The previous thread is almost full! We've had lots of completions, exchanges, offers accepted, maddening conveyancing teams, strange requests, and worries to last a lifetime. Welcome welcome.

My update is that everything seems to be lining up and we're looking at exchange next week. 🤞 Hoping to complete a few weeks after that.

Our EA has got an extra pair of hands to do all the chasing until we complete. We have to complete by the 29th July or it all falls through. Iit makes me feel a little easier knowing we've got someone dedicated to nagging 😂

So I'm a touch stressed- pinned down our EA today and although our buyers have searches back and started enquires (today apparently!) No update on their mortage, they had a valuation 3 weeks ago so no idea what happened there but they said they are applying elsewhere.. EA seemed relaxed and said mid August will still be fine but maybe it means they were declined?! Any experiences of similar?

Emailed solicitor to ask for her supervisor’s email so I can request they sign her paperwork she’s prepared and whether she’s checked top of chain’s status: no response as per usual.

EA says top of chain still finalising enquiries but he’s told them we need to complete in July.

Just need everyone to come together now and discuss exchange dates as wanting that to happen in two weeks so can complete 19/7 but think I’ll be lucky if that happens!

@Stressedoutforever our mortgage took five weeks to come through, then it got retracted due to an issue with the house we are buying, then we had to get another mortgage offer which had a lot of stipulations due to the house we're buying (converted stables), which is taking a long time for our conveyancers to get to the point where they are happy the lenders conditions are met. None of these delays are anything to do with us who are good borrowing candidates. Lenders are very stringent on certain criteria at the mo it seems.

We had on our initial paperwork the name of the paralegal on our file and then 'under the supervision of xxx'. I basically assumed the supervisor email based on their name and the company email address format and copied them in.

Joining the board now, we have received our mortgage offer, and our sollicitor is raising enquiries. She said the enquiries are minimal, to expect to complete in 3 weeks. We are first time buyer buying a probate so no chain. I wonder if 3 weeks is a realistic timescale ?

No news for us.

Our delayed searches should be back tomorrow. The solicitor says that they are still working on our file in the meantime (I don't know if this is true though).

I'm still hopeful for a 12th July completion but me being hopeful and the actual thing happening is a totally different thing.

We're now on 8 weeks since offer, but only 2 of us. No mortgages needed and no onward chain. I'm a cash buyer.

Surely they can pull it out of the bag in the next 2 weeks. I keep thanking them profusely in my emails.

Going to view the house again at the weekend and taking my DS21 too as he will be living with us and he's not seen it yet. The vendor is showing us round so I'm looking forward to asking her a few questions.

This is the fifth week living with my elderly parents.

@BG2015 Fingers crossed - with such a small chain it should be so simple!

We are 3 weeks since our offer has been accepted, and searches ordered today. Hope that seems a reasonable timeline to our buyers..

We are really desperate to move. We go on holiday for 2 weeks on the 20th July which means we then can't move until the 10th August as DP can only have weekends off, particularly so close to a holiday.

I'm panicking about not being able to move money whilst I'm abroad as I'll have to do it in branch via CHAPS.

They've not said a definite no yet, so I'm pinning my hopes on that.

So seems actually going to meet the solicitor in person with the paperwork this morning has done the trick. Looks like we should be exchanging and completing before the end of the day Friday!

Little scare over deposit amount and then confusion as to why I don't have to pay the full deposit to exchange but upon completion but the 5% required in just under our BACS limit so saves me having to go to the bank in the morning to transfer.

You couldn't make this stuff up! We had our offer accepted nearly 3 weeks ago and swapped solicitors details... they still haven't contacted each other with each one saying they've tried to contact the other.. couldn't one of them have picked up a phone.. ??

Thats not how it works. Solicitors are a special type of breed. Our solicitors and their conveyancers were having a ping pong email exchange over a missing document with ours saying they hadn't had it and theirs saying it was sent. Instead of ours just asking for it again or their just saying it was sent but here it is again they each dug their heels in 🤯. Eventually our solicitor 'found it' I wouldnt have known but my solicitor sent me the mail trails as part of the reporting. It was pathetic.

We also had an issue with something where our solicitor had to get the mortgage lenders approval. For weeks they kept saying they were chasing but not getting a reply. I picked up the phone and sorted it within 30 minutes. I then got an email from the solicitors saying they had got a reply. No shit, i did your job for you.

Hi Peeps, just a little update from us, had the level 3 survey back and suggesting we need a new roof plus several other nasties like replacing windows, asbestos etc. Also our mortgage lender down valued the house we're buying by £9k so need to have a think about renegotiating. 😬

Not getting much communication from the solicitor, really wish they'd give us a good idea of timescales etc.

On another note think we might need to start another thread soon as we aproach page 20 and the OP has graduated and will probably leave us to our perpetual misery as she dances off into the sunset jangling her keys.

Can you not transfer the maximum allowed today and the rest in the morning? Thats what i did as a FTB and it saved me £25 in bank fees.

My solicitor was happy with that as it all went in with the references and they tidied it all up

Update from me for today. Our buyers have suggested dates out of the blue and our solicitor has forwarded them on to us to look at.

They want the end of august but because our first buyers pulled out our offer expired mid august. They are going to have to work around this and move earlier and just have to have a couple of weeks overlap on their rent.

Just send the page where the mortgage lender has down valued the house to the estate agent and tell them you need to now offer £9,000 less due to the mortgage lender valuing it at a lower price.

Attaching the report to show the seller this is not a made up figure will also mean they know you aren't just trying to chip away and they will be more likely to accept it as most mortgage companies use the same conveyancing firm.

@fromtheshires well we should be ok. We are doing about 6% deposit, they only want 5% to exchange. The 5% is £250 below our BACS limit.

Selling /buying new build - FTB for our Home no chain as we are buying a new build and are mortgage free . All going well so far, about to exchange in the next 10/14 days. It’s very much squeaky bum time , we need to exchange by 2/7 on ours so I’m desperately hoping our buyers solicitor pulls their finger out. Answered the very basic enquiries last week and there’s nothing suggest any issues .. all in all from putting house on market to getting an asking price offer from first viewing and waiting to exchange it’s been 8 weeks. I’m literally terrified something will go wrong.

I would be asking for at least 9k off the asking price to help towards paying for a new roof
