How many weeks were you on the market and how many viewings before you got an offer?

We've been on 2 weeks, 5 viewings (no offers) and have a further 2 viewings on Saturday

Feeling disheartened because we've seen a property we like but we're not proceedable yet and I'm worried it's going to get snapped up.

Selling late aunts 4 bed semi, london/ essex borders. had offer within 2 hours, 4 viewings. opposite sold for 750k in hours a few months ago....holding out for better offer as opposite was all 1960's orange and brown formica kitchen and decor etc and aunts is in better state, asking 800k. sought after road with catchment for excellent schools, all walkable. families tend to stay for years and rare to get a house up for sale.

kirkland1 · 09/07/2024 08:09

Had around 10 viewings and 5 offers within a couple of weeks. Sale then took 4 months. Caveat is I also had two other buyers before that which fell through! I found finding a buyer easier but keeping them until the end was the problem 🙈

BrandNewBicep · 09/07/2024 08:27

Went on the market at the end of last week, had an open day at the weekend which resulted in 4 offers all over the asking price. We have another open day tomorrow so will see what happens.

SunshineandShowers000 · 09/07/2024 09:11

We sold on the first day to the first viewers at asking price. We were just very lucky - selling a quirky house in a tiny village and it was just what the buyers had been waiting for. Most properties in our area are taking several months to sell and many are taken off market without selling. The house we bought had been on for almost a year.

MrsB94 · 09/07/2024 09:25

We originally put our house on the market at the start of February. We had 4 viewings and 1 offer the first week. That sale fell through after 8 weeks so we went back on the market with another agent for a further 6 weeks. We had 2 viewings in those 6 weeks and no offers. We were so disheartened so we decided to go down the part exchange route for a new build. Best thing we ever did! Reservation to completion was 6 weeks.

ViciousCurrentBun · 09/07/2024 09:57

Neighbour, almost a year, have dropped by 50k, my friend has just put hers on the market 2 weeks ago and has had no viewings. I keep an eye on an area DH and I are want to relocate to and some houses have been on for months.

ItsCrazyItsParty · 09/07/2024 10:10

Been on a month. Had 10 viewings, lots of positive feedback but no offers yet. Will probably drop price a bit next week but I think generally things are just very slow around here. Luckily we aren't in a rush!

CraftyNavySeal · 09/07/2024 10:23

Had about 15 viewings and got first offer in just over a week, 3 offers in total.

Relatively cheap FTB type flat with a garden in a nice area so similar always sell quite quickly.

bilgewater · 09/07/2024 10:30

13 viewings and about a month before we got a proceedable offer, but all fell through before exchange so staying put. Absolutely colossal waste of time and money and has put me off thinking about moving again for at least 5 years.

homeandstay · 09/07/2024 14:34

Thank you all, seems a view of us are in the same boat.
Have 2 more viewings this Saturday, fingers crossed for a offer

@homeandstay I now have two more viewings on Friday. Fingers crossed for us both!

Brendabigbaps · 09/07/2024 15:40

marketed in January.
first viewing offered, then pulled out, 3rd viewing went all the way but took till June.

TennisLady · 09/07/2024 16:49

On market in January, didn't get any viewings for a few weeks, ended up with a handful of viewings but sold start of April. Still going through the process now with the chain, hoping to complete end of this month.

homeandstay · 10/07/2024 22:43

Well, 1 person viewing has dropped out on Saturday now so just have the 1.

Nothing else has been booked in.

Feel like dropping the price but it's only been on 2.5 weeks.

BirthdayRainbow · 10/07/2024 22:45

Don't drop yet. Our first offer was 50k before the marketed price so people will chance it.

Too early to drop the price especially while you are getting viewings. Good Luck for Saturday! You never know, you may get another viewing lined up by the weekend.

AliceinSlumberland · 11/07/2024 07:14

We were on at 220k, had a trickle of 6 viewings with no offers over about 3 weeks, then randomly got a call from the agent asking if we could do a viewing an hour later. Blitzed the house and did the viewing, got an offer there and then for 215k. That fell through 3 weeks later, house went back up again at 210k and had about 6 viewings booked in again but got an offer of 210 the day after the first sale fell through so went with that. We probably could have got a bit more if we’d have waited it out but they’re FTB and I just want to crack on!

Riva5784 · 11/07/2024 07:41

We have been on the market for 8 weeks, 12 viewings and no offers. The viewing booked for today was cancelled. Luckily (for me at least) the place we want to buy has not sold yet either.

Pleasegotobed · 11/07/2024 09:08

This makes me feel a lot better. We’ve been on about 6 weeks, 13 viewings but no offers. Just dropped the price as i really want to move!

lapochette · 11/07/2024 09:42

It went on the market on a Monday and it was sold on the Wednesday. Couldn't believe it happened so quickly.

mumdone · 11/07/2024 10:32

Sold easily twice, but chain broke first time and second time they had offered on another property closer to parents that wasn’t accepted but weeks later they called and accepted it so dropped us!! Rude. Ha.
So here we go again!

Let me know how you get on, I'm thinking of doing the same.

How did your viewing go @homeandstay?

Quite well I think, but then again I've thought they've all gone well and then no offers.

This couple said they've been looking for something like ours for a while in the area so we'll see.

Any luck with yours?

Been on the market almost 2 weeks and no viewings yet. We are in a Village in Mid/West Wales and property here is moving so slowly its ridiculous! So many perfectly lovely homes taking Months and Months to sell. We know we have a lovely home with lots going for it but we also know we are in an area where property always takes time to sell. I do think we have gone on a bit too high also which is not helping things. But its frustrating and disheartening when you just want to move on with your life but can't. Fingers crossed for your viewing.
