As @movingtoplan has finally flown the nest, I have taken the torch and started a new thread as there are less than 80 replies remaining on the current thread before its full!

We've had lots of completions, exchanges, offers accepted, maddening conveyancing teams, strange requests, and worries to last a lifetime. Welcome welcome.

My update is our onward purchase was completed months ago but due to buyers pulling out we had to start again with a buyer and they are just in the final stages of conveyancing and we are talking dates! I really hope I am not on the next thread.

DH agrees with you @BirthdayRainbow altho I'm making no decisions today but the stress levels are through the roof. My solicitor was appalled at theirs asking 'respectfully' not to be contacted for a month.

That’s insane. Can you imagine if we all just asked that no one contact us for a month at work?!

@Champere I have never heard of such a thing. My guy said he was beyond speechless! I feel sick and panicked and they've basically said tough. I suspect they are visiting their home country for August and my EA doesn't want to tell me. For their solicitor to say it though boggles my mind.

@BG2015 @fromtheshires argh!! Apparently my sellers decided to amend their mortgage on Monday (two weeks before completion 😲), so of course their paperwork isn’t back so we can’t exchange 😡 until it is.
Meanwhile, they’re on holiday (which they forgot to disclose until a fortnight ago) and the rest of the chain had to suck it up. We are meant to be completing next Friday! How the hell am I meant to book removals when you have to pay to amend dates? I’ve just emailed solicitor to ask they pay my charges if completion date changes.
Im so so annoyed and angry with my sellers. Me and my lovely buyers have waited since February for them to pull their fingers out.

I feel for you @runningmom as it's so disheartening this process.

People are dicks and live in their own little bubble where they really are the main character and everyone else are extras and sod how much money they lose in the process.

They were probably gambling on interest rates coming down hence the delay and replication.

Im going to say you aren't moving next Friday as much as you don't want to hear that. Their solicitor will come back and say as there has been no exchange then their client will not pay for changes to the date. I guarantee it.

It's Thursday so you can drink any time of the day. It sounds like you need one - id be having one for sure.

@fromtheshires I’ll be gutted if we can’t move next Friday. They’ve already delayed us a week through their forgotten holiday. I’m fuming and sat in a packed up house climbing the walls with two kids!

Little update from us, our buyer is still not satisfied with the info we've sent regarding info from our council regarding permitted development and building regs. Got our solicitor to ring hers to maybe talk some sense and hope an indemnity will satisfy. Her buyer is threatening to pull if we don't complete by the 13th so we need to exchange next Tuesday no time to get retro planning or building regs (which it doesn't need because nobody sleeps in it).

I can't believe my lovely cedar clad garden office that replaced a dangerous asbestos timber garage is causing this much bloody trouble. There is absolutley no way the council will ask to remove it and our lovely neighbours are happy with it so they will never complain.

I keep getting numb fingers from the panic attacks, I hate being in limbo, I can't concentrate at work and I don't know what to tell my little boy, are we moving or not, I swear he's picking up on my anxiety (although try to keep super cheerful for him) 😭 plus has his own little worries about starting reception in September. Feel so helpless and so upset that this could all fall through over nothing, I was so confident this was going to go through, our buyer seemed solid, it's a great house she's getting at a great price because I was in a hurry to sell to offer on my dream house.

@Propertyshmoperty soery to hear that. Hopefully your buyer will see sense and accept indemnity insurance.

I know a completion date is only something agreed once exchange happens but surely if all solicitors agreed the 9th to work towards, exchange should have been possible? Except my laid back buyers changed their mortgage on Monday 😡 I’ve expressed on here so many times why I need to move asap, and how annoying my sellers have been and I’m now losing heart that even the 9th can happen. My solicitor is asking me do I want to demand exchange tmw or I move the completion date? I feel I can’t throw my toys out the pram because still want to move on 9th but equally part of me feels like telling the sellers I’ll delay…except I think they’ll like that as they’re only bsck from holiday (the forgotten one), on the 8th 😡

@runningmom the buyers sollicitor can request the lender to fax them the new mortgage offer. We did when we switched rate this week. Then the sollicitor sent it to us to sign on the same day.

@Reno2023 unfortunately they’re on holiday until day before completion 😡 so hoping no paperwork needs signing. Yes I can’t understand why this can’t be sorted in a day. I’m so fed up of the stress.

My seller finally instructed some solicitors after 2 bloody weeks, and the sales memo got sent out last week. I hadn't heard from my solicitor so chased on Tuesday - they send me an email this afternoon 'no we haven't heard anything about a purchase, what's the address'. Ugh this doesn't bode well for organisation.

Also trying to chase up and make sure the bottom of the chain are doing their bit before myself and our buyers shell out for surveys next week - but again, radio silence.

The lack of organisation is driving me mad, and its even worse that its early days and can only go wrong or take foreverrr.

Hi all, apologies as I’m now very behind, haven’t checked in for a few days due to what’s happened in our town, as it happens you may have seen our sold sign on sky news quite a lot this week which has been mad to see. Was convinced our buyer would pull out after what happened but I range the agent today and they’ve heard nothing. To be honest, everything that has gone on has made us love our community more than ever and if they do pull out, it’s our sign to stay.

We’ve come away for a few days as our house is inside the police cordon and it was getting to be a lot. I
just starting to get back on top of things, we had our mortgage offer this week and they have valued the house we’re buying at what we offered - 20k over asking and I’m so relieved as was sure they’d down value and we’d be stuck. Also found out the vendor has offered on a house with no chain so things may actually get moving if we keep our buyers. A very sad week for us which has put things into perspective somewhat.

It only took our provider 2 days to provide a new mortgage offer when we changed the rate. Hopefully your vendors' will get on with it.

I had an email from the council at midnight last night. Our buyers have ordered personal searches, not council ones which would have been back by now. Ten days is their current timing. Why on earth ours have said end of August...it's mind boggling. We think they are using a sub standard solicitor and they are all away. Without telling anyone. For a month. After delaying instruction for 6 weeks. 🤬

Friday again...another week of nothing! We've given them all the potential dates we can do or else we can't complete the sale, apparently our buyers have their contracts and just need to close their LISAs but who knows. Our estate agent is on holiday for two weeks now so I assume the Solicitors can handle things between themselves?

Our purchase is still to get off the starting block.
Turns out the vendor was waiting until our mortgage offer was through, without telling anyone, while.we.were.waiting to get our mortgage until the firs documents had been exchanged. You couldn't make it up!

So we're now on week 10 with zero movement on our purchase.
Plus our solicitor has left the company so we now have a new one who will have to get up to speed with our case.

Baby countdown: 8 weeks.

Zero news too. Emailed everyone I could yesterday to state we must exchange today of hope to complete next Friday. My hopes are waning.
I’m so angry with my vendors who’ve been slow and laid back at every step.
i have no ammo to make any demands. I can’t pull out but how do you make someone aware of how much they’ve stalled things?
For context: they failed to disclose a holiday which meant we had to delay by another week then altered their mortgage THIS week when all solicitors agreed to aim to complete on 9th. 😡
