New Malden house - is this house worth the price?

Just wondering if people who know New Malden agree with the price of this property?

It's in our budget, but I'd prefer semi-detached at the very least. If a similar house comes up nearby or on the same street, we'd consider it but I don't know the area too well. I don't know if it's over-priced (feels like it might be?).

I've only been to the high street a handful of times and liked it.

Really appreciate anyone who can advise.

Yeah the high street village in Cheam is pretty nothing which is a shame/odd as lots of money round there. Maybe it’s an older demographic, I also think it doesn’t feel like London in terms of buzz and diversity which some of the other areas have more of. Feels like you are in Surrey proper if that makes sense!

I know the area I wouldn’t have paid that for a house in New Malden no way. I’d rather have a slightly smaller house in Kingston or Surbiton way - in fact I’m not sure it would necessarily be a smaller house! To me it’s overpriced but someone has obviously paid close to asking for it as it’s sold so must be worth it.

I think that’s a fair description. There’s a lot of young families moving from London ‘proper’, though, so possibly changing? A friend bought there last year and was almost instantly part of a mum tribe. We don’t have that sort of thing where I live, and I thought it was rather lovely.

Not that this is relevant to the OP!

Why not try Sutton? You can get to Wimbledon in 20 minutes on the bus.

Where are you living at the moment?

Quite a lot of Sutton isn’t very nice, imo. You’ll get more bang for your buck there than a lot of the places being discussed, though.

That's the price for those types of houses in that part of NM. You're in the catchment for the outstanding infants school and close to the station.

I currently live in New Malden and love it, I think that’s a lot for that house but yeah it’s about the going rate. It’s close to the station and close to Burlington Infants & Juniors.

If you’re thinking of schools and looking for co-ed, I’d say most of NM is now out of catchment for Kingston Academy and also Holyfield in Surbiton, at least on first round allocations. You’d easily get a place at Raynes Park High but a lot of people are sniffy about it.

I think the issue in NM is schools, the lack of secondary options in particular. Burlington is good but its results are in line with most London primaries and there are many with better results. You will find a good primary in all parts of London but as I said previously secondary is the tricky bit.

Doesn’t Kingston have one of the highest CT rates in London, I remember my colleague wanted a house in the Sutton side of WP to avoid that!

Kingston
New Malden
Raynes Park - has really gone up in price recently
Worcester Park - some really nice big houses around here, and much better value for money than RP
Motspur Park - much cheaper area

Surbiton I don’t know very well

There’s also “The Hamptons” not far from there - new build estate on the site of an old sewage works, designed to look like a Disney hotel themed on a New England fishing village. It is quite bizarre.

I went to the Hamptons, it is a bit weird but I thought if I lived there it would be like the beginning of Edward Scissorhands which I quite liked 😆

Does anyone know some good roads in Kingston, close or close-ish to the station for me to explore today? I'm in the area :)

Also, Sutton is somewhere I don't know well. I'll have a look into this!

From Kingston station start by walking to Fairfield Park and adjoining roads Fairfield east/Caversham/minerva- lovely conservation area. New leisure centre about to go in and great school catchment.

Go across to Canbury Park Road and adjoining roads.

Wander over to Norbiton. Look at Cobham/Chesham/Chatham road and adjoining.

Then get back on train at Norbiton station, which is one zone closer to London!

I’d choose surbiton out of that list. I’d love to live there, nice high street, very quick train into London. And the river! Can stroll along there into Kingston. Or stroll the other side into Hampton court.

That house is bang on money wise - it sold pretty quickly I think. New Malden has excellent schools (including girls and boys), very near to Richmond Park and much better train line than Kingston and is cheaper than Raynes Park. Good high street and although it’s not like Earlsfield/Wandsworth etc definitely more going on/affluent than Worcester Park or Motsphur Park which feel even more suburban.

@Towelmode yes the whole of Kingston borough is dominated by single sex secondaries but you’ve got a lot of local parents clearly happy with that, given the huge rise in house prices in the past decade, apparently higher than other areas in SW London.

@Towelmode it’s true they’re mainly single sex. On the state side, Holy Cross and Richard Challoner (both catholic), or Coombe Boys, Coombe Girls are both highly sought after and oversubscribed, with shrinking catchments. Then lots of kids also going to Tiffin / Tiffin Girls as well as all the Sutton Grammars if you’re after selective. Plus a sizeable number in £1m houses will go private.

Yes par for the course in this corner of the world, it’s a premium street but utter madness I do agree. Other areas in New Malden are cheaper although that’s a lovely, nicely extended house.
