Hi I took the liberty of starting a new thread as I couldn't answer on the last one.

@kirinm I am glad you've decided I pull out. I wanted to suggest it but didn't want to stress you out. I hope the next house you view is the one and it all goes smoothly.

@ingkir I have just read all the search results. My son has helped with a couple of questions, I've left a message for my friend to help with something else and I am waiting for the solicitor to ring me back as they've attached someone else's details to the end of the paperwork 🙄. I'm distinctly unimpressed as of course potentially someone has mine and the whole stream could be wrong. Looking at what the emails say it is likely it is a one off but I needed to tell them. The receptionist was going to put me through to the solicitors secretary until I said why I was ringing. Already over the time of when she said she'd be back.

I still have a few things outstanding but I won't exchange until I have answers so I'll wait it out.

We have said we are serious, ready to go and if slow responses now are representative of how things will move if a sale is agreed then we would not be happy.

We have arranged things at great expense to be ready to go immediately as we were given to understand that the sellers wanted to move quickly having had the house on the market some time and already having two other properties, this one now just costing them money.

When we were buying (it fell through) it took 2 weeks to get a response to an offer. I don't think having the weekend to think is particularly bad form on the part of the seller.

I think as this house has been on the market over a year and the sellers have already purchased their next (so completely chain free, no worrying about if it will be enough to allow their onwards purchase) we assumed it would be quite a quick decision for them, yes as the offer is above their pre-decided lowest amount, or no because it was not!

It's might be close to their "decline" ceiling and they are wondering about whether to accept and get it sold.

I'm utterly fed up of my sellers solicitors simple questions take 3 weeks for a response. They have awful google reviews! I was hoping to complete at the end of the month.

I'm experiencing the same with empty house for my onward purchase and it's taking AGES to respond to anything

Chain below me all completed it's a small chain all enquiries done, my onward purchase still lots of o/s things needed it's ridiculous, if I had an empty property I would just want it off my hands ASAP!

See we are the opposite. Selling an empty house (probate complete), accepted a £250 deduction for some spurious reason just to get things going. The purchasers are FTB and by crikey they and their solicitors are the slowest people ever. It worries me all the time taking on their part. We answer everything the same or next day.
The current issue is the buyers solicitors has decided they want a sworn statement of declaration because they've just discovered we live overseas, despite both our solicitor and estate agent having met us in person and verified all our documents. Same solicitor is doing our conveyancing and probate. No idea what the problem is just worried they are messing around.

Oh it's all just so stressful isn't it?!

Those of you who have sold and then it's fallen through - were the solicitors queries mostly the same from the next buyer?

Also - our buyers had their mortgage survey today, is it usual to get that back and then arrange a homebuyers survey? (That's the bit I'm dreading - old house and has no problems that we know of but I know from the survey of where we are buying that surveyors seem to dramatise the issues and advise specialists for everything!)

We accepted offers buying and selling 8th September but the top of the chain didn't find somewhere till end of September.. So it's been longer than 8 weeks but I've heard so many horror stories my expectations were low! I'm not in a mad rush but I know our buyers are as they're living with in laws and fed up. I just want to know dates so can book day off work/ movers and when to get the Xmas tree out, I'm not putting it up twice 😬 I think all the solicitors are slow, our agent has been the most useful person chasing up all the chain for me. We did do it in 8 weeks when we bought ten years ago but both I and the vendor were pregnant with imminent due date, two person chain and we both pushed solicitors hard.

@isthesolution our buyers had mortgage survey that was ten minutes then homebuyers few weeks later when they were sure chain was sorted. Think they were worried about spending money on survey as previous chain fell through

How much do you love the house? I ask because our vendor has been absolute f-ing nightmare at every step of the way and this sounds similar to our first interaction. He took ages to come back to us on a great offer, then from the off we were told there was no chain, then there was, wasn't and so on and so forth. He pulled lots of insane stuff during the process and basically put us through hell. After 6 long months of dealing with him (2 house chain so absolutely no need for it to take this long) we have finally exchanged. It does feel like it was worth it now but only because there wasn't anything else coming on the market that felt suitable. If there are other properties out there that you might also like I would get viewing them; dealing with a difficult seller is miserable work 😬.

