How many weeks were you on the market and how many viewings before you got an offer?

We've been on 2 weeks, 5 viewings (no offers) and have a further 2 viewings on Saturday

Feeling disheartened because we've seen a property we like but we're not proceedable yet and I'm worried it's going to get snapped up.

Quite well I think, but then again I've thought they've all gone well and then no offers.

This couple said they've been looking for something like ours for a while in the area so we'll see.

Or EA postponed the viewings because of staffing. I think they’re flooded with properties at the moment so they can’t cope with all the viewings. They’ve been changed to Tuesday and Wednesday so another 2 days of making the house immaculate 😫 we also viewed a house today we want to offer on but can’t offer until we’ve accepted an offer. Have you found anywhere?

We were on the market for 7 weeks before we got an offer, after 22 viewings. However, that was 4 months ago and we're still plodding on, with no exchange date in sight! It feels interminable...

Yes we have found somewhere but they're not taking our offer serious until we've sold, they've also had other offers but no ones sold, so I'm just hoping and praying we get a offer soon

We're doing the viewings ourself, that an option for you?

I've only viewed 1 and we liked it, nothing else suitable that we like.
Not in a position to offer yet though but we put in a tentative offer in case ours sells.

Four viewings in 4 werks which I did myself. Accepted an offer 3 weeks ago.....bit we haven't found anywhere. So I expect our buyer will pull out next week

Ours was up for 3 weeks in April. 12 viewings, 5 offers, 3 proceedable. We're getting very near to exchange now and 🤞completing this month.

We priced the house to sell and got a cash buyer just over asking.

Ours is quite a unique place though and is in a sought after village, it's definitely a tough market out there for many.

We asked the estate agent if the vendors would consider an offer from us, and although she legally has to pass offers on, she would advise them to not accept the offer because it runs the risk of us pulling out if we find somewhere nicer, might take too long to find a buyer, we might have too long of a chain etc. She suggested we just ‘register our interest’ instead which just seems a little pointless. We’ll offer when we can, but until then there’s not a lot we can do

We accepted an offer from the first person who looked at ours in January. We found somewhere else but the chain is still not formed, I have lost hope now and have started looking at other things.

I doubt this is helpful at all, but it only took us 10 days from the listing going live on Rightmove to accepting an offer. There were 10 viewings in total (although 1 of those was a second viewing, so 9 separate people interested) and at our request the agent managed to group them on 2 separate days, which limited the stress somewhat. 3 separate people made offers, and we accepted the highest offer which was above asking price.

I do live in a location which is sought after, demand outstrips supply, and my house is/was very well presented, if I say so myself! It was a lot of work to declutter, tidy, weed, clean, etc.

Sold easily twice, but chain broke first time and second time they had offered on another property closer to parents that wasn’t accepted but weeks later they called and accepted it so dropped us!! Rude. Ha.
So here we go again!

5% below asking price, going to counter for slightly more.

Been on the market 3 weeks, I think that's pretty good going.

Listed in February. 4 viewings in 5 days and sold in under a week for asking price. Appreciate we were very lucky, but we did do a lot to tidy it and make it look lovely.. and our house appealed to FTB/landlords! Sale completed in June.

We were on first September 23, 8 viewings no offers. Took it off over winter and back on again reduced by 15k in March. 4 viewings one offer, accepted another 10k below asking.

It's a slow.markwt where we are and three huge new build developments within a two mile.radius so.we took what we could.get. desperate to move before baby #3 makes an appearance in October!

Our buyers chain collapsed and we waited until they found a new buyer so we didn't start conveyancing until end of May.

We received an offer today too. It's 2% below asking price. Our agent is advising us not to accept this initial offer and ask them to come back with their best and final offer.

We have been on 9 weeks. Apparently that's around average for around here

That's great @homeandstay ! I'm trying and failing to work out my percentage offer and I think it's more than ten per cent below. Which is crap.

I'm viewing a house next week which has even for sale since November and not had one offer on it.

Now that the market has slowed, is there the same pressure to be proceedable?

The last time I asked, the property market was on rapid spin. I don't think it is so much now. A friend of a friend thinks our house would suit her parents, who have sold and are moving into rental. We're not on the market yet, but have said they can view as long as they understand we're not ready to move quite yet. (we plan to move to a completely new location)

Obviously, their choice but we waited 18 months to proceed after viewing and agreeing the deal to buy our house; we've been here 27 years since, and only one of three similar houses has changed hands in that period. No estate agent has ever been involved in the process, and there's no transaction history to follow.

In our particular case, the seller wants to proceed quickly, because her previous buyer pulled out and she doesn't want to lose her onward purchase.

It also depends where you're looking, I think - in my area there's still a lot of competition for good houses. Demand outstrips supply. We wanted to be in a strong position when buying so we chose the chain-free FTB and not the people in a chain of several. They did also make the highest offer, but we would've chosen them even if it had been a bit lower.

We listed in late Feb, had an offer the same day and spent 10 weeks humouring a buyer who then pulled out on the day before exchange. Put it back on the market in May and had an offer which is now plodding along but no sign of exchange any time soon. It’s ridiculous and I am never buying another house in England again.

We listed late Feb and accepted an offer in early March.
Middle ofJune buyers pulled out.
Relisted again and have averaged 2 viewings a week with one lowball offer and one offer whilst still looking at other houses!
3 viewings this week and we've now reduced house by £35k from original price as we're desperate to move (relocating)
Market has slowed here in 6 months and most houses are being reduced now before selling. West Midlands.
