I know it’s usually price but this seems v reasonable for the area?

only issue I can see is bedrooms maybe being small/strange shapes?

I think I’m in love with it 😂not that it’s in my current budget

I think you have not bothered to look at the floor plan, it’s a massive garage, over 700 sq foot. Which has a studio in it and a seperate office in another building.

I did bother to look at the floor plan, but there's so much going on I missed it. Soz.

I don't usually like the kitchen/lounge/dining room/family room in one, but this is a beauty. The bar at the foot of the stairs is not what I'd expect to find there.

It is commuter belt all the way up that railway line, past Sandy and up to Huntingdon really. Peterborough even, at a push. It never used to be, but it is now.

I looked at another property near there a few years ago. It’s beautiful, the trees are the border of an RSPB Nature reserve, it’s so quiet.

There no scale on the rightmove map but it seems it’s right near the A1 which, for people who might like a ‘country’ style house, is really off putting.
The decor is very live love laugh, and it would take more money, time and effort than I could be bothered with to get rid of all the grey.

It's not that close to the A1, no. It's over a mile away.

All the closest/catchment area secondary schools fall under "requires improvement" (ie bottom 15% of schools).
For people with £1m+ to spend, that would rule out this house.

Lots of lovely private schools in Bedford though, which is usually where the chattering classes round here send their offspring.

The one and a bit mil places will always take a while to shift especially if the location isn’t exactly prime.

There may be easements or covenants involved with the property that aren’t immediately apparent from pictures, structural or regs related problems too.

The outside looks like a cut and shunt job.
There are only two bedrooms that have been photographed and even the master looks small.
It all seems long and narrow and soulless.

Looking at street view in Google the house is right by the road. Which doesn't look like a quiet country road - there's a big truck heading up to Everton road at whatever time the street view car went by (usually very early morning). Given the scrapyard just down the road this could potentially be a regular thing. That would be noisy and disruptive.

I'd say that plus being right next to the neighbour's house would be a big drawback. Add to that the expensive to maintain thatched roof and the slightly weird layout, that's a lot of not ideal things for a lot of money.

Bedrooms 2,3,4 &5 all have to share a bathroom…. In fact bed 5 massive dressing room but no en-suite.
overall footprint of house is good but they’ve squished in too many small rooms, would’ve been better with less bigger rooms

I think it's lovely inside but I don't like the contrast of the cottage then the wood and black on the new build section, that would need correcting.

That would be too close for me. I would not be dropping over a million on a country house that is next to a major A road.

Is the building behind it a converted barn from what would have been the original farm? It's just odd the cottage front door is facing the back of the barn with no real route to get to it.

The particulars state it's secluded but with the barn right behind it, it really isn't. Especially being right next to a main road.

The house looks massive from outside but so cramped inside. I know you aren't buying the furniture, but it doesn't help with the feel of the place. There looks to be a lot of IKEA pieces which gives it a bit of a starter home feel, which it clearly isn't. Maybe they spent all their money on the build and didn't have enough to furnish it.

I do not like the bar in the hall, though having a grand piano by your front door is rather nice.

I don't like that there is a long walk to the bathroom from the three bedrooms in the old part of the house.

Unless I have missed something on the floor plan, the bathroom distribution is odd. One bedroom has a bathroom either side which could be noisy. Bedroom 5 on the other hand has a long journey to find a loo!

Because what was a lovely large thatched cottage has been wrecked with a really hideous barn conversion tacked on to the side.

Because you can almost reach out of the bedroom windows and touch the other barn conversion behind.

Because every room looks like a corridor to somewhere else.

Because the bedrooms are tiny.

It's really a four bedroom house and the kids bedrooms aren't great. Bedroom 3 is really the walk in closet of the master bedroom.

I would assume the fact that part of the roof is thatched will be a big issue when selling. They are eye-wateringly expensive to replace in part because quality tradesmen are a dying breed and because the materials are also stupidly expensive.

En suite bathrooms are the norm where I live. Six bedrooms would equal 6 bathrooms once you’re at the stage of buying a 6 bedroomed house.

It's 4 bedrooms that are actually sharing a single bathroom. That's a bit much.
Bedroom 5 should be another bathroom and the dressing room turned into a bedroom.

No, it doesn't seem to be. It's on the east coast mainline, a monthly season ticket from Sandy to London is £564.50 on Thameslink.

Going a bit further out on that line you get to Peterborough where a monthly season ticket costs £788 or £934 on LNER.

Cambridge, which is a similar distance from London as Sandy is, the price is £546.50 with Greater Anglia.

That's how much train travel costs these days.

I think the previous poster is right and when you look on street view it becomes clear. There seems to a neighbour on one side that could look into the house and a breakers yard on the other. If you’re spending over a million quid you might decide to go elsewhere.
