I know it’s usually price but this seems v reasonable for the area?

only issue I can see is bedrooms maybe being small/strange shapes?

I think I’m in love with it 😂not that it’s in my current budget

Why? That's a two bed to one bathroom ratio which is fairly good, surely.

the lack of bedroom pics definitely points to issues though - I suspect small with sloped ceiling = no space for storage

Yes, lots of furniture but not cluttered just relentlessly repetitive same same. Like a slightly fuller show house

I actually like the old/ new architecture- it’s quite cool. Things that would put me off are bedroom size, too many rooms off other rooms and not so much number of bathrooms as position of the only shared bathroom relative to the four bedrooms that are sharing it ( because two en suites). Also why do people put bars in their houses?

For me there's not enough bathrooms upstairs.

The only one (apart from en-suite) is right down that long corridor.

Yes, £50pd is a lot! For a couple you could be spending nearly £2k pm.

Say Ware in Herts as a (nicer) comparator - £21pd. Also goes into Liverpool Street so it's less likely tube needed (saving time and cost).

It's nice but missing something. It's almost too inoffensive. Bland. And not enough photos for such a large property. What rooms are bring hidden!

I think it is commuter. The trains are always full after Sandy/Biggleswade.

Ware is a lovely area but a lot less house for the money vs Sandy

It’s in the middle of nowhere
The modern extension is ugly and incongruous with the original cottage
The extension, despite apparently being new has low ceilings and small rooms
Country properties take a while to sell particularly in difficult markets.

For the price it’s a very odd layout. You’d basically end up living in the kitchen/diner and not bothering with the other reception rooms. Bastardinf expensive to heat. Tiny bedrooms for the size/price. Really odd upstairs layout with bathrooms away from 3 of the bedrooms. One tiny bedroom seemingly inside the master suite - why isn’t it a walk in wardrobe? Agree about the Hinch/B&M/ Range vibe, makes the rooms look even smaller. Soulless outside space.

I am out off by the lack of photos and rooms shown in the video.

I also find the property confusing in what it’s aiming to be. The outside and the entrance hall seem indicative of the price tag but the size of the rooms let it down - the master bedroom is the same size as my modest 4 bed and the kitchen dining area is only a bit bigger. At that price point I’m not even considering it if it doesn’t have a walk in wardrobe area!

There no scale on the rightmove map but it seems it’s right near the A1 which, for people who might like a ‘country’ style house, is really off putting.
The decor is very live love laugh, and it would take more money, time and effort than I could be bothered with to get rid of all the grey.

All the closest/catchment area secondary schools fall under "requires improvement" (ie bottom 15% of schools).
For people with £1m+ to spend, that would rule out this house.
