Hi I took the liberty of starting a new thread as I couldn't answer on the last one.

@kirinm I am glad you've decided I pull out. I wanted to suggest it but didn't want to stress you out. I hope the next house you view is the one and it all goes smoothly.

@ingkir I have just read all the search results. My son has helped with a couple of questions, I've left a message for my friend to help with something else and I am waiting for the solicitor to ring me back as they've attached someone else's details to the end of the paperwork 🙄. I'm distinctly unimpressed as of course potentially someone has mine and the whole stream could be wrong. Looking at what the emails say it is likely it is a one off but I needed to tell them. The receptionist was going to put me through to the solicitors secretary until I said why I was ringing. Already over the time of when she said she'd be back.

I still have a few things outstanding but I won't exchange until I have answers so I'll wait it out.

My rent isn't in advance, when I pay on the 1st of November that is covering Novembers rent. (I have a very dodgy landlord)

That is the very definition of advance. Even if you moved in November, your first mortgage payment wouldn't be until December, so (my assumption is) you'd have been paid again by then? That's why there's no overlap.

We had a whole month's crossover between rented and mortgaged and didn't pay twice in a month.

Hi @CinnamonBuns67 we had viewings within 2 or 3 days
It went live on the Monday and think first one was the Wednesday then we had alot over the weekend, started to trickle after that

However today we had an offer! An absolute lovely family who really love the house! We're over the moon they are so excited! And to be honest the house is great I am sure they will be really happy here so we are so pleased they are so happy and we are all hoping for a nice easy ride.

I called the EA that's selling the house I want. Radio silence. I know it was a Friday afternoon but come on! If they don't answer/get back to me tomorrow morning I'll be seriously reconsidering that house 🙃 but I won't really because I really want it...

Think I was feeling worried that I'd not heard anything yet with it being the first weekend after being put on market but also remembered that that's not so many days and similar properties in my area have been sold quickly and for the same price I have it advertised on. First time selling nerves I guess.

Yes, but your mortgage is in arrears, so you wouldn't pay til the month after you move.

My seller is moving out of London to another property but no chain after that. Unfortunately my rent was recently hiked even further wiping out any buffer money

Maybe depends on your lender, but we completed on 8 Dec and paid the first payment on 2 Jan.

That's normally why your first mortgage payment is higher than the others - because you pay the interest only of the part of the month you move in. Say you move in on 10th Jan and your payment date is 1st Feb, then you pay on 1st Feb [normal amount + interest accrued from 10th Jan to 31st Jan]

Since going through this whole house buying process I really do think like they need to do some sort of teaching on this in sixth form or at least year 11 😅 I'm the first to buy in my family really as the only other person who owns in my family did it through right to buy so the process was a little different and it was many years ago. It's all SO complex

Have been lurking since thread 3 but haven’t wanted to jinx anything by sharing! We put our house on the market in July and accepted an offer two weeks ago. Our buyers requested a Level 3 survey which happened yesterday. Does anyone know if it’s a good or bad sign that the surveyor was only in the house for less than an hour?! I wasn’t here…I was spying on the doorbell!

An hour for a level 3 sounds like a rip off to me! Our buyers only had a level 2 and the guy was here for an hour and a half to two hours.
Also the house over the road sold earlier this year and they had a level 3 and the 2 surveyors were there for about 5 hours! Are you sure they booked a level 3?

@Boyandgirlanddone I would say that's far too short, unless you live in a tiny studio apartment that was built in the last 10 years.

Our buyers had a level 2 and the guy was here for 45 minutes - and I thought that was bad! I wfh so had to vacate the office when he needed to look round there, all he did was take a photo and was out in 2 minutes, didn't look in the cupboard or open the window so goodness knows what he was actually able to report on.

For a level 3 I would expect at least 3-4 hours!

Time to get some solicitors quotes to handle your conveyancing (if not done already). Did you get an AIP with your mortgage lender or are you starting from scratch and hoping that you meet affordability? Be prepared for the EA to not list the house as sold until your finances are all confirmed - but if you got the AIP first then that's probably fine.

