Hi I took the liberty of starting a new thread as I couldn't answer on the last one.

@kirinm I am glad you've decided I pull out. I wanted to suggest it but didn't want to stress you out. I hope the next house you view is the one and it all goes smoothly.

@ingkir I have just read all the search results. My son has helped with a couple of questions, I've left a message for my friend to help with something else and I am waiting for the solicitor to ring me back as they've attached someone else's details to the end of the paperwork 🙄. I'm distinctly unimpressed as of course potentially someone has mine and the whole stream could be wrong. Looking at what the emails say it is likely it is a one off but I needed to tell them. The receptionist was going to put me through to the solicitors secretary until I said why I was ringing. Already over the time of when she said she'd be back.

I still have a few things outstanding but I won't exchange until I have answers so I'll wait it out.

Is anyone else particularly Londoners finding trades people are very unreliable at the minute?

My partner is a tradesman (electrician). He is incredibly busy so often doesn't take calls : accept jobs. He does try not to be a dick about it though!

Which is fine, but I'm trying to find someone to fit a bathroom and some of them don't reply or they are giving really expensive quotes for such a little bathroom oh they will just read your messages and not respond

@MotherOfRatios are you being realistic about the cost of work? (Not intended to be a goady question but costs of construction have increased so much it can be surprising).

We had similar issues when we wanted to do our bathroom so DP ended up doing it himself. It is annoying.

Yes it's only fitting some taps shower and putting aqua panelling over tiles for a 2mx3m it's a small space I'd ha quotes as high as £5/6k

Well we are having a very strange moment. We are selling an empty property (probate granted) to a first time buyer. We accepted an offer 14th August. Things have been going slowly but I've been reading these threads so haven't panicked. But yesterday we decide to call the estate agent just to find out what's happening. The ball is in the buyers court. A letter was sent to their solicitor (DO NOT USE THESE PEOPLE M**E, unusually spelling of the word Move) who advised everything was ok. We thought this strange as there is an area of land at the back unregistered, although we have invoice and receipt for when the land was first purchased.
After our call to the estate agent we spoke to the solicitor who said she had received an email yesterday at 5pm, literally as we were speaking to her (and I do believe her) that they want to exchange and complete today 🙄🤦‍♀️
Absolutely not possible. She needs to write the contract and email to us overseas. We can print it and sign it and send it back by courier today (although we dont have it yet) but it won't be with the solicitor till the end of next week. So now we are to blame for holding things up. Sigh.
Good luck to everyone. The system is tactical. And I'm dreading coming realising there's something wrong. Although our solicitor is adamant that it is ok.

@TheCatCameBack112 I hope you don't mind I wanted to ask as we are due to do the same as you and use the developers move scheme in a week. We have an appt with the developer and hoping to secure a plot that we think will b release as/January time so hoping to get an offer on ours soonish! Did they say how long they expect t it to take and is it 2 estate agents and a management company overseeing it? I'm really nervous about the whole timing thing! If we find a buyer and there no plot of the house type we want released?! What happens then!

Can you suggest that documents are sent to you by DocuSign to sign. It’s instant, take than waiting for post

Why are most of them so keen on wet then?

Civil litigation (my field) embraced digital signatures bloody years ago!

Because many of them don’t know their arse from their elbow.
It slows a transaction down to blame the post, so gives them some breathing space.

Yes we used Docusign when we sold a property in London and our solicitor was based in Norfolk. We never met him once in person throughout the whole thing.

We didn't meet ours as they were about 200 miles away. Wet signatures for everything! 🤷‍♀️

Christ knows why they do it if they don't have to. E-signatures are way better.

So, a viewing I had booked for Monday came last night instead. They made all the right noises & are proceedable, having sold to a ftb. I have got another viewing today at 10, so fingers crossed for an offer at least.

We're supposed to be exchanging and completing today and I'm having a real wobble about it all. Is this normal? I was ready a couple of weeks ago when we were about to exchange and then there's been so much dithering from solicitors and seller we've ended up in a last minute rush and I just feel filled with dread about it all today.

I have no update on our move but more about my state of mind.

Those that have been on this topic chat for awhile will know the many, many, many issues we have had with our vendor throughout this process. We are now in the (I assume highly unusual) position of the vendor refusing to exchange until a week before completion despite that being 4 weeks away with everyone ready. We are not confident he will exchange then anyway given previous issues and the fact he is renting from a friend so no rental agreement in place. Again he is playing head games and stringing everything out.

So essentially I am now making my peace with staying where we are, seeing the silver linings and realising that we win either way (either we move to house we love but have a bigger mortgage or we stay in house we like, do some work to improve it and have more expendable cash - I went back full time in prep for house move - and pay the mortgage off quicker). We are on holiday in north Wales next week for half term and I am in desperate need of a break!! I am going to try and be in the moment there and not even think about house stuff.

When we get back I will focus on decluttering the kids playroom and bedrooms. We have movers pencilled in for proposed completion date (no deposit required because it's a Thursday) and have them booked to pack for us as well. So if it ever does get to that point we can make it work.

What will be will be, it's out of our hands now. But I don't want to pull out for the last 3 week's if there is even a tiny chance of it all coming off.

Either way I'll be graduating from this thread in a few weeks and looking forward to Christmas with my family 😊.

This is probably the best way to deal with the situation. It doesn't stop it from being utterly shit and your vendor being a nightmare.
