Where could I buy a house for 100k

Long story short, I own a house with roughly 100k equity, my circumstances have changed and I can no longer afford the mortgage and am not going to be able to get another mortgage either. I have a bit extra in savings that will cover fees and give me a little cushion.

I live in the South East and I know I'll get nothing here for that and will need to move to another part of the country. I grew up in the NW so I'm drawn there but I could go anywhere really, I've no ties. I can work anywhere in England (but not other parts of the UK). I would prefer somewhere urban or suburban not too far from a city. There are houses in Oldham and Halifax within budget so I'm looking at those but would welcome suggestions.

I want a house rather than a flat but terrace/ 2up 2down is fine.

I know I'm not going to get a palace or anything in a particularly nice area but just want security and permanence.

South Shields, County Durham, and other parts of the NE have houses in that budget that aren’t in terrible areas. And the NE coast is beautiful.

So encouraging to see all these places where houses are still affordable. I went to see where my family is from last year in Elland in Yorkshire and felt really at home there. Just enough shops and things. Quite a few tidy little terraces for under your budget. Good luck with your hunt.

Barry is very close to Cardiff and cheaper and also Swansea...?

I's go North East too- something between Newcastle and Sunderland probably. I have relatives living in one of the poorer areas but people are actually really close community wise and friendly. Kids can be a bit rude at time but its cheeky talking back rather than say knife crime.

Glenrothes, Fife. 2 bed house in move-in condition sells for about 115k.

A similar house that needed a bit of work recently sold for 91k.

You can get a house for cheaper in some other parts of Fife.

Hull fits the bill 🙂

The Dukeries are right on the Avenues (close to the park, lots of cafes, bars and bus route into the city centre) and will be within budget, here's one example

Try Newcastle. There are 127 houses, (I omitted flats) within a 3 mile radius of the city centre on right move.

@IAmKloot Came on to say Halifax, although they generally aren't in the nicest areas. I'm happy to answer any questions about areas in Halifax though, if you decide to look more closely in that area. The town itself and surrounding towns are nice though

I think Hull gets a bad rep. The old town and the docks are really nice. It is sort of end of the road though and due to the estuary hard to get anywhere else very quickly.

You would get a terraced house in areas of North Manchester like Oldham , Shaw, Chadderton , Rochdale. You have the the tram network for easy access into Manchester or the train into Manchester or Leeds.

OP I was in your position a few years back.
house in Oxfordshire, large mortgage and some equity.

6 months ago I bought a 5 bed, 4 storey Victoria terrace overlooking the sea in the NW Lakes For £150k!
mum on the Cumbrian coastal train line so direct to Carlisle.

I have the Lake District national park 20 mins away, lakes and fells galore.
the beach is like 500 yards away.
Cumbrian people are lovely.

My local towns are Workington (industrial but serves a purpose) and Whitehaven which is much nicer.

I think the area will also keep increasing in value as the south Lake District is becoming over saturated and full of hen and stag do’s, so people are moving further out. Keswick our closest ‘lake’ town is becoming more busy, as is Cockermouth.
Both Cockermouth and Whitehaven have lots of new shops / restaurants / deli’s / yoga studios etc opening up.

so whilst Whitehaven and the area aren’t the trendiest places to live, I can absolutely see that in 5/10/20 years time they’re only going to get better and better.

oh we also have some lovely beaches - St Bees and Allonby. And Scotland is only 1 hour away.

oh and finally - it’s sunny that Oxfordshire!!
yea it’s colder and wetter, but we actually get far more sunshine and less clouds here, especially right on the coast.

What about a nice mobile home similar to Centre Parcs style? Cheaper than a house, could give you more flexibility on area.
