Hi I took the liberty of starting a new thread as I couldn't answer on the last one.

@kirinm I am glad you've decided I pull out. I wanted to suggest it but didn't want to stress you out. I hope the next house you view is the one and it all goes smoothly.

@ingkir I have just read all the search results. My son has helped with a couple of questions, I've left a message for my friend to help with something else and I am waiting for the solicitor to ring me back as they've attached someone else's details to the end of the paperwork 🙄. I'm distinctly unimpressed as of course potentially someone has mine and the whole stream could be wrong. Looking at what the emails say it is likely it is a one off but I needed to tell them. The receptionist was going to put me through to the solicitors secretary until I said why I was ringing. Already over the time of when she said she'd be back.

I still have a few things outstanding but I won't exchange until I have answers so I'll wait it out.

Yeah that's how I feel tbh would rather wait until I have an offer. I wouldn't accept one from someone not sold themselves yet

We offered £25k under the asking price, which had already been reduced by £50k since it was first listed in the summer... Think we got a good deal TBF but the owners are in a situation where they need to sell and move

Thanks for the new thread @BirthdayRainbow. Do you know what exactly it is that's making you feel wobbly? Is it something specific or just general nerves (which I think are to be expected)?

After nearly another week of no contact vendor has said our suggested completion date won't work for him (fine), but failed to suggest an alternative (not fine) oh and by the way he hasn't completed and returned his paperwork to his solicitor and actually he's not even sure where it is (really not fucking fine). I have PMT and back ache and want to cry. I feel really stupid that I started packing this week.

I do know but what I didn't know is if it is an issue.

There is a management company which manages a shared area that we all have to drive over to get to our own driveways.

It is on and next to an unadopted road which is stated as private.

I am also worrying about how I'll fit all my stuff in before I can get the loft boarded which I know is daft. I've got through all my boxes again and got rid of more stuff but I am on box number 71 with more packing to do. The loft is a lot smaller than the one here and I'm not sure it's much more than standing up height either.

I am also frustrated that I rang to speak to my solicitor on Monday afternoon and still haven't had a call back. I emailed this morning as I have questions but I'm unimpressed I've been sent someone else's house sale, purchase and family phone numbers.

Our buyers mortgage survey a couple of weeks ago didn't down value and haven't heard of it happening to others

@Cheeseandcrackers40 - wow. Your vendor sounds horrid! I really worry about being in a chain with people like this. When we bought our current house (7 years ago now), we were FTB, and our vendors were moving into a new build. Between offer and moving, it took just 3.5 months, and even that was with a 2 week delay, as the vendor asked if we would mind waiting a couple of weeks while they had different flooring put in the new build 😂Looking back now, it was an absolute dream.

Update on my situation - we now have an offer. The offer itself is a very fair and reasonable offer, but it is still slightly lower than what we ideally want. EA went back to them and essentially asked what their final offer would be. The update is that they were discussing it, and would get back to us either today or tomorrow.

In the meantime, we are still on the market, and had a viewing earlier today. The viewer came by themselves and wants a second viewing with their partner - they asked for either the weekend or a day next week. We said absolutely fine, and were waiting for an update. EA then messaged to ask if we could show them around at 6pm this evening, as the viewer was really keen (I expect he's used the offer we have as a push). We're okay with this. In fact, I'm delighted by it, as the house is still 'show ready' from this morning's viewing 😂

@BirthdayRainbow that's terrible and a big GDPR breach- I'd give them down the banks on that one.

I don't quite understand the management company owning the drives and them being in a private road.

For storage could you just keep some boxes in storage until the loft is boarded and then be a bit ruthless if no space? Or could you add a shed in the back?

After a bit of a lull I have finally had my contract to sign today which is exciting! Have looked through the searches and enquiries and no surprises anywhere which is good. Hopefully this means exchange is not far away. I don't need a big gap between exchange and completion because the house is empty and I'm hoping to do a bit of decorating before moving in. Wishing progress to everyone on this thread.

I've spoken to the solicitor and she has apologised.

To get to the house I have to drive on an unadopted road. Then we all drive through a space between a wall over a piece of tarmac which we all own to then get to our bit. We are also potentially responsible for the repair or upgrade of utility and broadband pipe works. There are no charges apparently but I feel like the current owners have been a bit disingenuous.

I can't add a shed but I am being as ruthless as I can.

