Hi I took the liberty of starting a new thread as I couldn't answer on the last one.

@kirinm I am glad you've decided I pull out. I wanted to suggest it but didn't want to stress you out. I hope the next house you view is the one and it all goes smoothly.

@ingkir I have just read all the search results. My son has helped with a couple of questions, I've left a message for my friend to help with something else and I am waiting for the solicitor to ring me back as they've attached someone else's details to the end of the paperwork 🙄. I'm distinctly unimpressed as of course potentially someone has mine and the whole stream could be wrong. Looking at what the emails say it is likely it is a one off but I needed to tell them. The receptionist was going to put me through to the solicitors secretary until I said why I was ringing. Already over the time of when she said she'd be back.

I still have a few things outstanding but I won't exchange until I have answers so I'll wait it out.

Hmmm. We'd been told the buyers mortgage surveyor had been and have had a few questions arising from that but have now bern told a mortgage survey is being undertaken in about 1.5 weeks. So, I think the buyer actually got her own survey which is where the questions have come from.

I'm more nervous about the mortgage survey as that's where they may downvalue. Don't know why we are being pushed to move things along super quick when she doesn't even have a mortgage offer yet.

We're in a frustrating waiting stage 😩 all done our end and ready to go, but sellers solicitors are still waiting for enquiries to come back!

Thanks @Champere - I shouldn't complain, as our chain is still together and things will hopefully happen soon. It's just so difficult having your life on hold waiting for someone to do their damn job and having no control over the process.

Just joining in as feel like I may go bald with the stress soon...

We've sold our property to a FTB, found onwards purchase, vendors buying empty property. Chain complete end August.

Our buyer has mortgage approved but we've no clue if he's planning to get a survey - I hope not at this stage given he's had 12 weeks since we accepted his offer. We've answered all enquiries from his solicitor.

Our survey has been done on onwards property, searches done and signed. Now we just wait for our vendors solicitor to reply to our enquiries and get on with their onward purchase but apparently they are the slowest people in the universe.

I feel completely in limbo at the moment; so much to organise and do before we're ready to move but hesitant to start on any of it in case something falls through so all I do is sit here being anxious! Doesn't help that we're moving to be closer to my parents as my dad is quite unwell so just want to get on with it!

Have perversely enjoyed reading this thread and knowing I'm not alone!

We’ve had another 2 viewings requested today, one couple are really keen as they’ve just sold, so they’re coming tonight. I’m optimistic.

God that's awful!! I would really struggle not knowing why. Like is it something I can fix or something specific about the house (such as a wobble about the road that I can't fix etc) so I understand what's happened. I am really sorry and 8 weeks down the line too what a nightmare

Tbh we know why both times and it doesn't help.

Vendor is digging his heels in and refusing to exchange so I think it's all going to fall a part tbh. What a (terrible) journey we've been on! Apparently he doesn't have a rental agreement in place and is intending to rent from a friend, so basically just kicking the can down the road in case his 'rental' isn't ready. What I think this means is he's never going to be ready to exchange and has led us on a merry dance.

He isn't phased by us saying we will pull out if we don't exchange by the end of the month, when really he should be biting our hand off (paying over the odds and market has slowed right down). I don't think he was ever going to sell and is just a bloody weird guy.

Trying to focus on the positives of staying put and plan for a nice Christmas.

We went in strong, 10k over asking, and got our dream place! We're currently deciding on our mortgage term, with good rates for 3 and 5 years. Interested in how others are deciding on what term to go for.

What do you plan to do?

I think we will pull out if no exchange by the end of the month (may hang on if he offers to exchange early Nov but we need something by the end of next week). If we pull out I think we will be staying put and exploring loft conversion options. We need more space for youngest child as a minimum but theres very little coming up in our area which is suitable and I don't think we will have the heart to start again (our buyers need to move in by Dec so we will lose them if this falls through). We started the process of sorting out the house and saving to move a year ago and emotionally we are just done 🤷‍♀️.

Survey came back yesterday and it flagged a few things about the windows but they should be under warranty so I've asked my solicitor to ask and I'm so confused what is happening with my sellers solicitor as they told my solicitor they had requested various forms in September and I found out this morning they're only just starting to request a lot of the information.

The survey also flagged a risk of asbestos which I'm told is typical for a property built in the 1960s

Very typical for a survey to mention a “risk of asbestos” in properties built in certain years. Doesn’t mean there necessarily is asbestos of course. You could get an asbestos survey once you’re in the property if concerned (or get one now if the sellers are amenable though it’s all added expense).

Lack of progress update here...

We were listing with two agents. The first has got us on their website with decent photos etc on Monday. But hasnt actuality listed us on Rightmove (where people go to see what is for sale in their area of choice).
The second agent hasn't even been back to us to approve the photos they took last Friday or the floor plan/listing.

We are hoping to reserve on. New build development so are using their assisted move scheme, so all the stressful agent stuff should be managed by an intermediary. I've just emailed them to sort it out as I'm assuming that's what they are being paid for. I'm not entirely sure how anyone's meant to see my house if it's not on RM. Perhaps the first agent is hoping someone will see it in their branch window as they walk past 🙄

Despite the assisted move, noone gets paid unless the house sells, so I would think they would all be trying a bit harder.

Our developer has the right to boot us after 2 weeks if we are not showing significant progress. It will be 2 weeks on Saturday since we signed with them. I'm not massively worried about losing the plot at this stage, there are three houses of this design we would be happy with, and 6 in total to sell so unlikely they'll shift them all in the next few weeks. Ours isnt due for completion til March next year.

I don't see any benefit in most cases to listing with 2 agents @TheCatCameBack112 the main thing is to have one good one that is on Rightmove with good photos and a good floorplan.

I would cancel your contract with the one who hasn't done much yet, if you can. And phone the other one today to complain that it's not on Rightmove yet.

Thanks @Twiglets1, the instruction to two agents is the assisted move companies choice, not mine. We already had a valuation on place for agent 1 which they were happy to accept. Agent 2 was their selection and have just disappointed us at every juncture so far. We actually bought this house from them 6 years ago so we already knew they were rubbish. We can't withdraw from them but the assisted move company may choose to do this.

I don't think in the rightmove era that there is any benefit to listing with more than one agent, unless they have waiting lists of potential buyers in your particular area.

Yes I can’t see the point in paying more fees than you have to when everyone just looks on Righmove anyway.

But appreciate it wasn’t your choice as such. Hope they get their finger out soon & start being more proactive about getting your house seen & sold.

@TheCatCameBack112 - your first agent sounds like my one. His market plan was initially to not put our house on Rightmove, to see if he could sell it from his list etc (I even started a thread a few weeks ago about this!). He told us that they only used Rightmove as a 'last resort' after 3 weeks.
Well, for the first 3 weeks, we had just one viewing. At this point, we insisted he put us on Rightmove. Within 11 days, we had four more viewings, on which we ended up with two offers.

If I were you, I'd dig my heels in insist they place you on it now - I wish we had done so sooner. It is where the majority of people go to view available houses.
