The previous thread is almost full! We've had lots of completions, exchanges, offers accepted, maddening conveyancing teams, strange requests, and worries to last a lifetime. Welcome welcome.

My update is that everything seems to be lining up and we're looking at exchange next week. 🤞 Hoping to complete a few weeks after that.

Good luck @startingoveragainagain !

we have our first viewing booked for this Friday coming. We’re letting the estate agent do it for us. Any tips for dos and don’t?

for the photos I removed pretty much everything and stuffed It in the garage or the car, I’m talking about things like the pedal bin in the kitchen, waste bin in en-suite, toiletries in en-suite. Assume for viewings it’s ok to leave these things out (as long as they’re tidy/emptied) ?

Fingers crossed for you, @startingoveragainagain !

We took a similar approach, @tazgirl - for the photos the house was beyond pristine, but for viewings we were living there and it showed. We have cats, so we made sure the litter trays were fresh, etc, but we couldn't turf them out the way we could room by room for pictures.

We're completing tomorrow, fingers crossed. We've had confirmation from Barclays that they've released mortgage funds to our solicitor this morning and we paid the rest of the funds on Thursday last week. Spent the morning changing addresses, so far I've done cars, insurance and log books, contents insurance, internet is set up for Saturday as we don't formally move until Friday(we're in rented at the moment). I've done supermarket delivery address and Amazon plus redirection, credit cards and bank accounts.
Can anyone think of anyone I've missed?

@runningmom to be honest I am not sure either. My partner is a software engineer so this is one of the things I am willing to leave to him!

I hid all toiletries and cleaning stuff from all the bathrooms except for hand wash. The bathroom bins are small so they were tucked away but my bedroom bin went in the cupboard and I moved the kitchen bin to the utility room. The kitchen counters were all clear except for a kettle and microwave on one bit and my untensil pots, toaster and air fryer in another corner. I have already started packing so there's not as much stuff and I was worried I'd left it too clinical but my agent said no it looked good.

I had a viewer on Saturday and my agent thinks he'll make an offer but not full asking and I have another viewer booed for this Saturday. I haven't had the offer yet though.

After finding the superior of the solicitor on our instruction and copying them into an email we have finally received paperwork to sign.

No apology for the week long radio silence and a response 20mins after putting their supervisor on cc says a lot.

@tazgirl no the agent is doing the viewings. I'm paying him enough. No offer. The thing they said they loved is now a problem. Idiots. We've only been on a week but I'm so home sick I just want to cry tbh. At least there's another viewer booked in. One more person has shown interest but has not replied to the EA call, text or email. I'm thinking don't pressure them!

Sorry to hear no offer @BirthdayRainbow but positive that’s there’s more interest. I wouldn’t pressure either, if they’re keen they’ll respond I’m sure.
People are idiots, we are getting estate agent to do viewings also as I don’t want to deal with people directly

I am just annoyed as they said one thing to the agent and now saying another. They obviously don't love the house as they don't want to make an offer. I feel I've got the fear. What if no one wants it?

@Unexpectedbaby annoyingly my solicitor is a trainee who has to get my buyers pack signed off by her supervisor before releasing it. So that’s delaying things now. Why am I paying the same for a trainee’s services as a fully qualified one?!

No news from top of chain and how ready or not they are to exchange. My solicitor clearly doesn’t know, my EA says he is going to check (again), so failing me just ringing the the EA at top of chain myself, not sure there’s much I can do. Argh.

So instead I booked with a removal firm and went with the one who can change dates without charge. The others (who I much preferred all asked for quite a lot of ££ to change dates and the way this chain is I can’t risk it).

RE: trainee. Look at it this way- the work.will be so thoroughly checked, and they will be so keen to impress, that you will probably get a better service eventually (we had a similar situation, and she was actually better than the partner actually assigned to us when resolving issues!)

@runningmom How did you find a removal firm? Did you go with one based where you are or where you are going to, if moving a distance? I've no idea of charges.

@Flubadubba thank you, that helps. I've been quite tearful which I know is ridiculous but I've got other stuff going on and I will be okay.

@BirthdayRainbow Hope things get better. Selling a house is one of the most stressful things you can do even when nothing is happening (or perhaps because?!).
It'll happen :) And if it doesn't, it's a chance to fall in love with your old house again.

@Toothspots that actually sounds like a pretty good turn around. Enquiries are one of the first steps, and for all parties to get every reply cpuld take weeks.
Then the surveys will take place by the mortgage.companies and buyers if they order them. I don't know your situation if you're in a chain or not but 5/6 weeks from now seems reasonable.

We had an offer on our house end of May and are looming at an August completion date.

I can't stay here, practically or emotionally, so I have to sell it and it's not the only thing I have to deal with. The move is because I'm divorcing my hateful husband. Plus he's made me unwell so have to deal with that too.

Saturday's viewing has been booked in so fingers crossed. I know I need to toughen up. I'm just annoyed they have come back saying the opposite of what they said at the viewing. Apparently they are so rich they can afford to be fussy.
