Where could I buy a house for 100k

Long story short, I own a house with roughly 100k equity, my circumstances have changed and I can no longer afford the mortgage and am not going to be able to get another mortgage either. I have a bit extra in savings that will cover fees and give me a little cushion.

I live in the South East and I know I'll get nothing here for that and will need to move to another part of the country. I grew up in the NW so I'm drawn there but I could go anywhere really, I've no ties. I can work anywhere in England (but not other parts of the UK). I would prefer somewhere urban or suburban not too far from a city. There are houses in Oldham and Halifax within budget so I'm looking at those but would welcome suggestions.

I want a house rather than a flat but terrace/ 2up 2down is fine.

I know I'm not going to get a palace or anything in a particularly nice area but just want security and permanence.

Yes, parts are horriffic, but a quick look suggests there are some houses in budget. One round the corner from my first house, and I'd happily live there again.
Worth a look.

How capable would you be to do renovation work on a house?

Plenty of areas in the north/Midlands where you'd get a house for that, but you might need to do a bit of work on them.

Hartlepool. Medium size town with lovely coast. Newcastle, Sunderland and Durham all within 45mins drive

Wow lots of options. Darlington looks like a good prospect too.

To the poster who asked, I'm more of a city person than a countryside/coastal type, I like busy-ness and a bit of buzz, I do drive but I don't want to be rural and public transport access would be a bonus. So far places like Hull, Bradford, Darlington appeal rather than more rural options.

I did just that - moved away from the South East and bought a house for 80k cash.
After looking around Cumbria (Carlisle) I eventually bought a three bedroom Victorian terrace in Hull.
It's a project of a house but I love it.

My ExH liked the idea of being mortgage free, so he moved here too and lives in a large garden flat in a Victorian conversion.

To me, all drawbacks are out weighted by having no mortgage or rent to pay. I work less, whilst having more disposable income than ever before.

I would suggest avoiding modern auctions by the way - which many of the cheaper houses near us seem to be

And if this work ended for some reason? Do you need to be near anything to be able to be employable in future? Or want to consider future proofing for mobility, using public transport etc?

If you'd go further, there are some reasonable areas around Glasgow. My dd2 is starting to think about buying (aye right, when she stops spending her pay on makeup!!) and there are lots of decent options in East Kilbride, where she and her boyfriend are thinking about.

Whereabouts in Halifax were you looking OP? I think that might be a good shout, lots of nice areas nearby and commutable to Leeds and other cities

I'm not worried about the work, I'm self employed in an area where there's always likely to be a need for what I do. I can drive but public transport would be good too.

That house in Richmond is 50% shared ownership - not sure how that works!

You would easily get something close in to Newcastle for that budget, not too dodgy areas with excellent metro transport. If you don't mind a bit dodgier you could spend under 50K. Newcastle is a fantastic city, and the coastline is great
