As @movingtoplan has finally flown the nest, I have taken the torch and started a new thread as there are less than 80 replies remaining on the current thread before its full!

We've had lots of completions, exchanges, offers accepted, maddening conveyancing teams, strange requests, and worries to last a lifetime. Welcome welcome.

My update is our onward purchase was completed months ago but due to buyers pulling out we had to start again with a buyer and they are just in the final stages of conveyancing and we are talking dates! I really hope I am not on the next thread.

Stupid FTB question...but when you get ready for exchange, do you physically have to go in the bank to transfer the money to the solicitor?

Fellow FTB here. It may depend on your bank - I did it over the phone - took 10 mins, no fees to pay.

Last minute flurry of activity and potentially exchange tomorrow and complete in 10 days time. A bit miffed as I can’t arrange a pre exchange inspection - do you think I could ask for a look round early next week? Just to make sure they haven’t gutted the place since I last viewed?

By all means go and have a viewing once you've exchanged, however by then you will be legally locked into buying it regardless.

I mean I'm only doing a pre exchange viewing because the house has been empty for a year and the seller has done a lot of work since we put the offer in (all repainted, some new flooring etc - these were all being worked on when we offered) so we want to see it all completed before we get the keys. Normally I've never done a pre exchange viewing.

@Marshmallowbrain Most banks will only allow you transfer £20k a day out of a personal bank account therefore you have to do what's called a CHAPS payment which can take 24 hours (or more) to reach its destination account. You have to do this in person at your bank.

The NatWest charge £23 to do this. You need to take ID with you and they may ask where the money is from and why you're sending such a large amount of money.

Possibly a silly question, but do you need to book an appointment or do you just turn up and queue? It’s been YEARS since I last went into a branch!

My plan is to just turn up, but a poster below said you could telephone so I may attempt that first - although I'm sure I read that it had to be done in person.

Driving and parking at my local bank is a total pain.

You can just turn up, a CHAPS is a big thing for you, but really easy for them. If you wanted that much as a cash withdrawal you'd need to order it and go through various loops, but a CHAPS is easy. The longest bit will be all the security questions they'll ask you,

So our viewer for tomorrow has cancelled. One the the silly offer couples wanted to come back at 11 today (we were asked at 9), I've said no, house is a tip and err I have to work! So have suggested they come tomorrow.

I wasn’t sure whether pre exchange or pre complete viewings were a thing. It would be good to do a visit before completing so as I can measure up for curtains etc and check which light fittings they’re taking.

I'm going to view ours today to measure and we haven't quite exchanged yet.

There are some banks/building societies that allow you to request a CHAPS payment via Online Banking, so if you're registered then it might be worthwhile checking whether the service is available?

Ha, well as usual @kkate73 I did suggest he called the bank before he went off to check how we would do it when the time came and god forbid, it was far too much hassle for him to do that 💆‍♀️ so we just spent ages thinking of various ways we'd do it because why call and find out when you can just cause anxiety for all 🤦‍♀️

Definitely a thing... Most solicitors will advise you to view before exchanging, as anything could have happened since you last saw it. You're making a huge commitment, and not viewing again is a big risk IMO. Fine to also do another visit between exchanging and completing if you need to.

@ClematisBlue49 hasn't been mentioned by EA or the solicitor at all. Only seen it mentioned on here - also don’t know anyone who has viewed again immediately before exchange unless they were doing so to measure up. I drive past it on my way back from work most days - going to message the EA and see if I can drop in this evening as it looks like exchange isn’t going to happen today now, more excuses from the vendors solicitor.

No news on our purchase today... but after the vendor being super sketchy and slow since the off another (cheaper) house has come on the market around the corner from us which fits our needs (also doesn't need any work where other one does) so we are going to view it as a "plan B" option on Monday. Obviously this is a good thing but it also feels a bit confusing (what if we like it more, what if we dont agree...) Have just authorised checks for our original intended purchase and a full survey so now spending £££s. The valuation came out at £30k lower than our offer (fine with lender because we have a good amount of equity) so we are going to wait for survey results and see if we can get the price brought down. If not we might go for the other house... but suspect that one might have a long chain (current one doesn't but vendor been back and forth on if he will actually rent...)! I know this is a good position to be in btw, just a bit confusing!

We're viewing today to measure up, exchange in a few weeks but it's empty so one of us will quickly view again before then. I think it's important to see something I'm about to drop half a million on!

Also I follow someone on tiktok who arrived on completion day to the entire house flooded from a water leak!

Since my house went back on the market on Monday I've had 4 viewings booked in - 2 later today back to back and 2 next week. My day has been making sure the house is clean and tidy!!

Just left the house and the owners were in, didn't measure barely anything I meant to as we were chatting and chatting 🤦‍♀️ still really like the house, so that's good. We are relocating and I probably didn't appreciate how different it is to where we are now. It's really going to take some getting used to.

Slow progress but some progress. Buyers confirmed with solicitor they’ll do 19th. Vendors also agree but their solicitor waiting on something before he states that to mine. 3 above haven’t been as communicative but I know they’ve all been given the 19th as a floating date.
how close to an agreed completion date would you go? My solicitor says to have a think as she can do it up to and on the day which is petrifying. If it fell through, I’d have to pay compensation to my removal company if less than 5 days notice.

Some movement with my purchase. Had loads of paperwork through today to sign, search report, and deed report.

Will read in detail over the weekend and get it back to them next week.

Feel so relieved that things are moving.

Glad to hear you have had some positive news after all this time @runningmom . I think a week between exchange and completion is most common these days. Failing that, could you get some agreement that if you can't move, your sellers (or whoever causes the delay) will cover the cost of the compensation to the movers?

I clearly need an idiots guide as to what is okay to do...

I haven't updated for a while - things seem to be going smoothly (hopefully haven't jinxed it). Mortgage offer through today.

Annoyingly, our vendor (and end of chain) has now said the earliest he can complete is 1st October as he has an early redemption on his mortgage. It's already been 4 weeks and now another 12! Hope the FTBs at the start of the chain don't mind a long wait..

I'm really surprised your EA allowed it - ours won't let buyers put an offer in unless they are proceedable as there is no point. Positive that someone would like to buy it though - hopefully others who are proceedable follow suit!

@TheEnglishSystemSucks I am doubly pissed off as I told him before I appointed him that I no viewing unless their house is at least on the market. He's told my STBEH it's normal for people to put in offers when their houses aren't in the market. I've not viewed as didn't want to waste their time when I hadn't sold. This is so stressful and I'm annoyed. Agent, h and I agreed the price and now ex h is saying it was put on at too much and agent clearly feels the same.

They've got two weeks to market and sell theirs otherwise mine will be on again.
