Hi I took the liberty of starting a new thread as I couldn't answer on the last one.

@kirinm I am glad you've decided I pull out. I wanted to suggest it but didn't want to stress you out. I hope the next house you view is the one and it all goes smoothly.

@ingkir I have just read all the search results. My son has helped with a couple of questions, I've left a message for my friend to help with something else and I am waiting for the solicitor to ring me back as they've attached someone else's details to the end of the paperwork 🙄. I'm distinctly unimpressed as of course potentially someone has mine and the whole stream could be wrong. Looking at what the emails say it is likely it is a one off but I needed to tell them. The receptionist was going to put me through to the solicitors secretary until I said why I was ringing. Already over the time of when she said she'd be back.

I still have a few things outstanding but I won't exchange until I have answers so I'll wait it out.

We planned to exchange today but have just received this message from our solicitor: “we have carried out a priority search ahead of exchange with the land registry. This has revealed the sellers have secured a new mortgage with (Bank) against the property. The sellers solicitors were not aware of this.”

does anyone know what this means?

I'm just kind of annoyed as the Seller doesn't seem like she actually wants to sound and the estate agents are not really doing anything to push the sale along, it would be helpful if they could say to her look are you wanting to move before Christmas or after Christmas?

@Champere it's ridiculous and you would think your buyers would be pushing things along!?

Well my buyers are on it, one week into the process and survey done today, the chap said that there was no major concerns and just things that would be expected in any house,
My solicitor has emailed draft contract to my vendor solicitor
My mortgage has been approved

Thinking about starting to pack!!

However been stung today- whose had to get a management pack if they own a freehold house but it has a management company attached- how much was it for you?? £420 later- robbery

I feel your pain. I had to spend £300 to get a leasehold pack for my house (999 year lease, with ground rent of £10 a year). The leaseholders have absolutely nothing to do with the house or grounds, there's no covenants, no management, there is literally nothing that could be in a leasehold pack that isn't in the lease. I sucked up having to pay it once, but when after 6 months (in the world's longest house sale) my solicitor said it would expire and I would need to pay again, I threw a full on strop and said absolutely no effing way am I paying for another one.

are you sure it's a whole new window - seal would usually mean it's just the double glazing unit that needs replacing -ie just the glass. That's probably a £150 sort of job (depending on size of unit) - not worth worrying about.

The management pack for my purchase took about 8 weeks to arrive. The freeholders are a housing association. My sale has been ready for about 3 weeks. My solicitor only received the management pack yesterday.

Do I get a prize for the biggest delay? 🙄

It means they need a redemption statement from that mortgage company so they know where to distribute the funds (at a minimum).

I queried with a couple of posters about reading the searches report. I had not been supplied with any details. It appears my solicitor sent the report to me ( I didn't know what she'd sent) I couldn't open the document, asked her to resend it and she forgot! It was the same time as she sent me the contract so I was none the wiser. Now a month later as we're due to exchange she's realised. Now I'm going to hold everything up as I don't understand some of what her report says and can't see her till next week to go through it.

Anyway a question for those who have or are about to exchange. Have you insured your new house? My solicitor in her report says that once contracts are exchanged, you are liable to still pay for the property in full if it is damaged or destroyed before completion. We aren't completing until mid November so quite a wait. Solicitor says yes. I've only moved once before, 25 years ago and can't remember doing this.

Yes, you need buildings insurance from when you exchange.

Your buyer should insure your house from exchange and any claim would be against their policy; but best to keep your own policy going until completion.

Yes sorry you can leave the keys with the EA on the understanding that they don’t release them to your buyers until the money has gone through ( solicitors will confirm when this happens then you can let the EA know they can release the keys).

Meanwhile you can start your journey.

Yes that is true, although our lender needs 7 days notice of funds so we’re out of time now even for a simultaneous! Plus we have to get our seller to agree to the date. Our buyer hadn’t even communicated to us they were happy with half term, let alone suggest a date

We had a really long exchange period- 4 months. We added a rider to the sales contract so that the vendor continued to insure the property until completion. However, for a few weeks I’d probably just do it myself.

My buyer's remorse has worn off now and I am happy with the house even though it is small and needs everything doing to it. It will suit me and the kids just fine, the street is quiet, I've met a friendly neighbour. Been stripping wallpaper for the last few days and it's taking forever! The place is definitely going to be a labour of love. But I love the way the light comes into the house in the morning, especially the master bedroom which was bathed in autumn sunshine while I was up my ladder today. I'm graduating from this thread now, thanks all for the support and wise words and good luck to all still in the waiting room, I hope you are happy in your new homes soon.

@BirthdayRainbow were moving 3 hours away so similar scenario. Our removals will pack our house up and store everything overnight. Then drive to our new house the following morning. We'll drop the keys off at EA same day as removal co pack our stuff up and drive up that day , stay with our daughter overnight and be ready to move in the following day as soon as funds transferred.

Thank you! Although it turns out the buyer at the bottom needs to give 6 days notice to their ISA provider to get money to exchange….so there was never a chance of completing next week anyway!

I despair! We gave our buyer various dates to choose from to complete over 2 weeks ago….their solicitor has gone on holiday and his colleague has replied today asking for a random date. It seems like they are always 2 weeks behind everyone else….

I'd be so worried about something going wrong. I can't pay my vendors until I've been paid. No mortgage, using proceeds from my sale.
