Hi I took the liberty of starting a new thread as I couldn't answer on the last one.

@kirinm I am glad you've decided I pull out. I wanted to suggest it but didn't want to stress you out. I hope the next house you view is the one and it all goes smoothly.

@ingkir I have just read all the search results. My son has helped with a couple of questions, I've left a message for my friend to help with something else and I am waiting for the solicitor to ring me back as they've attached someone else's details to the end of the paperwork 🙄. I'm distinctly unimpressed as of course potentially someone has mine and the whole stream could be wrong. Looking at what the emails say it is likely it is a one off but I needed to tell them. The receptionist was going to put me through to the solicitors secretary until I said why I was ringing. Already over the time of when she said she'd be back.

I still have a few things outstanding but I won't exchange until I have answers so I'll wait it out.

Shot situation! Practically however- house back on market tomorrow, speak to your vendor to see if they will wait for you to find a new buyer, all the best how awful

@Waiting4Autumm close to exchange, surveys and searches done, not pulled out because of the house but not given a reason really! House is back on the market and I’m hoping the vendors will wait, been on the market a year now though so I’m not hopeful

Oh no @Teachertired92 . Our buyer pulled out after four hours, sold again for 10k more two days later but they then pulled out after seven weeks. Sold again within a few days but for 10k less. Bloody fuming but this time seems to be the real deal so I hope it all happens as quick for you.

God that's awful!! I would really struggle not knowing why. Like is it something I can fix or something specific about the house (such as a wobble about the road that I can't fix etc) so I understand what's happened. I am really sorry and 8 weeks down the line too what a nightmare

Oh @Teachertired92 - I'm so sorry to hear that. It's bad enough when people mess you around at the start of the process, but 8 flipping weeks in.
I hope your EAis pulling their socks up to get you a new buyer asap, and will help push things along for you quickly.

Can I join? We’ve had an offer accepted on a new property through a builder we know, he’s happy to wait for us to sell. Ours has been on the market for 2 weeks with 8 viewings & no offers.

The reason for no offers is that the EA has been sending people who aren’t on the market yet or who are but haven’t sold. I’ve had to put my foot down & say proceedable people only. Is this a new thing, I don’t remember it from last time I sold. It’s a complete waste of my time.

Our property isn’t on the market as we only want to move for the right house. There’s nothing around right now but we check daily, and believe me we will put our house on the market the minute that we see the right property for us. Which we would want to view in order to know whether or not it’s the right house for us.
We wouldn’t be time wasters. However we’re in a position where we love our current house and aren’t looking to move for anything other than perfect.
We in turn don’t want to waste potential buyers time and potentially the time of people in their chain by marketing our house but not finding anywhere suitable.

I do understand your position as a vendor, but you may be excluding potential buyers by preventing viewings for anyone who isn’t immediately proceed-able.

We are still limping along here. The vendor has still not told his solicitor that he has a rental secured for his proposed completion date (21st Nov) and thus hasn't given permission to exchange contracts.

Our solicitors are on the case and have asked us for permission to exchange today - but I'm not expecting it to happen because, well, if you've been on this thread for awhile and seen my updates you will know why!!! I expect that we will be granting permission everyday for at least a week before vendor deigns to respond and we exchange (if we exchange...)

Our offer was accepted 😊(well, our initial offer was rejected, but we were able to increase it by 10k, which was then accepted).

I'm hoping things go smoothly for us. Our buyers are FTBs, and our purchase is chain-free. The only issue I can anticipate could be our buyers pulling out, but they seem to really like the house, so I'm hoping they don't. To be honest, I don't think I'll relax now, until exchange is done, but we're weeks away from that yet.

Ugh so sorry to hear that, i feel like the closer to exchange you get the more desperate it all feels (a bit like when you need a wee and you get closer to a toilet 😬😂).

Ah congrats! Hopefully its smooth sailing for you.

We are also selling to FTBs and vendor is chain free and it's been almost 6 months since our offer was accepted 😬. (This is mostly down to insane vendor). But yeah i agree you cant relax until exchange and then its all hands to the pump to get everything packed etc!

Our buyer’s solicitor (holiday cover) has just resorted to being quite rude to our solicitor. Not engaging with them any more about the date, which everyone above has already agreed.

Seller’s solicitor thinks they might be ready to exchange week after next…

Ugh sadly not. Crack pot vendor has confirmed completion date but is sticking to "will not complete until a week before". He's told his solicitor this is due to 'ill health' which everyone knows is bollocks.

The fact is there is no good reason not to exchange other than he is still considering pulling out of the sale. We have relayed our end of month deadline again and sent a strongly worded email to his estate agents....

So things are really pushing along my end

We're in a small chain
Ftb to my buyer
My buyer to me
Me to empty property end

FTB have said they would like to get completed by start of December!!!
My solicitor said a stretch- but doable

My contract was sent to them to start to raise enquiries, told estate agent to tell them to do it quick if they want to move by the time their buyer has asked for

My management pack came back today!! That's 2 days everyone who is needing the same!

My solicitor enquired with my lender if we could endemnitise the searches. Which would save weeks but not available to do so apparently with my lender so searched paid for today (anyone confirm how long searches are taking to return in their local area? I know it's all different but as a ball park?)

When your own house is on the market you may feel differently though & only want viewings yourself from people whose own property is on the market (or FTBs).
