The previous thread is almost full! We've had lots of completions, exchanges, offers accepted, maddening conveyancing teams, strange requests, and worries to last a lifetime. Welcome welcome.

My update is that everything seems to be lining up and we're looking at exchange next week. 🤞 Hoping to complete a few weeks after that.

Commiserations to those with ars* buyers who have pulled out collapsing chains. I can only imagine the stress and anger that that brings.
After worrying ours was collapsing, my EA emailed late last night to say they’d sorted the vendor’s onward purchase which is a relief! I woke up in the night then checked messages to see it. Must say having an independent EA (with two houses in chain) is great as they work outside office hours.
We fixed things our buyer wanted too so sent evidence to solicitor who will no doubt take forever to pass it on!
Still dreaming of a July exchange and complete 🤞
This has taken up my head space for six months now which has actually helped with my separation but even so… 😩😜

Oh lovely news @MovingToPlan can't wait to see a final update from you! Hope you graduate with flying colours, you've been through the ringer.

ATM we're looking at a massive list of questions from our buyer one regarding a conservatory that was already built and 10 years old when we bought, asking if its made out of toughened glass. No idea how to answer that lol.

we’re still waiting for draft contacts to be sent… it’s been just over two weeks, but the house we’re buying has already fallen through twice so I’d have thought it would be quicker as seller’s solicitors should have everything ready to go?

Our final van load is on the way. I'm never moving again, either. I'm astounded at the amount of crap we've accumulated over the years, despite ruthless decluttering. Or what we thought was ruthless....!

We've sent a hamper to my buyers for their patience as we cleared the house of the last bits. Also had to post the boiler controls which were packed and sent here without us realising! 😵‍💫

No matter how carefully we planned we still ended up with chaos!

Hi all, can I join?
We've been through the ringer a bit to get to this point but just had an offer accepted on a cottage so we're on the countdown.

Our house sold after 3 months of being on the market, then the chain collapsed TWICE due to our buyers buyer pulling out. We lost out on one house we'd offered on and then the second house we had an accepted on decoded they no longer wanted to move.

We're hoping third time lucky for both our sale and purchase but really can't take any more bad luck.

We're also having baby #3 in September, due to complete on our sale in August amd our purchase shortly after 🫣

So our solicitor said yesterday that they are just finalising the report and will send us documents to sign 'shortly'. Why they can't just say a timeframe I do not know.

EA rung me this afternoon and said the vendors are ready to exchange and are getting frustrated with how long things are taking.

Now I'm frustrated too but more because I am impatient and want to hurry up and get us out of my parent's house. However given that our offer was only accepted 1st May I feel like the process has moved along quickly compared to what it could have. We are just waiting for documents to sign, everything else from what I can tell is done.

Our offer was accepted 1st May and the searches have only come back today.

I'm desperate to move. We too are currently living with my parents and sleeping in a double bed whilst thinking of our super king size one in storage.

We ideally need to complete by 12th July otherwise it will be August as we're on holiday 20/7-5/8.

I'm going to try and find out if that date is feasible and if it isn't then we can get our heads around that.

We're going to view the house again next weekend which I'm looking 👀 to

Currently going round in circles with the vendors idiot solicitor contradicting themselves, things they said literally last week and things they’ve put down on legal documents already. An extension and Schroedingers bloody planning permission.
Everything else is ready to proceed to exchange.
Said firm are apparently 5 star rated but you wouldn’t know it from the mistakes and contradictions on pretty much every document they’ve sent through.
I now need to find out whether I need an indemnity policy for my lender.
I’m at six weeks from offer and have paid extra and pushed like hell to get everything sorted because of deadlines further up the chain and this solicitor has caused issues every step of the way.
Might just go lock myself in the bathroom and scream for an hour.

As mentioned above, we had some issues, including a leak... Just had confirmation that the builders are coming next week to fix the hole in the floor and decorate. The leak caused me more stress than the sale had (up until the buyers pulled out), so I'm going to be very happy to see the back of that little nightmare.

My husband heard today that the flat he wanted to buy has gone back on the market today.

