The previous thread is almost full! We've had lots of completions, exchanges, offers accepted, maddening conveyancing teams, strange requests, and worries to last a lifetime. Welcome welcome.

My update is that everything seems to be lining up and we're looking at exchange next week. 🤞 Hoping to complete a few weeks after that.

Our house went on the market this week. We've lived here over 20 years, brought the kids up here etc. In my head I know it is time to move on, but I am feeling the stress just thinking about it.

I just want a yes or no to Will it be possible to exchange in 4 weeks time! I feel like ringing the other solicitors in the chain myself to ask the question. I’ve packed most of what I can until a week before, got removal quotes and mentally redecorated every room in my new house, written to do lists and got house insurance etc on hold.
It is so frustrating having someone else controlling your life: one persons lack of communication can mean we don’t move in the next 4-5 weeks.
Can you tell I’m a control freak?!!

@BG2015 yes! All I can hope is that they’re so busy working on my file and ringing everyone in the chain that they haven’t had chance to email me 🤞🙄
I also ask my EA and one of my vendor every fortnight to give an update which takes about 2-3 days for a vague response to reassure me that everyone is working towards a July date (though no one will confirm this).
I need another focus: I’m well aware!

I have had the EA ring me again today to chase our solicitor on an exchange and completion date. The vendors want it done this week and we still haven't had our documents to sign. The solicitor has not replied since Monday when they said they were finalising the report and it would be with us 'shortly'.

You'd think they would want an easier case finalised and off of their desk so they could get paid.

Our searches which should have been back on the 16th are now due back on the 28th.

That probably means a 12th July date to complete won't happen.

Really annoyed and slightly wishing I hadn't bothered with them. I'm a cash buyer, buying on a newish estate and the house is only 12 years old.

But everyone always says have searches done.

Feel really frustrated now.

Surely you don't have to wait for the results if you don't want to? Isn't there search indemnity you can get?

Aw that’s annoying! But you could still complete on the 12th just not have long between exchange & completion.

Or the searches may come back earlier.

We are on the cusp of receiving our second mortgage offer, after the first one was withdrawn due to missing paperwork on the vendors side. Very keen to see the small print to see whether we can proceed without the paperwork, or whether we're at the end of the line. Supposedly the lender is aware of the specifics of our case but I wont believe it until I see it!

FTB at the bottom of the chain is making impatient noises so I'm keen for us to pick up the pace if we have a mortgage, as we are the ones holding the chain of three up now. Not sure what's outstanding on our conveyancer side, I think she pushed us to the bottom of the pile when we lost our lender. I have emails drafted and ready to go out to everyone as soon as I hear.

Annoyingly the hold up on getting it is a signature from my DP for the direct debit. Today is the one day he's not WFH and he wouldn't let me forge his signature, so I have to wait until tomorrow now to get the offer. The suspense is killing me!

Indemnity policy headache part 2. Have had to take out indemnity policy thanks to the missing planning permission. This has added a not insignificant cost to my “bill on completion”. Messages from solicitors today suggests I need to have transferred not just my deposit but also all of the conveyancing bill/stamp duty before I exchange. WTF?! Can anyone help?! If this is before the end of next week (as has been mooted) then I’ll need to draw cash from my credit card/go into my overdraft to manage it until my paycheck arrives. What do people do when they have an unexpected cost at this stage/between exchange and complete?

@TiredCatLady shouldn't the sellers pay for the indemnity policy as it is their defect that you are having to insure against?

I would say can't exchange until after x date so you get paid

@TiredCatLady I would call.your solicitor to check whether this is their actual instruction. I say this because we received some very weird messages like that from.our solicitor, and it turned out that they had been hacked.

I would hope so but their solicitor is utterly useless - part of the reason for the indemnity is conflicting messages from said solicitor from the start. I feel like even asking the question re them covering it would just lead to more delays and confusion.

To be honest at this point I can’t see it completing next week anyway as waiting from an ok from my lender re the policy now.

@Flubadubba yes that’s a good shout - I’ll give them a ring in the morning.

I finally exchanged today! Lease issue from last week turned out to be a non-issue (thankfully) and completion at the end of the month. It's finally becoming real and slightly scary. Hopefully the FTB nerves disappear soon.

No news from my solicitor 😬 so my EA emailed them and lo and behold I get an email telling me there are outstanding requests from n my sale. 🙄 Except we had the work requested done and I sent proof with photos and a builder invoice that we had the requests fulfilled and I sent that information already.
It seems 3 of the 6 properties in the chain are pretty much ready. However, I still need to sign stuff. I’m not sure if the tip are ready but it does feel like we are building momentum.
