Where could I buy a house for 100k

Long story short, I own a house with roughly 100k equity, my circumstances have changed and I can no longer afford the mortgage and am not going to be able to get another mortgage either. I have a bit extra in savings that will cover fees and give me a little cushion.

I live in the South East and I know I'll get nothing here for that and will need to move to another part of the country. I grew up in the NW so I'm drawn there but I could go anywhere really, I've no ties. I can work anywhere in England (but not other parts of the UK). I would prefer somewhere urban or suburban not too far from a city. There are houses in Oldham and Halifax within budget so I'm looking at those but would welcome suggestions.

I want a house rather than a flat but terrace/ 2up 2down is fine.

I know I'm not going to get a palace or anything in a particularly nice area but just want security and permanence.

The other option OP is shared ownership in a decent bit of but still lower priced area, there are lots you can do a 40 to 50% share and if it's a house , it's next to no service charge either, plus a pretty low rent payment of around £200 to 300 a month if you are using up to 100,000k on a 200k house - the terms are much tighter these days on raising rent aspect etc -

This for example in County Durham is £78,000 for 40% and rent is £268 a month- there would be no mortgage as you would be paying the £78000 and service charge is £200 a year. (Not a month as it's house)

The reason I suggest this is it may mean you can afford a better bit of a cheaper area or a much more pleasant/fresher/better insulated house

NE Lancs (IN the valley from Blackburn to Colne via Accrington and Burnley).
Just don't go for the very cheap ones (some are as low as 30K!) as they are probably on problem streets. You'd need to do a bit of checking beofre choosing. But there are respectable streets with houses under 100K. I favour the eastern end, as you're never far from lovely countryside there.

I can't get over the fact you can buy a modern 4 bed town house like this (bishop Auckland) for £129,000having gone down the rabbit hole looking at places like this- it's not grim either!!

What a great thread! I wonder if you could give a little more detail? As you will have an ongoing income is something which requires redecoration etc ok or are you looking to spend £100k for a place which wouldn't require any more to be spent?

Do you expect to continue to own a car, or are public transport links important?

I don't know the area well but enjoyed visiting friends in Lincoln where they had moved for the low prices. From a quick scan on Rightmove there appear to be options. Love some of the suggestions here.

@jayritchie lol. Have you seen some of the £100k houses in Lincoln. Would you like to bring your kids up there or retire there ? Yes there are some pokey flats but most are just grim and need a lot of reno work. Or in student areas. Or high socioeconomic deprivation. Or all three. Added to the fact that jobs are often NMW in those areas. Repeat that in most of the areas in the NW like Blackburn, Oldham etc mentioned. Most folk want to get out of those places 😂

I suspect quite a lot of the suggestions on here are in places that anyone local would hesitate over.

I suggested the NE coast because I know there are some perfectly OK places there with houses under 100k.

I can’t believe Wales hasn’t been mentioned more. Lots of valley towns with houses still below £100k, and all a reasonable distance from Cardiff and Swansea

And whilst Bishop Auckland was a bit run down Jonathan Ruffer has been ploughing money into it - there are three art galleries in the town and he has renovated Auckland Castle and spent money improving the town centre. The Spanish Art gallery was opened by the King. And the head of the Santander bank flew in to visit the Spanish Art gallery. During lockdown he was providing free veg boxes to residents from the walled kitchen garden at the castle. So it isn't too bad at all. Interesting developments!

That’s really interesting. It seems he’s put £160M into the town, which made me think he must be a billionaire that I hadn’t heard of. But it’s a third of his wealth that he has donated to the town, and he believes “no one needs more than twenty million”.

Yes, @JustPleachy a philanthropist I guess. It will be interesting to see what happens to property prices there if he succeeds in making it a major destination for art lovers etc.

@Crikeyalmighty it is a good place with friendly people and often overlooked - also is very cheap - petrol prices are amazing!

@Mytholmroyd I’d like to know what opportunities are like for my kids ? Schools, apprenticeships, essentially do they have to move away to get a better quality of life. I mean it’s great if you can move to the nice parts of these areas (because there are some everywhere) once you’ve sold up somewhere else but the people stuck there in poorly paying jobs haven’t got that luxury. Most of the properties on here are cited as ‘investment properties’ which usually means there’s an issue like anti social behaviour, high crime stats, poor schools etc.

I second Hull as an affordable location but depending on what social life you are looking for I have had mixed reviews about what is available. Halifax is a good shout too in terms of affordability and services. There's a good night scene here too, access to beautiful countryside and it's a short distance to places like hebden bridge and Leeds.

Bradford - areas like Clayton, Queensbury, allerton, denholme and Thornton are affordable but nice. They all have lots of terraced housing. There's alot of negative pressure about Bradford but there are lovely areas too and there is lots to do socially.

Middlesbrough and the surrounding areas also has good affordable housing. It's not too far from the beach either

I don't want to rent out a room, I'd rather live alone in a poorer area than have the hassle of a lodger, I like my own space. Don't really mind a grotty area, I grew up in an ex industrial town so I'm used to that.

I'm not old enough for sheltered housing.

Hull is actually a good shout, I've been there and liked it!

Hull is very much on the Up now too!

Scunthorpe, though most people may scoff, great links to everywhere (Manchester in 1.45 hours, London is only 1.45hrs by train, Doncaster, Sheffield etc only stones throw away) big green spaces and even a uni now?

Selston is a good shout. Quite a large village with good access to Nottingham & about a 20min drive to the Peak District.

You're also close to a few large Notts towns & there is a lot of countryside around you.
