Hi I took the liberty of starting a new thread as I couldn't answer on the last one.

@kirinm I am glad you've decided I pull out. I wanted to suggest it but didn't want to stress you out. I hope the next house you view is the one and it all goes smoothly.

@ingkir I have just read all the search results. My son has helped with a couple of questions, I've left a message for my friend to help with something else and I am waiting for the solicitor to ring me back as they've attached someone else's details to the end of the paperwork 🙄. I'm distinctly unimpressed as of course potentially someone has mine and the whole stream could be wrong. Looking at what the emails say it is likely it is a one off but I needed to tell them. The receptionist was going to put me through to the solicitors secretary until I said why I was ringing. Already over the time of when she said she'd be back.

I still have a few things outstanding but I won't exchange until I have answers so I'll wait it out.

Was going to look at a house tomorrow but the estate agent is really off putting. A sale fell through because the buyers sale fell through but apparently they're just about to go under offer so se will likely proceed. Okay fine,

But then they said we can view but they've got an earlier viewing and those people will probably offer.

Just say no to a viewing rather than try and heap pressure on. I've told them to pencil us in but I'll assume it'll have gone. And now I think they just sound pushy and / or disinterested so don't want to vote with them anyway!

I joined this thread before it was this thread (if that makes sense) and then left when I got awful news on our purchase. Had a similar situation to you back in July (around 5 months into our purchase)… we’re now into month 8 and still haven’t exchanged.

Will your lender (if you have one) even let you proceed without knowing where the sewage goes? Ours would not! I would use that as a reason that you can’t proceed and neither will anyone else be able to that has a mortgage (which is the majority) before knowing where it goes! Your solicitor will be obligated to report this to your lender and a bank won’t lend against a house that has no sewer system!

also huge condolences on how stressful it all is. I am at the stage where I have absolutely lost my sanity and just surviving day to day (with a heap load of anxiety). Our mortgage runs out in three weeks so no idea what happens then… took us 10 weeks to get the last one so I can’t bear the thought of going through that again!

You can often do a short extension to your mortgage instead of reapplying- think you can get around 2 weeks extension, might be worth looking into If you think it would do the job? Do you know who in the chain is causing the hold up - are they aware of the mortgage deadline (and/or do they need a reminder)?

We are 6.5 months in (with a crazy vendor - which everyone whose been here for awhile will know 😂).... hoping to exchange soon 😬 (all parties verbally agreed completion date of 21st Nov via EAs but my solicitor hasn't had confirmation from buyers/vendors solicitors yet 🙄). I hate all this bloody waiting and endlessly refreshing my emails....

I emailed our solicitor this morning as hadn't heard from him since he put in requests for searches a fortnight ago.... all good news and moving in the right direction! 2 out of 3 searches are back and 3rd is due back by 22 October, he's also waiting for enquiries to be returned from sellers solicitor, they were requested October 2nd, so hopefully not too long to wait!
We are FTB and they are buying a property with no chain, so hopefully won't be too much more waiting!
What happens after searches and enquires are back?

Well I put an offer in on a house. It's was lowish and vendor came back asked for 15k more so I have agreed to this.

Had a couple small questions which their EA is checking and so should hopefully be completely under offer on that one today/tomorrow! Solicitor is all geared up and ready to go, mortgage broker is keeping close tabs on the situation, I actually feel like I have a great team of people on my side in this process so fingers crossed!!

We’re not in a chain! We’re first time buyers and the Sellers have already bought and moved into their onward purchase!

We’re also with Nationwide who don’t allow extensions for none new builds. So currently just having kittens constantly refreshing my emails. The only hold up now is our own Solicitor confirming all enquires are satisfied but we’ve been at that stage since Tuesday last week and they have currently gone silent….

I think we will be staying in this house for the rest of our lives. Never want to go through this process ever again 😰

I would try to ignore all that nonsense & view it with an open mind.

No news today. Can't get hold of boiler people. New buyers want to measure up later this week. I've been packing and cleaning again. So over all this. Ex being a twat as well.

So we've proposed 31/1st completion date - but only if we exchange this week as we want 2 weeks to sort removals. Deathly silence from all involved - so who knows if it's going to happen or not.

Thank you! We’ve had confirmation today that we might actually be able to complete within 5 working days now! I actually can’t believe it and at this point just waiting for something else to go wrong 🙈fingers crossed that is all the trauma done with.

I hope your crazy vendor sorts themselves out soon. Must be a nightmare - I must admit we’ve been really lucky with our vendors (but not solicitors, EAs or broker) I think without the sellers and us working cooperatively it would 100% fallen through.

Luckily our crazy vendor has been somewhat offset by our shit hot solicitor and decent EAs but we aren't over the line yet so anything could happen 🙈😬🤞

At what point do we start talking exchange and completion dates?

We’re finally almost at the end, we’ve been waiting months for our buyer to deal with transfer of equity and that is basically complete now. The rest of the chain are all good to go and all contracts have been signed. Our buyers contract has been posted today from the solicitor so do we talk dates once that has been returned?

Last time we bought we were FTB not in a chain so it was very different to this!

@BumbleB13 should be when all searches/enquiries are back and mortgages are approved. I don't see why you shouldn't start talking completion dates now if the contract is en route, unless someone in the chain has an outstanding query or something?

Hi all! Can see some good news in this thread so hoping it travels over here. After not hearing from our sellers solicitor for over a couple of weeks I contacted the seller (we are in the same village and text) to ask her if she had heard anything. Turns out that she asked her solicitor what’s happening with the searches for her purchase & their response was ‘earliest they’ll be back is 7th November.’ Does not make any sense at all, we are in the same area and ours were back within a week. Can they do this? By this I mean lie about the searches? Why would they even do that?! It literally adds on a whole month to the process…

Ugh feeling very stressed today. Our solicitor is taking bloody ages to send our report on title. The local authority search came back 2 weeks ago and we just keep getting "I hope to have the report with you by the end of the week" although originally that was end of last week, then early this week and now end of. I asked if there were a lot of points they were waiting on and they literally refused to discuss it over the phone in a very haughty way. "I'm sure you can appreciate it would be improper for me to discuss anything with you before your report is finalised"
The rest of our chain is ready to exchange and we need to be exchanged by the end of the month as the top are going away. I'm also painfully aware that until we HAVE that report we have no idea how many questions there are likely to be. This is a proper solicitor, not a cheap conveyancing firm. And their reviews were great. They won't be getting great reviews from me!

We have all searches back & enquiries done, so not sure what we're waiting for now to be completely honest. I haven't needed to chase solicitors at all yet as everything's been moving at a good pace.

Feel awful chasing them but trying to remember we are paying them!Grin

Have decided against seeing the house tonight. The agent is trying to force a bidding war and frankly we don't have the money for that! Our best offer would be 10% under or close to that anyway and given the interest it's getting I suspect that wouldn't be appreciated. I don't want to annoy the agent because we may need to see other properties with them in the future and don't want to annoy the vendor because everyone who lives locally seems to love her (and her grandkids go to my daughters school)!

Vendor fuckwit strikes again - hasn't dropped his paperwork with solicitors, hasn't notified them of completion date and is at home ignoring calls from the EA.

Had to talk my husband out of knocking on his door this afternoon as I'm worried he would lose his shit.

Ugh it's just interminable. Apparently he wants to speak to the solicitor before he signs the contract because he doesn't understand it all (so he thought he'd drop in on them unannounced at 4.30 pm and shockingly they were busy...). What is there to know?! The contract says you're selling your house??!! He could have asked about it months ago. He is just a bell end.
