New Malden house - is this house worth the price?

Just wondering if people who know New Malden agree with the price of this property?

It's in our budget, but I'd prefer semi-detached at the very least. If a similar house comes up nearby or on the same street, we'd consider it but I don't know the area too well. I don't know if it's over-priced (feels like it might be?).

I've only been to the high street a handful of times and liked it.

Really appreciate anyone who can advise.

Looks about right to me. New Malden is less desirable than Kingston, but this house is already extended and modernised, has parking, close to the station, south facing garden.
If you see others that need work then factor in lots of build cost.

It's sold though so if it isn't sold to you it might be irrelevant!

The price seems right for area and what it is, station proximity, size etc. I felt like New Malden is a bit overpriced generally but I suppose it's a matter of preference and I just prefer the areas of SW London to the East of it.

No, i haven't bought this one at all, it's not sold to me at all. I was looking at it before, but another buyer's offer got accepted.

I didn't have much info at the time to make a decision, but i thought if another one comes up nearby at least I know the area a bit more and the price I can expect.

To be honest, i think it's a bit overpriced that's why i was stalling. The garden is quite small, and even though it's done up, it's terraced and the parking looks very tight. I'm on MN to see what others thing though, just to gauge opinions :)

You'd get into coombe girls from there which is a plus point.

It's probably about right, because of all the work it's had done. But I would keep looking for at least semi detached.

Actually I'm really posting because of the Beverly Hills, that's hilarious (well done, estate agent 😂) It's probably near Beverly Park, that's all. Some of my mis-spent youth was in that park with ye old faithful Diamond White, but that was 30 odd years ago!

Hahhahahah I just saw it on google maps. That's actually hilarious. I need to check that park out actually.

Btw, the reason why I'm not sure about the prices in the area is because literally on the next road this doer-upper has gone for about £800k apparently (EA told me they already completed). It's a bit confusing for me - this house is quite small with really only one reception room:

I like NM but boys secondary options are trickier. Prices seem to have gone up there quite a bit though over the last few yrs.

yeh, agreed. I'm a bit worried about that. I'm not sure if it's the pandemic boom effect and the houses are actually worth less.

I like the high street, the area seems fine, but £950k? it's a lot money.

Colleague lives in WP, very near a popular, good primary and she moved and had quite a lot of interest. Lots of Hong Kong buyers, maybe that’s a factor in NM too.

ah yes, I noticed more Asians in the ara. Koreans mainly, which I very much like. HK buyers troubles me though. Obvs they have the money, but is it a short-lived influx and then they start looking elsewhere and brings the prices down in the near future.

What is the order of desirability would you say for the following areas:

New Malden
Worcester Park
Motspur Park (I don't know this area at all though!)
Raynes Park
Surbiton
Kingston

Yes NM has more older housing stock but friend chose WP as she got more for her money and more importantly she has both genders so schools were the driving factors.

this is a good point! I'm not a massive fan of single-sex schools and it is a pain for parents with different gender kids

@igotthemovesbabeee it really depends what you want.

I don’t think Motspur Park has much going on in terms of high street and if you go for Merton schools the best are faith and single sex I believe.

Surbiton is nice, further away but good transport links. Don’t know about schools.

I like RP but again depends what you want from schools.

Personally, i want to be in wimbledon, but totally priced out for the house we want. we can get a two bed, but it's not enough for my family. so we are looking further out.

it's such a pain as the HK buyers are kind of skewing the prices to me.

I know NM & WP very well.
personally prefer WP, but it’s quite expensive too.

@igotthemovesbabeee Colleague actually does have her dd in a single sex as she passed the grammar test (you can try for Sutton and Kingston ones from where she is) but she wanted a good mixed comp option and at the time didn’t know her dd was so bright.