There is a big chance I'm looking for a new house 😥

If it helps @BirthdayRainbow we used to live on an unadopted road and it was fine. It definitely wasn't in as good condition as the council owned roads but it really didn't cost us anything. Every time anyone on the road had any kind of work done they'd just get a pothole filled in at the same time! We actually really liked it despite / because of it being in fairly poor condition. It meant it never got used as a cut through so was always really quiet. I actually really missed it when we moved to our next place.

It does help @0hshutupshirley thank you, however, I'm less worried about the road and more worrying about potential charges by the management company and the liability of the pipe works.

My buyer wants carpets removed, CF, they aren't dirty or old, and to be honest I can't be arsed to pull them all up and dispose of them. I'm so fed up now I've gone past caring if I move or not. I've lost all excitement for my new house.

@BirthdayRainbow - Ah, that makes sense why you're having some doubts. Did you do the pros and cons list? Has it helped?

@Loobyloo68 - I'm really sorry, but your post made me chuckle. Why would someone even ask that? Surely, you buy a property expecting, and preparing, just to do some bits when you move in? If I didn't like carpets for a new place, ai'd just be like, "Meh, I'll just add it to the to-do list when we move in." I'd be far too embarrassed to ask the current owner to make my preferences their issue! (At most, I might ask if we could come and measure for new flooring, but that would be it.)

Well we may have a buyer now. Couple 1 doesn't seem to be in a position to be able to up their offer from earlier this week, but told EA today that their original offer still stands (I think our home is the very top end of their budget). As I said, it wasn't a cheeky offer, and it is something we could potentially consider, but it's not ideal.

Couple 2 came round for their second viewing this evening. DH did the viewing (the EA did their first one today, but wasn't able to do the evening). Both sets of parents also came with them. EA did tell us that they had asked if their parents could come, and when they knocked on the door this evening, only the couple stood at the door, and their parents waited in cars, until they asked DH if he minded (so they were very polite about it).
Apparently, they all loved it, and were here for half hour asking DH lots of questions. They do know we already have an offer on the table, but not how much. One of the mums said to DH on the way out, "Please don't break their hearts."

We got a text from the EA 10 minutes after they left (I wasn't even home yet, as had taken the dog out) telling us that they wanted to put an offer in - he didn't know the sum at that point. Hoping we've have a number tomorrow, so we can decide what offer (if any) to accept. Both will be FTB.

Now looking at Rightmove, with a glass of wine, to try and get some viewings for ourselves this weekend 🙂

@EagerHouseMover I didn't do the pros and cons as I forgot but also I had a hospital appt that didn't go well so I've not had the day I planned and then speaking to the solicitor hasn't helped much. Please remind me tomorrow and I'll do it as long as the new appt goes well. I think management company and pipes are a big con though. Are the pros worth the risk? Why can't I decide? I hate my ex h so much. This is all his fault.

I think I was on an earlier thread but we’ve been back and forth on this housing rollercoaster for over a year now. We’ve lost one purchase (gazumped), and two buyers in that time. We’ve spent a fortune on solicitors fees.

Currently all is progressing but not sure our solicitors are doing a great job. When we ask questions to be raised, they just say oh ask the estate agent… who says oh that’s a question to raise through the solicitors.

The survey on our purchase has come back horrendous. Some was expected. It seems to lack any detail though and everything is red or orange saying needs further investigation. We were kind of hoping for a lot more information. It was £675 for a level 2 survey and seems to have been a box ticking exercise.

What do you normally get in a survey?

We have just had our purchaser pull out 2 weeks before scheduled completion date - basically changed their mind. The conveyancing has been going on for 4 months - now back to Day 1…..

I might be the one pulling out but we're not near to exchange and tbh it's their/their estate agent/ their solicitors fault, not mine.

Can I join? The house we are buying has been downvalued by the bank. This has pushed us into a different LTV bracket with a worse mortgage rate. Now we are going to have to negotiate with the seller to drop the price. Which they might say no to. 😭

@Twiglets1 Yes we all did! Apparently she's paid a non refundable deposit and has already used their boxes to start packing. We still think that's not the whole story.
We are insisting on exchange next week to give us and our buyers some security.

@BirthdayRainbow I think if you're having these doubts now, walk away. Too many uncertainties as to what might happen with the pipes. The Management company might also be a red flag.
Do you have enough income for worst case scenario with pipes and management co?
Buying a house is a risk in itself without these other risks too.
