yet either, let's hope others are having better news...

Harrass your solicitor, you are paying them, they should have told you an expected exchange date and kept you in the loop.

When they are ready to proceed your solicitor will usually ring you on the day to confirm you definitely want to exchange, as that's the point at which it becomes legally binding. But yes just ask them when exchange is expected, are all parties nearly ready, and is there anything you can do to speed the process along. Have you sent back your signed contract yet?
