Why has no one viewed my house?

Previous marital home has been on Rightmove for a month. Thousands of clicks but not one viewing.

Already reduced by 15k.

I'd love to know what's going wrong - although it's going to be very difficult to amend/improve anything as my controlling ex husband lives there!

Your ex may be controlling but it is out of his control what people will pay for the house. The market will decide not him and it appears no one so far thinks the house is worth 200k.

The house is nice but I wouldn’t look at it twice if I was in the market for a four bed. The fourth room is so tiny most PPs haven’t even noticed it on the floor plan.

I’d market as 3 bed with a study.

I’d move one of the beds out of the twin room so it looks less cramped.

I would also move the beds and wardrobe out of the playroom, and have is as a reception room/playroom as the 2 beds and wardrobe make it look small and cramped - and no-one needing a 5 bedroom house would want just the kitchen and sitting room.

Yes exactly, these are people who are on a property thread and EVEN THEY are being caught out by this.

The thing to really appreciate here is that people make very fast initial decisions on this stuff. You only start getting people poring over details when they’re already interested. You are losing them at the first rapid scan of the data as the floor plan gives exactly the worst impression, and because the rest of the house isn’t great they move straight on.

What is happening is this:

’Ooh, ok, four bedrooms, in my price range, ok… Hmm. Not lovely. Bit ugly front… that can be worked on… let’s look at first few pics. Hmm. It’s dark. Bit grim and unloved… Oh that room looks small but that one looks huge? Hang on let’s look at the floor plan (at this point you are already slightly losing them so this is going to be a quick scan, NOT the excited scrutiny when you’re thinking oooh I like this one) - Oh for fucks sake, it’s a really weird shape and there’s only three bedrooms, I suppose the stupid ‘playroom’ is supposed to be the fourth bedroom! - wtf calls a dining room the playroom, that’s probably because of the weird access so you can’t get into it properly - aaaargh NEXT!’

and they’re gone.

OP this is what I would do. Firstly, check the dimensions on that APPALLING floor plan. Honestly I could scale and draw that better myself. At a glance, the teeny box with no text in it looks like a cupboard (and also, when I opened the floor plan on my phone it didn’t auto fit to the page, so the fourth bedroom text genuinely couldn’t be seen!). Get it redrawn with the scale checked and the wall lines thinner so you can fit the text in the box! Honestly it’s awful, even looking at that plan makes me feel claustrophobic.

Then downstairs. Same thing. Get it drawn better! You don’t need a bloody massive toilet being the only element drawn in! - same for upstairs, why are these the only fittings actually drawn? What is it, the house of the shitters? Leave it blank with just text. It’s just clumsy and cluttered.

Then take off the playroom label, and label this ‘sitting room’. Then the living room, label ‘living/dining’. This introduces the idea that they could open up kitchen to front to create an open plan space. Get all the labels AT THE SAME SIZE in the spaces they refer to. Label ‘WC/utility’ at the back.

Actually - I have just gone back and seen that they’ve actually had the cheek to label the floor plan ‘not to scale’

Agree that on a practical level, getting the floor plan re-done to accurately label and give room sizes and re-taking photos is your best option.

Good luck with the ex-husband. If he is fixated on getting £200k plus he is going to have to put the effort into marketing.

Get a proper decent agent, not Purple Bricks.
The photos are so bad.
As others have said, old mattresses and twin beds squeezed in to one room with others empty looks awful. Showcase the kitchen and get rid of most of the outside area photos of concrete and weeds.
2x2 is not a bedroom, but a study.
It looks run down and shabbier than the 2017 listing photos, yet a big price increase.
Is it really a crooked house or is it the photos and the positioning of the furniture at weird angles?

What could there possibly be within your remit to do if you can't do ANYTHING?

I'm another one who missed the 4th bedroom several times. The whole place looks cramped, uncared for, and the decor could have been done with a revamp. But only you know whether this has all been taken account of when setting the price and what similar properties in the village are going for.

There's also the possibility that your ex is behaving like a complete arsewipe to any viewers crossing the threshold if he doesn't want to sell.

I also missed the fourth bedroom. I know the floorplans always say 'not to scale' but are the rooms represented in the correct size proportion to each other? The photo of the fourth bedroom appears to be a normal box bedroom but on the floorplan looks tiny in comparison with the other bedrooms. So either the other bedrooms are more spacious than I would expect or the proportions on the floor plan are inaccurate.

The yellowness of the lighting is distracting - the colour draws attention to the fact the lights are on but they don't seem to help illuminate the space and are actually making the rooms look gloomy. Is it the colour of the bulbs or do the lampshades have gold lining inside?

I wouldn't label the playroom as a bedroom - it would raise people's expectations which would probably lead to disappoinment when they see the reality. People are capable of seeing the potential of using a second reception room as a dining room/playroom/home office/bedroom by themselves. But don't set them up for disappointment by overstating the number of bedrooms.

The floor plan needs to be made to scale ASAP.

The photography is all rather grim. All those kids beds with no bedding on them and no toys in the rooms. It really is giving divorced dad or that everyone has died. It’s so depressing.

The previous listing and floor plan is so much better, it’s amazing the difference a decent agent makes! It looks bright, warm and the picture of the field and horses is lovely.

I really feel for you op, looks like your ex is being deliberately difficult and not even trying to get the house sold.

Isn't that the point. People here interested in property are confused so prospective buyers will be even more.

This is understandable, you really are not in a good place to be asking for critic on your house sale.

TBH what would be more important is a good solicitor to ensure when the house is sold that you get a fair share of the proceeds before the money is passed to your ex husband from the solicitor dealing with the sale.

Are you able to bid for social homes in the area you re now staying? What is happening about your housing needs

Can he not buy you out? If not go back to court to force a sale, that's what I had to do. As you know you have legal aid as a DV victim. He will have to defend himself or pay. It's shit. But you will come out the other side.

I have to pay the legal aid back from the proceeds of the house unfortunately. Thank you for understanding x

To me a five bedroom house means 5 upstairs bedrooms. I hate it when people try and pass off a downstairs room as a bedroom. Also is your bedroom 4 only about 4ft by 4ft in which case it’s not really suitable as a bedroom. So I’d say it’s a 3 bedroom but no one looking for a 3 bedroom is actually seeing it. It should be priced as a 3 bed with an office.

We bought a property from a divorced couple - the wife was living in it with the kids and her lover and she clearly wasn’t going to be able to afford such a property with her new partner. She had made it clear she wouldn’t accept below a certain amount and in the end the exh took the hit so she got what she wanted out of it.

I don’t know how you can legally force him to sell but I think that’s going to be the issue. I’m sorry you are having to deal with this