Thanks @Stressedoutforever . My daughter rang them but they weren't prepared to lend either. Said give it 3 months then apply! Her job starts in September she needs the money to buy the house which is 150 miles away from where she lives currently. New job up there too 🤦‍♀️
We're going to have to step in and cover it until she can apply again.
Sorry everyone is having issues.
I'll say it again why oh why is there not legislation in place to make buying/selling a level playing field for everyone .

Feeling sad today! My sellers have pushed back completion day again (now saying mid September) and not given a proper reason (no chain). Everything else is sorted and I'm so tired of waiting, just desperate to get moved in!

My house went on the market today and I have a viewing booked already. Someone else has asked how much it would get in rent each month. I felt a bit oh at that as I want it to be a home, not a cash cow, but now I know once I sell it's not mine anymore and I won't care what happens to it.

Not really! When I put my offer in they said they wanted to move late July after the school term ends (one of them works in a school, the other has put their notice in for July), which is fair so I was happy with that. A bit later they asked for August, and have now said they won't move until September.

The only reasons they have given are that they have a lot to sort out, haven't started arranging stuff yet and they want to enjoy their last summer in the house (they're moving abroad). There doesn't seem to be any compromise either, I tried to suggest several dates in August and they just say "No" with no effort to meet me in the middle.

It's rubbish because since April we've all been saying we'll aim to complete in August and I've arranged my work commitments around that and booked the last two weeks of August off. September is now absolutely full of meetings, training courses and deadlines which I'll struggle to reschedule, so if it does happen in September it'll be a nightmare for me to arrange everything around work.

I have a lot of sympathy for your planning permission stress! I've had to purchase two indemnity insurances as the previous owner (before my seller) clearly had no concept of planning permission!

Ive been decluttering ruthlessly for months and my garage is a thing of beauty! Annoyingly, the ex won’t entertain getting a van to take all the furniture he’s asked for eg dining table, a sofa, king size bed etc as he doesn’t want to pay for storage longer than he needs (though he hasn’t worked he he will be £400 a month richer as he won’t be paying mortgage 🤦🏼‍♀️). He says he’ll do it a week/few days before I move.

My solicitor has now not replied to an email sent a week ago. I find that just unacceptable. I was hoping the chain could exchange in 4/5 weeks but if it’s going to take a week to reply to an email, I’m becoming sceptical.

Just here to moan!!! This thread has been such a source of help for my well-being.

I had this when I sold, my sale to FTBs had already fallen through and initially I felt guilty selling to a landlord but I just needed the place sold! And it’s provided a rental home for someone and when I drive past I can see they’ve made it really homely which makes it feel better!

@runningmom They told me they would be living with family for a couple of months before they flew out to spend some time with them before moving abroad. Maybe that option has become less appealing as time has gone on 😂

@AGirlsNameIsAryaStark September does seem like ages away! I just feel like I'm in limbo at the moment and desperate to move so I can get on with my life.

@BG2015 Thank you, it is really frustrating! The worst thing is they haven't given a real reason - if they were in a chain I would be sympathetic as there's so much out of your control, but when they said "we haven't got round to sorting anything yet" I just think the offer was accepted over two months ago!

@runningmom I agree, a week is terrible. I think I'd be telephoning to talk to the, and emailing the boss to ask why?

I get frustrated with my solicitors but they are pretty good at responding to emails.

We got our survey back today and it was great tbf. Nothing to be concerned about. Now just waiting for the searches to come back.

Do people tend to get updates re what's happening up the chain?

I've emailed my solicitors to ask if it will be feasible to complete by Friday 12th July. That will be just over 10 weeks since offer was accepted. I've asked them really nicely to please try and push it through by then.

I know they probably won't commit to a definite date yet but I honestly would like a rough idea. At least they can hear the desperation.

Searches are back, chain of 2, (is 2 even a chain? 🤷‍♀️) Im a cash buyer and my onward purchase is moving into an inherited property.

Only spanner in the works is I'm buying a leasehold, which I believe can take longer.

I'm hoping that because I've not heard anything they're beavering away behind the scenes.
