Hi I took the liberty of starting a new thread as I couldn't answer on the last one.

@kirinm I am glad you've decided I pull out. I wanted to suggest it but didn't want to stress you out. I hope the next house you view is the one and it all goes smoothly.

@ingkir I have just read all the search results. My son has helped with a couple of questions, I've left a message for my friend to help with something else and I am waiting for the solicitor to ring me back as they've attached someone else's details to the end of the paperwork 🙄. I'm distinctly unimpressed as of course potentially someone has mine and the whole stream could be wrong. Looking at what the emails say it is likely it is a one off but I needed to tell them. The receptionist was going to put me through to the solicitors secretary until I said why I was ringing. Already over the time of when she said she'd be back.

I still have a few things outstanding but I won't exchange until I have answers so I'll wait it out.

@Conflict wishing you the best of luck today. I think it's normal to feel ambivalent, we spend so much time and energy on the prep for what is massive change in a single day. Not unlike a wedding or a pregnancy!

We signed up with developer for assisted move 2 weeks ago. The management company (The New Homes Group) has been really good so far, and pretty responsive. We have finally gone live on rightmove yesterday and have two viewings lined up already.

Our plot isn't ready until March. It can't be reserved until we have an offer from a proceedable buyer. However the developer say they will actively steer potential customers towards other plots. I am under no illusions that if a cash buyer came in today to reserve our plot they would dump us in a heartbeat. However there are two other plots we would be happy with.

Our potential risk is that our house sells quickly to a buyer who needs to move quickly, and we would consider moving out to rented /staying with family if this happens. I think this is more likely if we end up in a chain, or in the event that our plot is delayed. The developer will push for a 6 week period to exchange of contracts as they need to lock in the sale. I think it would be unfair to pin a buyer (and their buyer) to exchange quickly and then refuse to move for another 4 months!

New to the forum. We are in a chain of 4 and second to top of the chain. We have mortgage in place, survey done, enquiries and searches done and are waiting for our solicitor to write up the report. Further down the chain they are way behind us, despite us being the last to find a property and have an offer accepted.

The differing approaches to the process are interesting to observe. Aware that our buyer needs to move quickly, we sprinted into action the moment we had our offer accepted on the place we are buying. Mortgage application, survey, enquiries, searches were all progressed concurrently for maximum efficiency. However, down the chain, everything seems to be happening sequentially. The FTB had issues securing a mortgage and so enquiries have only just been raised and our buyer only instructed a surveyor this week, who now can't do the survey for another 3 weeks.

I'm continually looking ahead and anticipating what's next. I have everything in a spreadsheet and have already had 7 quotes from removal firms and have researched what's involved in transferring utilities etc. However, it seems that for others in the chain, it hasn't occurred to them that it might take weeks to get a surveyor out or that enquiries can take forever. I do wonder if Estate Agents and Solicitors could do a little more to prepare buyers & vendors for the process and ensure they have documents already to hand and anticipate lead times so don't delay on pressing go on things like surveys and searches. I understand the reluctance to part with money until a mortgage offer is in place, but I think that if buyers understood up front how much the sequential approach delays the entire process, they might be prepared to take a bit more risk to get things moving faster.

Which developer is it? It sounds almost identical to the one we are looking at. The next plot we would like is completion April-June and the next one is completion August. So ideally we want to get a buyer soon and hopefully reserve the April-June one.

I have heard about them dropping those waiting to reserve in favour of FTB 🤦🏻‍♀️

I'm just going to try and take it bit by bit instead of envisioning this whole process as I think I'll go mad 🤣 and end up divorced

@sisillysausage92 we are going with Avant. The whole timing issue of new builds is so tricky, if our roof isnt on before the winter hits, completion will likely be pushed into April or even May. We're only 8 bricks up at the moment so a long way to go! I'm anticipating more tricky timing issues even if our sale goes to plan. We will need to have a buyer and reserve before we get any say in kitchen and fittings. They will them likely want a payment from us to cover the costs of upgraded flooring, fittings etc, which could be several thousand pounds AND if my sale falls through I could lose it all.

I completely agree re taking it one step at a time. I'm not so wedded to this house that I'll be heartbroken if it falls through. I swore I'd never get a new build but the layout and area works for us, and if we stay here I'll need new windows and a new boiler before too long. We are looking at one of the bigger houses on the development and I think price wise they will be out of reach of most FTB so I can't see them shifting that quickly.

Which developer are you looking at?

Things are progressing here although a couple of things have popped up today. FTBs buying my house are expecting mortgage confirmation on Monday 👍 but they don't seem interested in getting a survey done (house built around 1995). Is this normal?? And it turns out our onward purchase isn't registered with land registry 🫣 don't even understand how that's happened, they're not the original owners of the house having bought it in 2022... Solicitors have expedited registration apparently

We accepted an offer this morning, so starting the whole process & will be instructing a solicitor asap.
It’s a really small chain too & we’re the top.

Lots of progress on here today!

I am finally at enquiry stage! Solicitors are getting a bit annoyed because any general questions I have the estate agents won't answer. They're telling me to ask my solicitors to ask a solicitor.

Hopefully it might be in before Christmas, but in Christmas, I'm away a lot!

Radio silence again here today. Our buyers solicitor seems intent on losing them the house!

Have said exchange by next Friday or it’s going back on the market. Our seller is in no rush at all so confident in re-selling ours.

13 weeks since sale agreed and they still aren’t ready to exchange or even confirm if our buyer has signed their contract; our solicitor has responded to anything within 12 hours.

@TheCatCameBack112 thank you, it's wainhomes. Ours is the 3rd most expensive so I'm hoping there isn't many FtB about with that kind of deposit selfishly. We are going to use the nice scheme and get it on next week and hope it all works out timing wise.

I just don't think we would have anywhere to go if completion is delayed and we needed to move 😭

How long have people waited for Local authority searches- ?? my FIL is ready to exchange on his sale - but his buyer is waiting on the LA search still apparently ( the only one) - the sale process started about 26th August - and I believe searches have been applied for 6 weeks ago -

Why tolerate that? A local search is not complex. It should take an hour, if that, for a decent solicitor to review it.
