New Malden house - is this house worth the price?

Just wondering if people who know New Malden agree with the price of this property?

It's in our budget, but I'd prefer semi-detached at the very least. If a similar house comes up nearby or on the same street, we'd consider it but I don't know the area too well. I don't know if it's over-priced (feels like it might be?).

I've only been to the high street a handful of times and liked it.

Really appreciate anyone who can advise.

@igotthemovesbabeee Colleague actually does have her dd in a single sex as she passed the grammar test (you can try for Sutton and Kingston ones from where she is) but she wanted a good mixed comp option and at the time didn’t know her dd was so bright.

@igotthemovesbabeee I grew up in WImbledon, I like it but it’s not quite as nice as it was, unless you can afford the village! If you can afford private school you have a lot more options, secondary schools can be quite tricky in London.

@igotthemovesbabeee I wouldn’t pay more than 800k because it’s too small for me and if that meant I was priced out so be it. It’s different if you’re a bit older and have huge equity to fund an expensive house but I’m a millennial and paying a big mortgage so I need to feel I’m getting my moneys worth! 😆

ah yes, I noticed more Asians in the ara. Koreans mainly, which I very much like. HK buyers troubles me though. Obvs they have the money, but is it a short-lived influx and then they start looking elsewhere and brings the prices down in the near future.

Koreans have been in NM for a long time. Friend sold her house for 40k more than listed but downside she was fighting against other buyers as she tried to upsize. I’m not sure about the longevity although I’ve seen a few posters say grammar areas will get more expensive due to private school VAT so that may have an influence. Schools in London are facing falling rolls due to low birth rates, and people leaving London which isn’t great due to the funding model however I think the outer boroughs are less impacted.

I live in Kingston (Norbiton) and think for the square footage and what looks like high spec finish, it’s about right.

What is nice about NM, WP, RP, Surbiton is you can get a house with off street parking on a relatively quiet, leafy road minutes from a high street and train station. That’s quite hard in inner London unless you have a ££££ budget.

I am just slack jawed at the "off road parking"
You can clearly see next doors car has half its arse obstructing the pedestrian footpath.

I HATE parking like this as both the pedestrian and parker.

I think asking is punchy would be interesting to see agreed sale price in a few months

Our friends lived in NM until recently sold there 4 bed period terrace last year done up for over £1million, similar flaws like tight parking & garden. They look pretty similar though extension was bigger. They luckily got the building work done before the post covid price spike. Their 60k loft conversion would be at least 120k at the point they sold it. A lot of ones requiring improvement no longer provide any financial savings on if they’d just bought it done up, but unfortunately you’d need to wait it out for one that’s done up well & to your taste and if it’s really well done it probably won’t be under £1million.

exactly this! The whole street is like this tbf. It's off putting. It feels like a make-shift driveway.

Very true. This is why I am not looking for a doer-upper house. personally, I think buyers should stay clear of doer-uppers in this market. They are money-pits and will be for a long time.

This house I posted (the first one) although looks good, definitely isn't too my taste. First of all, I don't like open-plan kitchens, but that's just my own taste.

i completely agree. I'm a millenial too (older end of the age range though haha)

I used to live in New Malden so know it pretty well . It’s always been cheaper and less desirable than Kingston and surbiton. It’s got some nice streets with period housing and it’s very well connected - it is quite dull though . Not a huge sense of community , not many events held in New Malden itself . However you do have lots of nice areas near you . High street used to be a bit depressing but I think it might have improved a bit since I lived there and it has a nice park .

it’s quite hard to find a house with off street parking 5 mins from Kingston station though. I don’t love Kingston centre personally, good amenities but wouldn’t like to live so close but I wouldn’t live a drive from amenities either.

Looking at what’s for sale in Surbiton you seem to get more house for your money but as I said I’m not sure on the school situation there.

I've only seen it a few times, mainly the high street and seen a couple of houses.
there are a lot of older houses, which i'm not too bothered about so long as it's looked after and not a doer upper. this market is not right for fixer uppers with the high cost of renos!

the high street has a waitrose, M&S. I don't shop at these ever. I think they'r overrated, and waitrose basically sells everything sainsburys does but it's more expensive! anyhoo, people seem to think a waitrose and M&S is a good sign of the area... i think it's more a sign of snobbyness haha at the risk of offending people on MN 😇

what events are held in kingston and surbiton? :) i'd love to know so i can google about them

me too! 950k for weird parking, terraced, small garden is a bit much, even though it looks like a lovely house.

can’t speak for Kingston but it’s a much bigger town than NM or Surbs
You won’t be buying in central Surbiton with that budget but look at Berrylands which sounds potentially a bit more what you want anyway. Lovely housing stock and streets and a nature reserve but still part of Surbiton (ignore anything you read about the smell, that is a decade out of date)

Long Ditton is the other side of Surbiton and you can sometimes get your child into Hinchley Wood secondary from there if they go to the right primary. Definitely feels a lot less busy/urban/towny than NM tho.

if you can share, and i'd understand if you didn't, could you share what road they lived on. not the door number, but just the road. it would be super helpful. thank you :)

I’m going to drop Cheam into the mix. Good schools, massive park, some very nice houses. Prices similarly to NM, I think?

Downside: the village is cute, but there’s not much to it.

Yes, I heard it's a cute village-y feel. I've driven through it when we first started our search, but it felt a bit too quite to me. i don't know, maybe i should explore it again! thanks for reminding me about it
