New Malden house - is this house worth the price?

Just wondering if people who know New Malden agree with the price of this property?

It's in our budget, but I'd prefer semi-detached at the very least. If a similar house comes up nearby or on the same street, we'd consider it but I don't know the area too well. I don't know if it's over-priced (feels like it might be?).

I've only been to the high street a handful of times and liked it.

Really appreciate anyone who can advise.

Catholic as I thought & as someone who went to Catholic schools in SW London they can be very hard to get into if you don’t meet the specific criteria & of course distance isn’t high up on said criteria.

I’m surprised the Coombe schools are so in demand as looking at the GCSEs results they are pretty average but that may be due to the lack of non faith options.

obviously going private opens up loads more options.

And of course to go to the grammars you can live some distance away although I know some of the Sutton ones have small priority for certain postcodes. I know Tiffin has a priority area but it’s pretty large.

Yes par for the course in this corner of the world, it’s a premium street but utter madness I do agree. Other areas in New Malden are cheaper although that’s a lovely, nicely extended house.

It’s even more realistic in inner London, you’d would be looking at 1.3m for a terrace. And as for central London 😆

You’re close to transport links but the Beverley Park side is much nicer than other side of High Street. Christchurch and Groves areas of New Malden also nice but you’ll get Burlington primary catchment at Beverley Park.

Hi, just wanted to jump on this thread as noticed people who know the areas! We are looking at where to move to soon (3 dc (mix of boys/girls), ages 8,6,3), would like minimum 4 bed house. We are considering NM as have heard good things about coombe boys/girls but obviously can try for tiffin (and I think one of the Sutton grammars?) as a bonus. We are in the early stages of thinking so far, but have also read good things about Worcester park, particularly for secondary catchments. Is this a nice area to live?

I can see surbiton has been recommended on here but from my understanding, it's not in the catchment for any decent state secondaries? Please correct me if wrong.

North Kingston also a consideration (for TKA) but not sure we could afford a big enough place for our needs.

Would really appreciate thoughts from those who know these areas!

On the market six months? Definitely overpriced, and not worth the money to have neighbours crammed so close.

In terms of Surbiton, you’d actually probably be looking more into Berrylands which is where the 4 bed family type homes are. Surbiton proper is mainly flats, terraces or mansions.
Secondary school wise in Berrylands/Surbiton you would be in catchment for Hollyfield nowadays, mixed comp. Friends are very happy with it. Or in catchment for Coombe Boys/Girls or Tolworth girls. The one to “avoid” (although I think it’s a lovely school and would happily have sent DS there) is Southborough. It’s not so hot from a results point of view.
Really the schools are the same in Surbiton/NM other than Hollyfield which is not an option from NM.
Surbiton/Berrylands are greener and more river focussed than NM. NM has the better high street nowadays IMO. It does feel busier and more built up to me but plenty prefer that vibe to leafy.
Both nice areas really and you can’t go too far wrong. There are literally minutes in the car between them anyway and you will find you use different areas for different things.
WP I know less well.

Sorry, the other residential side of Surbiton is towards Long Ditton - if you go that side you need to plan every carefully and reverse engineer to make sure you get into Hinchley Wood secondary, otherwise your only real option from there is Southborough for your boys.

Are you Catholic? Just opens up more options.

WP on certain roads gives access to Glenthorne & Cheam High I believe. Also the Sutton grammars (some postcode priority) & Tiffins.

lve heard good things about Harris Sutton but no idea re catchment.

You could also look Epsom/Ewell way, there is a very good girls school & I think the boys equivalent is also good.

Thanks for the replies, really helpful. Will look at Hollyfield too. No, we are CofE but from what I've read that doesn't help v much!

We are still considering if N Kingston would be an option for TKA (and possibly Grey Court but I think you have to be more in Ham for that)? But so much less for your money...

Lots of food for thought anyway. Appreciate the responses!
