Where could I buy a house for 100k

Long story short, I own a house with roughly 100k equity, my circumstances have changed and I can no longer afford the mortgage and am not going to be able to get another mortgage either. I have a bit extra in savings that will cover fees and give me a little cushion.

I live in the South East and I know I'll get nothing here for that and will need to move to another part of the country. I grew up in the NW so I'm drawn there but I could go anywhere really, I've no ties. I can work anywhere in England (but not other parts of the UK). I would prefer somewhere urban or suburban not too far from a city. There are houses in Oldham and Halifax within budget so I'm looking at those but would welcome suggestions.

I want a house rather than a flat but terrace/ 2up 2down is fine.

I know I'm not going to get a palace or anything in a particularly nice area but just want security and permanence.

site fees can be at least £2500 a year
some have unregulated energy supply which you buy off site owner at what ever they decide
age limit on caravans on site

Plus why would she when there's a huge amount of perfectly decent areas where she can buy an actual house, in a reasonable area with access to employment, amenities, leisure opportunities etc.

Is Northern Ireland a step too far? Property is generally quite affordable, even in parts of Belfast, where you’ll get the buzziness of a thriving but walkable capital city, great scenery and beaches within a short bus trip, and more or less decent transport links including two airports.

Some areas of Stoke are actually quite nice, it's knowing which areas to avoid.

You'd get a terraced house for £100k but it would probably need work.

Have you considered shared ownership - you can use the 100k to get a chunk and then I think universal credit might help with the rent aspect if you can't work much. Check that out first though obviously.

I live in Leeds and just did a Rightmove search for houses for £100k. There are plenty of houses at this price in neighbourhoods like Harehills but I have to say these are deprived areas. They are very diverse areas (I don't have a problem with this) but poor areas. Deprivation brings other problems.
I personally would live in Harehills if I had to (we go there a lot for ethnic restaurants and food shops) and I always feel safe but I know a lot of people avoid these areas.

I would also widen your search to Scotland.

You could get a lovely flat in many areas or even a small house. Look at places where you can still commute to a city if needed.

I was considering buying somewhere in Troon: by the sea and transport to Glasgow.

Wales as well might be an option for you.

A shared-ownership house might be another option (don't get a flat as the costs of service charges/ground rents and lease extensions can be quite high).

I found this one in Haslingden, Rossendale in Lancs. I know that area quite well. Friendly people, gorgeous countryside, loads of shops nearby. V easy access to Manchesyer for big shops and culture, or to gorgeous Ramsbotton.

In Yorkshire -

Halifax is taking off a bit and I’d say would be a good investment

Wakefield has the Hepworth, Yorks Sculpture Park etc and is even getting a Groucho club outpost

If you want to be connected to Leeds, Keighley (part of Bradford) might work for you - you might even find a bargain towards Haworth

Bridlington has vast beaches and lovely light. Also I think biggest lobster catchery in England, if you like shellfish!

I’d also look further up the coast- Redcar and that way. not terribly far from the north yorks moors national park.

Second whoever said Hull.

Hebden Bridge is one of the nicer areas and if you get contact with the local estate agents, they may find something suitable within your budget. Manchester and Leeds is easily accessible by train from Hebden Bridge which could be useful in the future if you decide to change jobs.

There are houses in preston, great harwood, accrington and oswaldtwistle for £100k atm

Chorley. Some half decent terraced houses, newish flats in housing development just outside.

Good connections to Manchester, Liverpool etc. An hour from the lakes. Decent schools. Employment.

You don’t mention children but job prospects aren’t great for them in some of those areas. Public transport is poor and expensive, cannot rely on Northern Rail so yes there are on paper decent links between Manchester and Chorley or Burnley but reality is different. Not saying don’t chose one of these places but be aware that they are cheap for a reason.

Birkenhead is on the up but still cheap. 10 mins on the ferry and you're in Liverpool.

Wow! I can't comment on any of these areas in terms of what they're like to live in from personal experience OP but can I just say thank you for this thread? I'm in a similar situation, can WFH from anywhere, have about 150k equity and struggling with the remaining mortgage on a fairly basic house in Bristol (notorious for being ridiculously expensive). I hadn't really thought about moving but some of the properties PPs have posted are amazing!

For my part I've just been checking out Sheffield, Manchester, Leeds, Nottingham, Leicester, Newcastle and Liverpool with the search filter on Rightmove set to within 3 miles of the city centre of each and there are soooo many nice 2/3 bed houses with gardens etc within walking distance or a short bus ride to the centre for 100k or under! I have friends who live or have lived in Nottingham, Leeds and Sheffield and all of those sound like really good, buzzy cities with a lot going on. You have a lot of choice!

Sunderland. (And If you're not wedded to the idea of a garden you can get a modern flat with a sea or river view.) Do your research though as some areas definitely less than desirable.

I would definitely look to the NE coast. Anywhere on the Metro into Newcastle, although some areas won’t be within your budget. But that connection with the city sounds important to you, and Newcastle is fab.

Sorry but you won’t find anything much for 100k in heb. Poss sowerby bridge. You’d be pushing it in Tod these days too.

That’s the reality. The desirable places like Hebden B have largely become very expensive. Nice parts of Leeds too, just the way it is. I live in a NW town and no chance would I buy a house for £100k. Most of those areas have lots of anti social behaviour, poor schools, higher crime stats, just not a good environment to live in sadly.

It is ridiculous to suggest you can buy a house in Hebden Bridge for £100K. Mytholmroyd is a massive stretch. Sowerby Bridge has plenty - I linked up thread. Todmorden also good to look.
