Hi I took the liberty of starting a new thread as I couldn't answer on the last one.

@kirinm I am glad you've decided I pull out. I wanted to suggest it but didn't want to stress you out. I hope the next house you view is the one and it all goes smoothly.

@ingkir I have just read all the search results. My son has helped with a couple of questions, I've left a message for my friend to help with something else and I am waiting for the solicitor to ring me back as they've attached someone else's details to the end of the paperwork 🙄. I'm distinctly unimpressed as of course potentially someone has mine and the whole stream could be wrong. Looking at what the emails say it is likely it is a one off but I needed to tell them. The receptionist was going to put me through to the solicitors secretary until I said why I was ringing. Already over the time of when she said she'd be back.

I still have a few things outstanding but I won't exchange until I have answers so I'll wait it out.

I'm going back home to my family home until I complete, so it shouldn't be too much longer. We're on the enquiry stage, the only thing that might delay it further is if the seller wants to have the windows fixed rather than re-negotiating.

But I'm hoping we hear some sort of progress this week

We are all at enquiries stage as well but no one is asking me any questions. I'm getting a bit nervous that it is all suddenly going to happen and I'll move.

Is there space on an uncomfy chair for me? We’re back in the game for the third time since we went on the market in July LAST YEAR- buyer 1 was a “cash buyer” who turned out to be more full of shit than a Glastonbury long drop, and buyer 2 flaked out 3 months in 😭 so fingers crossed it’s 3rd time lucky! About to make an offer tomorrow and so excited but feeling sick at the same time… just waiting for it all to fall apart again!

Might be a y question. We have had our survey back and we need to do some more investigation (it's an old house). If you need the electrics checked, do you just get any electrician to do it, and I presume you pay them?

I suppose you could either ask for your electrician to go check them and pay If the vendor would be happy to accommodate this and have them in their house or you negotiate some off the price of house x

I think that should be your cost. Consider it an extension of the survey. If the electrics are fine then great, if they aren't consider whether you should renegotiate.

Are you sure you need to get them checked? Every single survey will always say that they didn't check the electrics and you should get an official electrical check. It doesn't mean there's anything wrong with the electrics, it just means that the surveyor is covering their arse.

I can guarantee your survey also said there might be asbestos and you should get that surveyed additionally too. It's always the same copy and paste stuff.

@Tupster Yes very true and we know they're old so not sure what more they will tell us. My husband is pushing for it more (now he's suddenly decided to get involved in the process!) Grin

It'll be an electrician. I think it's basically an EICR - a condition report.

@Maybenexttime08 when I moved a couple years ago the survey said about getting an electrics test. The house was an ex rental and wasn’t in a good state so we asked the vendor to get an electrical test on the house, which they did without question!

Just joining the thread. It’s nail biting and hugely stressful.

I’m in a short chain of 4. My sellers are top of the chain, then me, then my buyers, then their buyers. We are 12 weeks into the process.

All the solicitors and estate agents have been good and on it. And my sellers and buyers both seem nice and reasonable people.

We are almost there and I thought we might exchange a couple of weeks ago. Until my buyers buyers decided to have an asbestos survey at the last minute. Then my buyers also decided to have one (although my house is fairly modern and built on 1999).

It’s been 3 weeks waiting for the surveys and results. Still no update but I’m hoping things might start moving this week. And hoping there’s no asbestos in either houses.

I hope all who are waiting get good news this week.

Everything else is ready. Enquiries and surveys are done. I’m hoping to exchange in the next couple of weeks and maybe complete before the end of November.

Have all the solicitors in your chain issued their final reports? I think that is the last step (assuming all draft contracts are signed and funds in place).

Still no management pack and the sellers solicitor is taking ages.

We're 14 weeks in and I'm fed up

Hi all. Insane vendor is apparently also stupid. Back of last week he asked us to confirm we were still committed to completing on 21st Nov, i told him yes and would demonstrate this by completing asap. You may remember he was refusing to exchange until 1 week before completion (14th). He has now apparently obtained a rental agreement and will exchange by the end of next week? Still don't understand the wait but have said ok.

Apparently he didn't realise that you can't pull out after exchange 🤷‍♀️😂. Who knows. What a fruit loop. Anyway a bit more hope that we might exchange by end of next week. On the plus side shorter than hoped for exchange to completion date means that hubby has agreed for removals company to also do all the packing 😊.

Nearly 6 months since our offer was accepted on a chain of 2 houses 😂😂.

Hope to have some good news soon.

Can I question the hive mind on this thread - when did you guys first get removals in to quote? Did you wait until exchange was on the horizon or did you just get on with the quoting part?

I've got people coming to quote for removals tomorrow. I don't have an exchange date yet. We are all at enquiries stage as of last update which was ten days ago. I'm hoping to move next month. No idea if it will happen of course.

We’ve had one removals quote and also have another coming tomorrow morning for a quote. Provisional completion date agreed finally with our pain in the backside buyer, but not exchanged yet

Chamber would you kind saying what your quote is please so I have an idea for mine? I know it's dependant on size of house, distance, if packing is done for you etc but I don't even have a staring point.

We're at enquiries stage and the enquiries from my buyer to me are very straightforward so I'll crack on with them tomorrow

But my seller hasn't even sent me draft contracts I'm stressing out about this everything else will be ready to go and my seller doesn't seem any further forward! I just don't get it, and my solicitor is saying she won't be chasing them till Friday 🙄
