Hi I took the liberty of starting a new thread as I couldn't answer on the last one.

@kirinm I am glad you've decided I pull out. I wanted to suggest it but didn't want to stress you out. I hope the next house you view is the one and it all goes smoothly.

@ingkir I have just read all the search results. My son has helped with a couple of questions, I've left a message for my friend to help with something else and I am waiting for the solicitor to ring me back as they've attached someone else's details to the end of the paperwork 🙄. I'm distinctly unimpressed as of course potentially someone has mine and the whole stream could be wrong. Looking at what the emails say it is likely it is a one off but I needed to tell them. The receptionist was going to put me through to the solicitors secretary until I said why I was ringing. Already over the time of when she said she'd be back.

I still have a few things outstanding but I won't exchange until I have answers so I'll wait it out.

Rejoining as we’ve had minor progress. Our seller has decided to break the chain!
However our buyer has now revealed they need to get a retrospective certificate for a window in their property to satisfy their own buyer. It’s a window……
October completion definitely not happening so we roll into November….

We completed on our sale today. In a holiday let for a week until our purchase completes. It feels v weird. I thought I’d be more emotional about leaving the house but in the end I was just relieved to get the removals and cleaning done by the deadline. I don’t think it’s really hit me that I’ll never go in that house again. Enjoying the downtime before we move into “THE PROJECT”. I may never be warm again 🤣🤣

We're going to put our house on the market around Feb 25. Is there anything I can do in advance to speed up the conveyancing? Any documents I can gather? Will finding a conveyancer early help?
Our house is complicated - basically it has two separated titles for the one house as part of it used to be separately owned (decades ago).

No news update from us. Still have our buyers - EA just finalising the ID checks. Going to look at some more houses later today - one of which is a second viewing of one we saw at the weekend. Every house we've seen so far meets our needs/is suitable for us, and all have their pros and cons, but none have made us go 'wow' so far.

@PebbleSky id say it’s always worth gathering and organising paperwork asap so you know if anything is missing. Mainly things like paperwork from the boiler, any building work etc.

We have a log fire and one of the enquiries was the solicitor needed to see the certificate for it, I had to send off for a new one which took about 2 weeks so it would have helped if I’d had it all organised before!

Ah I'm starting to get really stressed about nothing coming on the market. It's expensive to rent (we are in London) and I suspect the market won't pick up now until the new year so we will have no choice but to rent.

I've been ready to exchange since Friday but nothing seems to be happening on my seller's side, fingers crossed they are signing their contract as we speak. I had been hoping for completion this week but as mortgage funds have not yet been requested I'm sure that won't be feasible. Brain is worrying about all the things that could go wrong at this last hurdle.

The wrong sale price. My conveyancer said the solicitor had done it.

The blame shifting is half the problem with the system. It doesn’t matter who drafted it; your conveyancer should have spotted the mistake before it was sent to you.

I'm with you! Also ready to exchange since Friday and waiting for useless vendor to sign and return his contract and confirm the completion date!! I was hoping to exchange this week but that's feeling more and more unlikely. We won't be completing until late November but are fine with that as will give us plenty of time to pack safe in the knowledge we have exchanged and it's actually going to happen....

Interesting you say that, a short lead time would make me super stressed! Our vendor is finding somewhere to rent and is a bit emotionally attached to the property so I'm basically assuming it won't happen until we exchange, at which point we will start properly packing. I couldn't handle a short exchange to completion because feel we would need to pack up 'just in case' and then be surrounded by boxes and sadness if it didn't come off 🤣. Very difficult for people to pull out between exchange and completion. Certainly the norm used to be 4 weeks between the two. You do seem to hear more and more people are exchanging and completing on the same day these days, but that seems a bit bonkers to me (and really difficult to book removals)?

That makes sense. Yes you're right, too short a time between exchange and completion is also nerve-wracking for different reasons. Maybe there's a happy medium of a week or two!

I'm sure I'll find out there has been some last minute issue that's going to take months to resolve or something - or worse the whole thing falls apart. I can barely sleep at night with the stress!

It's so stressful when you don't know what's going on and it's just radio silence. Wishing you luck. I'm not sleeping well either. Not helping that I have today been googling 'what can go wrong between exchange and completion'. 0/10 would not recommend.

Also making some slow progress. Our second attempt at purchasing (first one fell through!)

Searches ordered - google says 2 weeks for them to be done. Solicitor is saying 3 weeks.

What is everyone's experience?

And then how many days / weeks till solicitor actually reads them? I know it varies so would love to see what the average is.

My father in law at 85 had his offer accepted today on a really tidy bungalow with just a small garden in nice area and owner is deceased so hopefully a reasonably quick completion - no probate etc - £404k on £425 asking.

He's a couple of weeks off exchange on selling his own ( hopefully) !!

@Maybenexttime08 I really think it varies on the solicitor tbh. Your solicitor may be factoring in reading through them, reporting etc. Our searches were back within the week and received on 4th October, however our solicitor told us yesterday that she won't have the enquiries ready until at least next week, she wants to send everything all in one go apparently. I appreciate that she will be working on other cases but our sellers solicitor has blatantly lied to our seller and said her searches won't be back until 7th November. We live down the road from her and both moving nearby so no idea how they've been given a specific date for the search results, ONE whole month away.

Can I join? We’ve had an offer accepted on a new property through a builder we know, he’s happy to wait for us to sell. Ours has been on the market for 2 weeks with 8 viewings & no offers.

The reason for no offers is that the EA has been sending people who aren’t on the market yet or who are but haven’t sold. I’ve had to put my foot down & say proceedable people only. Is this a new thing, I don’t remember it from last time I sold. It’s a complete waste of my time.
