As @fromtheshires is in their new abode, and we've almost filled up the last thread - hope people don't mind me starting a new one.

My situation: waiting on survey reports before enquires/searches can start - so expect i'll be here for all 40 pages.

Hope exchanges and completions come quickly for all and no-one has the christmas 'will we won't we'.

I think we're getting close to exchange 🤞

Our solicitor is apparently preparing the title report for our purchase, to go over with us early next week. The lady buying ours is apparently doing the same on Thursday with her solicitors.

Does anyone know how long things will take after that? Chain of 3 with no mortgage companies involved.

The EA said funds need to be with solicitor 5 days before it can be paid to the vendor, does anyone know if this is true?

I got confirmation from Nationwide that they are offering me a mortgage today. Whoop
Wasn't too simple as I changed jobs pretty much the week before applying.

However my vendors solicitors are crap
It's been three weeks (I think) and they've still not sent the contract pack to MY solicitor.

No chain. No way we'll complete by 21st September.

No this isn’t true.
Your mortgage lender might need 5 days notice to send the money to your solicitor perhaps.

Been 2 weeks since memo was issued on our purchase and still no contract pack from the seller’s solicitor. Resigned to it taking forever! Finally off on our summer hols tomorrow and so I couldn’t give a fig about it all until we get back!

@Champere thank you for clarifying. I thought this sounded strange. They are saying they may need to change the completion date - but this is from the EA. Solicitors are all agreed but no exchange yet.

@Champere we are in a similar situation! But no contact pack after 5 weeks 🙄

That said, we thought the contract for our sale went out in June, found out last week that the buyers sol never received it. FFS! It's been resent now, but I can't work out whose solicitor f-ed up. Needless to say I won't worry about sending too many emails chasing things from now on. I plan to be so annoying they just want rid of me, in the hopes that speeds things up!

We've found a house! Put an offer in yesterday and had it accepted. Yay! Out buyers were getting impatient after they offered on ours on 3rd August.

Home from hols and thoroughly fed up with insane/unreasonable vendor 🙈. Nearly pulled out last week as we are so pissed off with him but then found out the damp and timber survey had already gone ahead a few days prior (alert from company had stated wrong date) so decided might as well get the report to make a more informed decision. Viewing plan B house on Wed (d&t survey also due then). Also now weighing up the pros (£££s) of just staying put and converting the loft...

Trying not to get too bothered/invested!! On the plus side I taught my first yoga class this morning (side hustle) after completing my 200 hour yoga teacher training in July. There's more to life than moving house 😂.

Hope everyone else is doing ok and not stressing too much.

Its definitely easy to forget sometimes there is more to life than the never ending stress that is moving house.

I bought a plant today for my new house even though we haven't exchanged yet. Worse comes to the worse I have a new plant for my old house

Ask the buyers if they want it. If not put it on Marketplace for free and someone will either take it or not Alternatively places like British Heart Foundation may come to pick it up. Soft furnishings must have the fire retardant label on them otherwise they won't take it. If none of these work then tip it is, our tip has a recycle shop at the top you can drop stuff off at as well.

If your buyers are first time buyers they may be very grateful if you were to leave it for them or even leave it for them for a nominal amount. If you have time it might be worth trying to sell some of it especially the white goods.

Tbh if they bunged me a few quid for it I'd be happy. Nothing would be fine too. Not sure if they are first time buyers but I don't think so. Not sure how to find out. I suspect ex would want to just dump at the tip rather than try and get a few pounds or donate but I'll do what I can to find a new home.

Ask the estate agent to ask them if they want any of the furniture or white goods. The house we are buying is vacant and partially furnished the vendor asked the estate agent to ask us if we wanted anything in the house. We sent him list of things we would like him to leave if possible and he is leaving them free of charge. Everyone wins as he doesnt have to sort out removing them.

Can someone tell me what the building society are likely to need to see? They've had numerous bank statements, pay slips, work reference, p60 .. what else might they ask for? As far as I can see they haven't looked at the credit report, according to credit karma, no hard searches or soft searches for that matter, however credit report is excellent, so shouldn't be any surprises there. No debt at all. Thanks if anyone can tell me what else to expect.

We needed to provide proof of child benefit even though it was on our bank statements and made no difference to our affordability.

Also if you are receiving any help from family for the deposit they may want a gifted deposit form signed.

Due to exchange on Friday. Unfortunately, the first house we offered on we discovered has subsidence. The 2nd home we offered on was accepted recently, but we found out post offer it's going through probate and we don't know how far through in that process it is. We move into rented this Friday until we can resolve!

Am I overthinking exchange day? I've given all the appliances we're leaving behind a good scrubbing and disinfect, and all the drawers and shelves. Planning to carpet clean too, and maybe put a moving in basket together with loo roll, tea bags, etc. DH thinks I'm mad and keeps reminding me we walked into a sh!t tip when we bought it and it doesn't need to be pristine, and i keep complaining about how tired i am and how much there is to so so maybe hes right! I just know its a family with just the weekend to get sorted before the new school year starts... what are people planning for their exchange days? I'm also going to be out the house by 9am so they have the full day to move in!

Grant of probate applied for 26th July and approved 23rd August.
Anyway the possibility is it won't take too long 🤞

This is reassuring, thank you! It's been about a month now since we offered and a few weeks since acceptance and we are STILL yet to determine via solicitor, estate agents, online searches etc if its been applied for/granted/etc. I admittedly know very little about the process, but because house number 1 fell through, I'm struggling to be excited about this one even though I very much am deep inside!! We are in the north east and the local office seems to be newcastle probate office which has dreadful reviews online. Fingers crossed we get some progress soon! Thanks for sharing your experiences.
