Hi I took the liberty of starting a new thread as I couldn't answer on the last one.

@kirinm I am glad you've decided I pull out. I wanted to suggest it but didn't want to stress you out. I hope the next house you view is the one and it all goes smoothly.

@ingkir I have just read all the search results. My son has helped with a couple of questions, I've left a message for my friend to help with something else and I am waiting for the solicitor to ring me back as they've attached someone else's details to the end of the paperwork 🙄. I'm distinctly unimpressed as of course potentially someone has mine and the whole stream could be wrong. Looking at what the emails say it is likely it is a one off but I needed to tell them. The receptionist was going to put me through to the solicitors secretary until I said why I was ringing. Already over the time of when she said she'd be back.

I still have a few things outstanding but I won't exchange until I have answers so I'll wait it out.

@Cheeseandcrackers40 they didn't knowingly buy as a second home but it came to light before the budget that it was. They budgeted for it then came the increase overnight so they had a shortfall.
Phone call from my solicitor this afternoon whilst I was in Aldi deciding whether to splurge on wine to drown my sorrows. Buyers have sorted the shortfall. Hoping to exchange early next week and completion is still on for 22/11.
Honestly this process is so stressful. My nerves are in shreds!

CongratulationsCheese and Champers must feel like a dream!
Busy week here, but no movement on the house. EA chasing ex partner to get docs in so things can get moving. Two home chain so I'm hopeful it seems like ex partner is the only one who wants to delay.
Went for a viewing to the place I'd like to purchase, electric was off and it was after 4 so couldn't see much 😒 kids seemed okay with it though...

@Itonlytakesaminute I'm not doing any packing because I'm going to use a removal company with a packing service. I am decluttering though so they don't pack stuff I don't need anymore.

Hello all, I'm a new joiner too! Selling DM's probate property. It went on rightmove yesterday, we had one viewing before that (they liked the house but although they wanted to live with a walking distance of town, they didn't want it to be built up Hmm though who knows what excuses people make up rather than being rude about the house!)

It's a difficult house to value because there aren't many similar, so I am concerned we've put it on a bit high, but we have three viewings this week coming, so hopefully that means they don't think the price is way off at least from looking at it online. We had originally thought we might wait until the New Year to put it on, but with the stamp duty changes and the lowering of the interest rates we thought we just go for it. In lots of ways it's much easier than selling a house we're living in, but obviously there's the added emotional thing of it being DM's house and kind of wanting closure. Also, I keep having to go over every few days to sweep up leaves!

@lingmerth totally identical situation here with my father in laws house - buyers for some reason had thought that as they were going to be living in it that it wouldn't count as 'second home' - even though they are keeping their other one for a good while and renting out. In the end my FIL has compromised a bit and dropped slightly,, halfway between the increased costs- they aren't seasoned pros and had totally misunderstood what counted as 'second home' - and EA who is a very nice sensible middle aged woman and had done their mortgages too and said they were at absolute max as they already had tried for 5 days to increase mortgage.

FIL agreed the compromise and for that his buyers agreed exchange on Wed or Thurs this week- as prices have to be changed on contract etc

As I explained to FIL , if he has to start this process all over again and pay legal fees again plus increased stamp duty if he has to find a new onward purchase and probably at more than he paid for the one he is in process of buying (and is a bargain) it could end up costing far more than just compromising a bit now

@Hoolahoophop Just a bit of a mention on this- are you aware it's 2nd home stamp duty at 8% on your new place if you do that- I might be teaching you to suck eggs but the people buying my father in laws place suddenly realised their stamp duty went from what they thought was 16,000 to 42, 000 and the deal is in jeopardy

Do you mean 5%, from 3 %?

Why is buying houses not simple. We are only at the beginning but made an offer early Friday afternoon. Sellers want to think about it over the weekend and will get back to us Monday!

We have spent the day madly decluttering, I tell you all the stresses of the past 6 months felt worth it to watch my husband tackling 'the drawer (of shit)' 🤣🤣! So cathartic. Also my fridge is now sparkling clean and all the kids bedroom stuff organised and categorised.

Whole of the upstairs is pristine and ready to be packed... downstairs still needs some work. 12 days until the packers decend 😬🙈🤪. Its all very surreal.

@Bubblebuttress it's 5% up to 250,000 and then 10% on the bit that's between 250 and 900k - in his buyers case it works out about 8% overall as they are keeping their existing house for a while. They can get some back if they sell the 2nd place within 3 years

How far are you in the process?

Mortgage agreed, chain complete but not really sure with solicitors. I know they have had the draft contract from our purchase but no idea if they have raised enquiries yet!

@Crikeyalmighty talking to my vendors solicitor she said they've had several 2nd home purchases fall through since the budget. She cheekily asked whether we'd consider reducing our price and I just laughed. We've dropped our price so much since it went on the market ( in February!) there was no way we were budging. Our buyers will get half their short fall back once they have resolved the other house issue.

I was on here at some point under a different user name but I can't remember what it was! We sold earlier this year, buyer did a runner, got new buyers within a few weeks and now waiting for a survey. Ex-H is ready to exchange on his purchase, I'm in a rental, buyers are FTB. Draft contracts gone out, enquiries raised and answered ... what could possibly go wrong!!!

Our house is 1930s/40s I am worried there's going to be something on the survey so wishing they'd get on an actually commission one. Then at least we'd all know where we stand. Initially they said they'd like to be in before Christmas, suits us, but 3 weeks later no survey ordered so our solicitor says it's impossible. Anyway, that's where I am. We've been on and off the market with 4 different agents for over 18 months :(

Has your solicitor done the searches and enquiries yet? If it's just the survey, that can be turned around quite quickly if no issues?

@IWillAlwaysBeinaClubWithYouin1973, they may not be getting a survey. Mortgage companies sometimes do desktop valuations. The question to ask is about their mortgage offer, as that will give you an indication whether it was desktop or not.

We were able to arrange a Level 3 survey and got the report within 3 weeks so if that is all they are waiting for?

I'm intrigued how long we have now - enquiries and searches back. Waiting for report on title. Rest of chain is ready.. is Xmas realistic??

Yes thats all we are waiting for - a date for the survey to be carried out, and then I assume it takes a few weeks to be written up if it's level 3? @Maybenexttime08 what was your experience as a buyer of getting a level 3 survey - did it tell you what you needed to know? I've read that they tell buyers what might go wrong, rather than concentrating on what is wrong, and I'm a bit worried about that e.g., "There is a roof. Sometimes a roof may leak" and then my buyers thinking righto, now we've found out the roof is leaking.

(might be overthinking it 😉)

@IWillAlwaysBeinaClubWithYouin1973 We are buying an old house (1910s we think). I knew there'd be some issues. Our surveyor invited us to meet him at the house after he was done to talk things through as he knew the report would look bad without explanation. Everything he mentioned in the report wasn't as bad as it sounded so we are moving ahead with the salewithout renegotiating to help speed things up. When you're buying an old house, there will always be issues, and as long as your buyer is sensible, they will know this. We got the report 48 hrs after the survey.
