Hi I took the liberty of starting a new thread as I couldn't answer on the last one.

@kirinm I am glad you've decided I pull out. I wanted to suggest it but didn't want to stress you out. I hope the next house you view is the one and it all goes smoothly.

@ingkir I have just read all the search results. My son has helped with a couple of questions, I've left a message for my friend to help with something else and I am waiting for the solicitor to ring me back as they've attached someone else's details to the end of the paperwork 🙄. I'm distinctly unimpressed as of course potentially someone has mine and the whole stream could be wrong. Looking at what the emails say it is likely it is a one off but I needed to tell them. The receptionist was going to put me through to the solicitors secretary until I said why I was ringing. Already over the time of when she said she'd be back.

I still have a few things outstanding but I won't exchange until I have answers so I'll wait it out.

Also joining after loitering for most of the year.. We first went on market in Jan, had one purchase and sale fall through. Came off for summer and went back on with different agent (SO much better!) in September and we're hoping for pre-Xmas move. Our buyers are lovely, friend of friend living with in laws whilst waiting for it all to go through. We're number two in chain and all seems to be going ok except our searches this week nearly made me pull out due to potential flood risk. I've made my peace with it now (it wasn't actually that bad Im just a worrier++) so we're at the stage of actually thinking about exchanging and it all seems so unreal. Last time I moved 10 years ago we used my Toyota Yaris to move, now we have 3+ kids and a house it's a whole new ball game. We're aiming for 6th December but not decided yet... I'm hoping movers can be flexible 😬 I think I've been waiting for it all to fall through again so not sure what to do now! I already decluttered in summer.

We have our buyers they have done all the searches and enquiries.

Our vendor has found her onward purchase and they have as well and that vendor is end of chain so the chain is complete.

We have had our searches come back on the. Property we are looking to buy and level 3 survey complete although waiting for the results.

Dare I think we might be able to move before Christmas.

Everyone keeps telling me when the chains complete everything goes super fast ?!? Or people blowing smoke up my arse.

This next house I'm going out of it in a sodden box

We're similar @hotandpermi we're number two in five person chain so I'd had Jan onwards in my head as a move date as I thought everything would take ages but all chain seems fairly sensible/straightforward so far so December looking likely! I'm so glad I changed agents as my agent has been the most helpful person all round.

@Cuppacharplease ahhh when did your offer get accepted ? The date thing seems to be the elephant in the room tbh.

Everyone seems to say it can be done in 8 weeks but is it 8 weeks from offer or 8 weeks from the point of the chain being complete

Glad you have a pro active EA. I completed my fixture and fittings form a month ago and by chance my viewers came back to measure up and I bumped into them and said they hadn't been sent it but I know my conveyancer sent it a month ago. I had updated my EA on the progress and clearly he hadn't done anything with it.

Aghhhsds tbh I wouldn't mind the NY but I hate this whole will it be before Christmas or after Christmas bollocks as I have small humans and to many animals to make it an easy process. I have said I will break the chain if my buyers have a hard deadline but my vendor took ages to find somewhere. So I'm hoping to avoid temp accommodation if possible but tbh I will to not mess my buyers around. Not their fault about our onward purchase. Just want rough idea of time but people keep saying how longs a piece of string...

As you maybe guess from my username I'm not at my most patient atm. Hope all goes smoothly for you ❤️

Well I'm glad it's not just me.

We seem to be on the boarder as well.

Honestly driving me crackers and everyone seems very lalala bar the people on the chain !!
Have you started packing yet or got an exchange date ?

@hotandpermi Keep toying with the idea of packing, but also feel if I do, I might jinx it all! No date yet, maybe just maybe this week. Don't wanna get my hopes up, this has been ongoing since February, long story!

I have given up wondering when I'll move. I have zero control. Chain of six. End cost me a lot of money by fucking about. It's an annoying waiting game.

I'll join. My DS is a FTB and had his offer accepted a week ago. The chain isn't fully complete yet, which is fair enough.

He has a surveyor ready to arrange a date once the chain is in place. His mortgage approved for a previous property is still valid for 5 months so that's just being tweaked with a new property valuation (amount is the same).

He's hoping March as the SD changes will affect the chain, although it doesn't affect him. He will also have a few months more savings by then which will be useful as he's moving from a furnished rental place and really only has the clothes he stands up in!

Well we are due to exchange on Friday and complete on 22nd! Something will probably go wrong after me posting this but that means all in all since offer accepted on our purchase it’s taken just under three months! Chain of four.

Stupid question time

I don't drink tea or coffee. I have four cups. I assume I have to give the removal people hot drinks. I don't want to use my cups that are in my cupboard and I will need to buy some teabags, sugar and biscuits.

Even buying cheap cups is a waste so do I buy some kind of biodegradable disposable cups - we try and be a green family - and what teabags should I get?

I know. Stupid. But I'm not feeling well and cannot think atm.

I would just buy some cheap cups from the supermarket, you will probably use them again in future for builders etc.

And the best tea in my opinion is made from Yorkshire teabags. Though you could get supermarket own brand ones.

Yorkshire teabags definitely. My home. I suppose I could buy three cheap ones as there are three movers. Moving from huge kitchen to tiny so just want to limit waste and stuff. Thanks.

I did think about the plastic white disposable cups but wasn't sure if ok for hot drinks as only bought once for a different use. Plus, the wasteful green aspect @Flubadubba

I don't think plastic white disposable cups would be right @BirthdayRainbow you would risk offending the movers and that's the last thing you want to do. So not worth it for the sake of buying 3 cheap mugs.

That's true. We had them left over from a kids party, hence using them up was more environmentally friendly than throwing them. They were the paper type rather than plastic, and the guys said that they were just happy to get a drink as a lot of people don't bother!

I would probably get some pound shop special mugs for this tbh.

We’ve found Facebook marketplace brilliant for packing boxes and packaging. We’ve collected three lots locally this weekend and now have masses.
Going to put them back on Facebook when we’re done.
I thought our home was fairly organised but we have SO much stuff!

If the 3 days included the weekend I wouldn’t call that unreasonable as would have needed to discuss & EA closed yesterday.

Will you offer a bit more or leave the offer on the table?

@Twiglets1 ....i know, we are impatient, offered Friday morning, got back to us today. But mixed messages from estate agent. They are desperate to sell, have already moved out, are on holiday, are at home, need to talk to family....so lots of confusion.

We will up our offer and keep fingers crossed that now they know they have an offer and its serious will take less time to decide.

They may have a complicated situation.

I would tell the EA it’s your final offer when you make a higher offer (even if it isn’t necessarily). It sounds like they had to think about the previous offer rather than a quick No so hopefully you are close to agreeing a deal.

We have said we are serious, ready to go and if slow responses now are representative of how things will move if a sale is agreed then we would not be happy.

We have arranged things at great expense to be ready to go immediately as we were given to understand that the sellers wanted to move quickly having had the house on the market some time and already having two other properties, this one now just costing them money.

We've had our buyer's enquiries through. I think we can answer most of them quite easily (I actually feel like we did answer them in the original forms but will do so again).

I honestly can't remember the process at all but is it the case that they can keep sending enquiries so the ones being asked now aren't necessarily the only ones we will get?
