Hi I took the liberty of starting a new thread as I couldn't answer on the last one.

@kirinm I am glad you've decided I pull out. I wanted to suggest it but didn't want to stress you out. I hope the next house you view is the one and it all goes smoothly.

@ingkir I have just read all the search results. My son has helped with a couple of questions, I've left a message for my friend to help with something else and I am waiting for the solicitor to ring me back as they've attached someone else's details to the end of the paperwork 🙄. I'm distinctly unimpressed as of course potentially someone has mine and the whole stream could be wrong. Looking at what the emails say it is likely it is a one off but I needed to tell them. The receptionist was going to put me through to the solicitors secretary until I said why I was ringing. Already over the time of when she said she'd be back.

I still have a few things outstanding but I won't exchange until I have answers so I'll wait it out.

We have certificates for most things but apparently our boiler warranty may be invalid as we've not had it serviced every year. Not sure what the buyer will do about that, what's annoying is they keep asking us questions about documents that we've already given them so we don't have copies of our own anymore. Constantly having to ask to see a copy of whatever they're asking a question about.

No their faulty the company has gone into administration so I couldn't even ring them myself to ask the question

yes if their Fensa protected my solicitor has dealt with something similar before

We are at the end of our conveyancing and just before exchange, our buyers solicitor has decided they need more answers on a query. This is to do with future works on the property, these aren't due for another 3-4+Years. They may not be due then either. There is a reserve fund for the works but not guaranteed date for them, which they want.
There has been back and forth with our solicitors over this and there is nothing more we are able to provide on when the works will happen because its so far in the future. How can we proceed if our buyers solicitor keep digging in their heels?

@eaglebeagle24 if your heart isn't in it is it time to pull out? Especially with unknown future costs possible.

@Muddledandmiddle that is tough. I've had bad dreams about my ex this week so huge sympathy.

@Maybenexttime08 I was told I might get a call to say I had exchanged without notice but my solicitor said today she wouldn't do that. Anything could have happened in the mean time and I'm on the hook for 10% purchase price if I pulled out.

I hope you find something soon @kirinm .

Maybe they want to buy curtains prior to moving @Champere .

Its tough though as there is no current timeline, they have advised they may be due 2026/2027 but also may not be due then either... its put us in a really tough spot as we don't know what more we can tell them

I've pulled out. The property is back on the market.
I'd infiltrated the residents WhatsApp group:, issues with mold, issues with the management company. Annoying for the seller, relief for me.
I'm onto rent now.

@eaglebeagle24 I do understand you ! Was this a new build? I can't help but wonder if you would be better buying a big share outright in a new build shared ownership but ideally one with very low leasehold costs ( ie a house )

It was an older development 1960s. I'd actually looked into shared ownership but the ex left my credit in tatters so I'd not be eligible for a few years unfortunately otherwise, you're right, I definitely go down the shared ownership route!
It was a tiny chain ultimately, my house sale and a purchase. I'm just on the look out for rented now, will be the new year when the conveyancing goes through and I'm free.

Wednesday exchange not happening: I can’t see completion on day intended happening either now. I am so angry; I literally can’t stop crying with frustration.

im beginning to feel this is no longer even going to happen.

@eaglebeagle24 Just another thought had you looked at Heylo - your move. It is shared ownership but on the open market, not just new builds- you pick a house still - main criteria is you have to be able to put down 25% outright ( no mortgage) , limit isaround £500k and it has to be freehold - they do have a credit criteria and it can be clicked on and found on the FAQs if you go to the Heylo - your move page. It may be you can't fulfill that but they are open to looking at it if it's due to a particular situation - so might be worth giving them a call if you can do 25% as they can give you a decision in principle of what you can go up to- obviously finding freehold's in London in budget is a bit of a no no- but in most other places it's an ok budget- you just pay rent on the bit you don't own and can obviously pay more than 25% if you are able and want to keep rent down - they are regulated by gvt - so it's all tightly controlled and you get the uplifts in values etc - worth a look I think

tried to renegotiate and they now want me to send the survey? I paid a significant amount of money so don't really want to. But they won't put my new offer to the seller without seeing it. I'm quite tempted to pull out tbh

Well I wouldn't renegotiate based on a survey I hadn't seen. You could just be making it up otherwise. Send them a section?

thanks, I'll do this. They wanted to see the whole survey, but I just don't feel comfortable sending the whole survey.

Well you probably can't send the whole survey anyway. I imagine in the t&C's it probably says that. But if you CAN and they want it I probably would if I'm honest. If you want them to knock off thousands you can't really expect it just on your say so, or expect them to spend thousands getting a survey themselves to check. How do they know you're not just trying it on? But either way (assuming you still want the place) id at least send them the relevant bit

I've sent the relevant parts they asked for the whole thing but I'm not doing that the relevant parts are relevant to the reasons I've given to renegotiate