Have you already had an agreement in principle and affordability done? That determines how much the bank are willing to lend you,

And next yes- conveyancing, locate a solicitor to deal with legals, if you don't know any/reccomend any then have a look online,

So we accepted an offer Friday and I took DH to see what u had pinned as my dream home yesterday morning, but im feeling a bit conflicted

The house is in a really sought after location and I was really excited to start my life there, the house itself is 25 years old but all bathrooms and kitchen original so need updating,floors are disgusting naff laminate like think 2000 pale "wood"

Anyway house has lots of potential but I am not local to this area, I come from a completely different part of UK but have lived here since I was 18 never experienced the high schools round here, and 2 of my friends last night were telling me the local high school for that house is really bad!! It's rated good on oftesd but they say the culture of the school is poor and I have 1 dc who will be going to high school in next 2 to 3 years so now I don't know what to do!

@Waiting4Autumm I'd do your own research on schools tbh. Can you visit them? The ones near me are doing their open evenings at the moment ahead of the application deadline at the end of the month. It's fairly common for a bad reputation on a school to stick long after the school has turned around. There are some near me like that. They WERE bad like 6 years ago but have got new headteachers and completely turned around but people are basing their opinion (and forcing them in you!) on what THEY observed a while back

Yes, needed an AIP before the estate agent would let us book the viewing so have that. The estate agent has asked us a few times for our solicitor details, I have some quotes from local solicitors but feel like I should wait to hear about a mortgage offer first in case its declined?

What you can do is appoint a solicitor but ask them not to run up any fees yet until you have your mortgage offer back.

Then at least you can give the EA the name of a solicitor showing you are a serious buyer.

I signed the contract on Friday and sent a large chunk of change over to the solicitor. Savings account looking very sad and empty now! But hopefully means I will be completing very soon. I'm suddenly really anxious, have been struggling to sleep and waking up a lot thinking about the move. This is my first solo house purchase so I am anxious about making a mistake.

Huge sympathy @sallyanne33 . I'm also buying alone, last time I bought alone I was 22, and there's been a couple of worrying things. My friends say it is fine but I can't shake the worry. I finally have but this week I'm hoping for the answers to my questions so it will be bye bye or settle.

Our vendors solicitor seems to be actively working against achieving the sale.
We discovered that no one knows where the sewerage is going - not connected to mains water and vendor hasn't been billed for 10 years.

The vendors solicitor keeps telling them it isn't their problem and basically threatened to pull.out if we don't exchange within the week.

Any buyers solicitor would require this issue to be rectified before exchange so I don't really know what the issue is. It needs to be dealt with if they want to sell.

It's caused a standstill. Drain survey is ,£400 ,which vendor has refused to pay half for. Also refused to take out indemnity insurance and pay for boiler service, all.of which we have agreed to pay for upon completion.

His emails are so rude, really unhelpful and often holding everything up by refusing to to agree to anything.

We made our offer in May. I'm so sick of this. Baby is two weeks old and husband and I have spent most of his paternity on the phone trying to sort it out.

I joined this thread before it was this thread (if that makes sense) and then left when I got awful news on our purchase. Had a similar situation to you back in July (around 5 months into our purchase)… we’re now into month 8 and still haven’t exchanged.

Will your lender (if you have one) even let you proceed without knowing where the sewage goes? Ours would not! I would use that as a reason that you can’t proceed and neither will anyone else be able to that has a mortgage (which is the majority) before knowing where it goes! Your solicitor will be obligated to report this to your lender and a bank won’t lend against a house that has no sewer system!

also huge condolences on how stressful it all is. I am at the stage where I have absolutely lost my sanity and just surviving day to day (with a heap load of anxiety). Our mortgage runs out in three weeks so no idea what happens then… took us 10 weeks to get the last one so I can’t bear the thought of going through that again!

Can anyone recommend a company in London? That will store my stuff as well as picking my stuff up? I've had enough with my flat mate after he screamed in my face tonight and started calling me names like a slut so I'm thinking about just handing my notice in and moving back home until I complete.
