Hi I took the liberty of starting a new thread as I couldn't answer on the last one.

@kirinm I am glad you've decided I pull out. I wanted to suggest it but didn't want to stress you out. I hope the next house you view is the one and it all goes smoothly.

@ingkir I have just read all the search results. My son has helped with a couple of questions, I've left a message for my friend to help with something else and I am waiting for the solicitor to ring me back as they've attached someone else's details to the end of the paperwork 🙄. I'm distinctly unimpressed as of course potentially someone has mine and the whole stream could be wrong. Looking at what the emails say it is likely it is a one off but I needed to tell them. The receptionist was going to put me through to the solicitors secretary until I said why I was ringing. Already over the time of when she said she'd be back.

I still have a few things outstanding but I won't exchange until I have answers so I'll wait it out.

Also a stressful week ahead for us. Will we complete on Friday as planned? Will we even exchange? My stomach's been in knots all weekend thinking about how it's going to pan out.

My house move also keeping me awake. A question suddenly occurred to me. When the solicitor phones to authorise exchange - does he need to speak to one of us, or both my husband and I? My husband is away next week and not easy to contact!

Just one of you as long as you are both on the deeds (own the property jointly).

When we exchanged, the solicitor spoke to both of us and asked if we were happy to exchange. When we completed, the one doing the sale spoke to DH and the one doing the purchase spoke to me.

We both had to confirm but did so by email on the morning of planned exchange so uou could just ask him to do that before work? Hopefully your solicitor will clarify for you.

Starting to feel quite stressed about not having anywhere to buy. I was hoping that we'd at least be able to go and view some houses or have an offer accepted before we complete but that doesn't look likely now. Instead I'm starting to stress about finding a rental.

Your husband could email written authority to the solicitor to exchange in his absence and the solicitor can speak to you on exchange.

Both legal owners should give authority really, regardless of whether or not the property is owned as joint tenants or tenants in common.

Bit irritated this morning. We’ve exchanged but email from agent asking for measurements of most of the windows for the buyer.
Feel like saying no and they can do it themselves when they move in ten days time!
We’ve already given them various other measurements.
DH is far nicer than I am and said he’ll do it.

I agree that both should give authority but that doesn’t need to be done at the point of Exchange.

Last time we moved we signed forms to give permission to exchange a few days beforehand but they also checked with me on the phone just beforehand.

85 year old FIL has exchanged this morning!! Completion 29th nov !! Yay I can now graduate - but will be following your story's - and no doubt adding on his purchase which is a month or so behind. ( Will be in lovely holiday lodge for a month and a bit with us over Xmas and new year)

@Twiglets1 it is- it's bad enough for all of you dealing with this shit and the enquiries etc but at 85 it's a real faff for him !! in the end they split the stamp duty hike ( it's his buyers second place as renting out their old one for a year or so) he got his new one for £40k below original asking - so really couldn't be arsed to start the whole process again for sake of £6k ( and to be fair all other offers were way lower than these people like £25k lower) -

Bless him he's pretty excited too

I'd have thought they should have arranged another viewing for this purpose after having their offer accepted. That's what we did. Once we were well down the process and had mortgage in place and survey done, we arranged a longer visit and took a tape measure. At that point, we'd had the fixtures & fittings form so knew exactly what our vendors were leaving and taking with them. I wouldn't expect my vendor to do measuring up for me. Most things can wait until you are in, but it means we can order curtains for the bedrooms and a fridge / freezer once we've exchanged.

I can't help but wonder if Right move/zoopla etc have been a bit of a curse with the amount of flakiness we see today and pullouts etc - in one way they are an absolute boon but in another way you can see exactly at the touch of a button what's still coming on the market/ sold prices etc - whereas the last time I bought you had to keep trudging round all the agents or be on their lists etc, so once you 'found ' you kind of didn't keep putting yourself through that

Are you renegotiating because your windows aren't insured (do you mean guarantee)?

Yes guaranteed and they need fixing there's also issues with asbestos and structural wall issues
