Hi I took the liberty of starting a new thread as I couldn't answer on the last one.

@kirinm I am glad you've decided I pull out. I wanted to suggest it but didn't want to stress you out. I hope the next house you view is the one and it all goes smoothly.

@ingkir I have just read all the search results. My son has helped with a couple of questions, I've left a message for my friend to help with something else and I am waiting for the solicitor to ring me back as they've attached someone else's details to the end of the paperwork 🙄. I'm distinctly unimpressed as of course potentially someone has mine and the whole stream could be wrong. Looking at what the emails say it is likely it is a one off but I needed to tell them. The receptionist was going to put me through to the solicitors secretary until I said why I was ringing. Already over the time of when she said she'd be back.

I still have a few things outstanding but I won't exchange until I have answers so I'll wait it out.

It’s almost 1am and I’m losing another nights sleep to this. We accepted offer in June. 4 in chain. I’ve had enough. The stress is too much. I never anticipated it to be this bad.

I thought our sale and purchase would have been wrapped up 6 weeks ago. Endless endless pointless enquiries from the two below us, often just the same question rehashed.

we need to exchange and complete asap - we’ve all started new jobs and schools in the new area and the commute is killing us.

someone hold my hand, I’m losing the fucking plot.

I hope you managed some sleep in the end. Just to say we had all offers accepted at the start of May and just exchanged on Friday so you may be ready quite soon. I do think the stress ramps up as you get closer to exchange though.

In terms of stress I actually found thinking about the worse case scenario (all falling through) and making peace with that outcome was very helpful. Also maintaining my routine (specifically exercise which helps me a lot) was crucial to me not getting in my head too much and staying a little more present rather 'future casting' all the time (I have a bad habit if doing this). Sorry it all feels so shit at the moment xx

Aw @Muddledandmiddle I am so sorry its been so long and stressful I really hope you have answers soon.

We have signed all necessary docs for bith sale and purchase so handing that to my solicitor today, really hopeful we get our final bits done soon... just want to exchange but don't we all 😅

@kirinm we're in the same position - had enquiries through from our FTBs that were pretty simple and easy to answer and now wondering if that's it or if there are more to come! Their mortgage did a desktop valuation but they have their level 2 survey booked in for this week which I'm dreading...

Short chain though, the people we're buying from have moved abroad, so that's it! We had a level 3 done on our purchase that came back with nothing significant. Hoping to exchange before Christmas then complete and move in Jan 🤞

We've been asked to produce our water bill which we inevitably can't find. One of the few bills what isn't sent to us electronically!

I've had daily rightmove alerts for my son's area for the past 9 months and the number coming on daily are about the same. There's a lot of chain free - presumably ex rental and probate - but that's been pretty much the case for the whole time I've been looking. Those that we've been watching as he has said they are overpriced are starting to reduce in price now so, presumably, viewings are drying up.

He's had an offer accepted now so I'm only looking currently out of curiosity really. I'd say actual sales at his price point have slowed a little although realistically priced places are going under offer quite quickly.

He is waiting for the upper part of the chain to be complete and then he will engage the surveyor he has lined up and his mortgage application has been completed and solicitors engaged.

I hope you got some rest and have had news of a good and progressive nature today @Muddledandmiddle .

I sold mine in July. Twice. The second lot pulled out after seven weeks as said taking too long 🙄. Sold again in September. Today we are ready to exchange with a moving date being suggested in about two weeks.

I have two removal quotes. A difference of £1300. I would have taken today's firm if it had been no more than £300 more than the first, so I think I'll go with the lower offer. I just can't pay that higher price. I can't justify it. I dread to think what it would have been if I'd needed them to pack too.

That's great news Birthday Having a date seems like a dream!
First buyers pulled out in Oct after stating things were taking too long, ex partner delaying the sale with legal docs
Sold again and in Oct cash buyer , they've had a survey carried out this week, I'm hoping all's well with that because I can't renegotiate now.

My purchase is it's early stages but moving! Draft contract pack requested by my solicitor hoping this moves quickly. It's a 2 house chain, a new start for me and the kids escaping an abusive ex..I want to be free and settled by Christmas

That's half what I paid to move 40 minutes in 2001. I'm moving 270 miles this time.

Two weeks and one day and we still haven't heard from the buyers solicitor despite the buyers, the estate agent and our solicitor chasing them.
DH has organised the statutory declaration to be signed Monday, the buyers solicitor has yet to confirm they will be happy with this despite DH agreeing to their request 3 weeks ago. I'm feeling very worried. The estate agent says he has seen the signed mortgage deed. Not sure if that means anything.

Yes I think that’s such a big difference that assuming they both have acceptable reviews, you definitely need to go with the lower one. You could get some nice stuff for the new place with that £1300!

We have finally finished tarting the house up and are ready to go to market. Estate agents taking photos tomorrow - stunt pineapple duly purchased!

Should be to market either Friday or Monday. Just need to decide whether to do £775k or offers over £750k. We are happy to sell for £750k, it’s just how to best achieve that. Estate agents wants offers over, but as a buyer I hate it.

But surely you could go lower if your onward purchase dropped too? So even 750k isn't an exact line in the sand.

We had 3 valuations all of which said £750k so I think it’s realistic. Agent says it’ll get initial interest from people they have on their books looking.

i think psychologically I would be more likely to pay £750k for something on at £775k than OIEO £750k but they’re the experts!

yes we may have to go lower if it doesn’t sell, but we would accept any offer of £750k or above straight away.

Supposed to be exchanging any day now. My vendor, 2nd from top has threatened to pull out On Friday if we don't exchange this week.
. Irony of this is vendor decided completion date of 22/11 over a month ago which we and our buyer were annoyed about. Budget came , 2nd properties stamp duty tax went up overnight leaving our buyers to find more money hence the delay. I also think when solicitors see a completion date over a month away they start prioritising other clients.

We have accepted an offer on our place, 5% under asking. The buyers are FTB so seemed worth the loss of our asking price to guarantee a proceedable buyer with no tricky chain.

We were planning to reserve a plot on a new build development, however I now have a niggle that we might not be getting the best value (I am Known for over thinking) and I want to confirm there are no better houses that may be already done to a high spec for a similar (or lower) price. My pros for the new build are energy efficiency (solar panels, triple glazed, EV port) , the 'newness', local woodland walk, proximity to family, close to amenities, options to customise.

On the downside I worry about houses being squashed into the development, being rinsed for extras/options, East facing garden, some concerns around quality of the finish of the house. In accepting the lower offer we'll be at the top of our budget and either risk depleting our savings on moving costs and fees and extras for the house, or pushing our mortgage further than I'm comfortable

I know once I make a decision I'll be unyielding, but want to make the best choice for us all

i literally feel sick, it’s consuming me. There are so many additional but very outing stressors at play here but I’m so desperate for sleep and yet it just won’t come. 😭

@kirinm good question - as I understand it initial enquiries are questions just from the solicitor, the buyer may have no idea solicitor is even asking those questions so yeah - more may follow. I must be at a similar stage to you.

So estate agents have now told us that buyers are holding off on a survey until all the searches etc are done. Why would that be? I've never heard of that before (they've already had mortgage valuation approved).