I don't think plastic white disposable cups would be right @BirthdayRainbow you would risk offending the movers and that's the last thing you want to do. So not worth it for the sake of buying 3 cheap mugs.

Unfortunately, its a pretty unique house for its location. I think that is why it was first marketed a year ago. But it does suit us, if not everyone else, so we may have to put up with their slow responses. I hope its the fact that the sellers have lived there 40 years so are nervous about going, but that once they have committed they may want to tie it up quickly.

I really want to complete this month as my interest rate per day is £40 and completing mid month in December will mean that I just will wipe out some of the savings I have to do renovation work which I don't really want to do and I shouldn't have to be given it's her Solicitors that is taking so long. I have ended up doing a lot of bit seeking answers myself and liaising with the council for certain things when technically that's her solicitors job

Thank you. They probably feel confident the chain won't break (they are in rented. We were about to move and it fell through so everything for our purchase and the purchase above us) they are keen to move quickly so thinking the homebuyers survey will be next. I know I have no control over it. Just dreading it!

And some buyers are nightmares!!! If I have another survey I'll loose my shit, every time we ask about a date we get a different survey booked. I was also told the buyer was a cash buyer and nobody knew any different until the bank did a survey. I am never moving again, if I actually move in the first place!!

Rang the sellers solicitor the solicitor has been off sick for several weeks and the work just gets passed around to whoever is available!

@kirinm we're in the same position - had enquiries through from our FTBs that were pretty simple and easy to answer and now wondering if that's it or if there are more to come! Their mortgage did a desktop valuation but they have their level 2 survey booked in for this week which I'm dreading...

Short chain though, the people we're buying from have moved abroad, so that's it! We had a level 3 done on our purchase that came back with nothing significant. Hoping to exchange before Christmas then complete and move in Jan 🤞

Hi everyone. I’m just wondering if someone can remind me of the process when buying / selling. The last of the queries have been sent to our buyers (our solicitor has been awful but that’s another story!) and everyone else is ready. Am I right in thinking once these are ok we can then get contracts drafted? We are in a chain of 5 I think. We are number 4 at the top and the people we are buying from are emigrating (end of chain) and everyone else seems to be waiting for us and our buyers.

If contracts are drawn up is it then a case of physically going in to the office to sign then exchange happens on whatever date they agree?

Hoping for a move date of the 27th. It’s been floated up the line, it’s just down to our solicitor and our buyers (both seriously slow and frustrating!).

When we bought I just answered what I was asked ASAP and then waited for dates to actually be floated seriously. Until then I wouldn't let myself believe it was happening we'd had so much bad luck with negative equity and chains falling apart.

this particular time we had a tiny chain - ftb buying ours and us buying an empty place - I just said whatever! And the others chose 30th December! That was early 90s.

Not had the balls to ever move again!

I've said if we are thinking of moving we might just get a survey done to see what they pick up.

So many minor things could be sorted with a few hours work and some independent tests. We've got all.the paperwork for improvements over the years as we are in a conservation area and some other special type area so we have to get planning and BR if we decide to stand still for 5 minutes, so we just get it on everything.

If there is anything major it would be nice to know (sort of).

Older house so they are bound to say it's falling apart even though we've lived in it fine for decades. You never know how the buyers are going to react to a survey.

We had our final report & contracts to sign for the place we are buying last week so are pretty much good to go. Bottom of chain has been holding things up but we understand it's moving along now so hopefully can be wrapped up in the next couple of weeks. Also, suffering the - will it be before or after Christmas thing? We are relocating so need to give good notice to removals as it's a 3-day job with packing. So if there's no sign of a completion date in the next 2 weeks, we've probably had it until the new year.

It's heartening to hear from the couple of people on here who now have exchanged and are preparing to complete. Living vicariously through you guys whilst we remain in limbo!

It’s almost 1am and I’m losing another nights sleep to this. We accepted offer in June. 4 in chain. I’ve had enough. The stress is too much. I never anticipated it to be this bad.

I thought our sale and purchase would have been wrapped up 6 weeks ago. Endless endless pointless enquiries from the two below us, often just the same question rehashed.

we need to exchange and complete asap - we’ve all started new jobs and schools in the new area and the commute is killing us.

someone hold my hand, I’m losing the fucking plot.
