As @fromtheshires is in their new abode, and we've almost filled up the last thread - hope people don't mind me starting a new one.

My situation: waiting on survey reports before enquires/searches can start - so expect i'll be here for all 40 pages.

Hope exchanges and completions come quickly for all and no-one has the christmas 'will we won't we'.

I would book anyway if you have the option to change it. We were supposed to complete in the 29th but had to be moved to the 3rd sept because vender couldn't book the removals - they were all fully booked. Good luck!

That's our worry - we can't book our preferred removals as we'd have to pay the full cost if it doesn't happen so we might have to go with a different one who aren't as good but we don't have much choice now. DH wants us to risk it but I've said what if others in chain also can't get removals and then need to delay completion!

Yay we have our mortgage offer! So hopefully things will get moving.

Also our vendor moved out of the property months ago and has left all the white goods and some large but not fitted wardrobes which he has said we can have for free which is great as all our kitchen appliances and wardrobes are fitted and therefore have to be left behind.

I think we are just hiring a van to move as it will mainly be beds, chest of drawers and desks etc to move. The sofa is making it's way straight to the tip and we will live on camp chairs for a while.

@kirinm Sorry you're having such a bad time with your estate agent. In my experience it isn't the norm. For example, I e-signed my contract and got sent a copy straight away. My EA has also always shown up when they said they would and have gotten to my house early before viewings (they have a key but I can see them on my ring doorbell).

i got sent the photos and blurb before it went on rightmove and was told i had to email to confirm i approved it before they would make it live.

Not sure what a good number is for viewings. My EA said it's very quiet right now because of school holidays although I disagreed somewhat since mine is a FTB house and I doubt most FTBs are away right now. I had 10 viewings booked, 2 ended up as no shows, and one offer which I've accepted.

If I was you I would go into their office and complain in person.

Not a single item has.been packed!
We're packing some essentials to go move.in with my parents for a month until our purchase is ready but the rest will be done by professionals because I am too pregnant even consider doing it myself.

100% money well spent on a packing service 😂

Hoping next week will bring news of a move date but still have the underlying fear that buyers will pull out as last ones did. Nothing to suggest this so trying hard to stay positive.

Months ago. To tidy and clear stuff plus to claim what I want to take. House is sold. I've found somewhere. No idea of time lines.

I received the memorandum of sale related to my purchase yesterday, is said to speak to my conveyancer to make sure things are progressing but do I need to
. Surely she's received everything as well?

We started declutterring months ago before we had sold and now upping it- clearing shed, loft etc. Have made numerous tip trips and trying to work out what we definitely don't want to take to the new place. Getting very excited as no chain either end so hopefully won't be too long now!

We are asking our sellers today if they will consider purchasing the freehold of their house. I don’t really want to go ahead anymore but my partner wants to see what they say before making a decision. Even if they did buy the freehold for us to progress the sale, it’s going to add another few months onto the process. Cannot believe how complicated our no chain purchase is becoming.

Can't you just buy it yourself once you own the property? Could make a lower offer to reflect the cost? I don't see why it should hold up your purchase. I bought my freehold, it cost about £700 I think and the paperwork took two or three weeks to come through in the post.

Positive news!
I know, it doesn't happen very often!

Just had a very frank and positive conversation with our solicitor re our long delayed purchase: apparent our vendor has been very old.school and overly detailed snd honest in filling out the enqueries forms including details normally found on a L3 survey so it's taken a while to get through.

Good news is the purchase isn't as far off as we thought and she even offered.to.try and link the sale and purchase (even though we agreed to break the 4 person chain to keep everything moving)

We decided to keep to the plan as we.might need to do some work before we.move.in and I don't want to be sorting moving dates around giving birth 🙃

3 weeks to completion on our sale, buyers.are.pushing for earlier dates so fingers crossed there's no last minute pulling out.
Although it's a.bit rushed we're happy to oblige to keep everyone happy.

We won’t be able to buy the freehold until we’ve had the leasehold for a couple of years and we’re not comfortable with that. Our solicitor also said it would be pointless knocking more off the offer because of it because of the type of leasehold it is. I think we will probably pull out anyway as I just don’t believe that the sellers forgot they had a leasehold property and it makes me worry what else they have fibbed about, particularly as they have done some work to the house including a loft conversion and joining the living and dining room together.

I wouldnt personally think I you need to pull out because they had building work done and you don't trust them. As long as they have building regulations sign off certificates and your surveyor is happy, the work is fine, whatever they say. Up to you though obviously.

Yes we could be being naive first time buyers I suppose. I have little confidence that they have the right paperwork for anything especially given they don't even know the tenure of their house, apparently.

It's been 3 weeks since we accepted their offer and we haven't found anything yet. I'm hoping the house we have a second viewing on tomorrow will still seem as great the second time and if so we'll be offering, but if not, do we need to start viewing more stuff that we wouldn't have considered previously yet? All you buyers - what sort of timescale seems reasonable to you?

It depends on how much they want the house I guess, and how soon they might need to move? You also don't want to rush and just buy any old house that doesn't meet your requirements.
