Only 1 viewing?

Hi we went live on the market last Thursday, we havr 1 viewing booked for Friday. I am only allowing proceedable buyers currently due to being unwell.

we are in a very sought after location, detached with a huge garden (biggest in our area)

new kitchen & bathroom, very neutral and modern throughout, you could just move in! Neutral but still homely.

we have priced 40k less than the other detached for sale. We have actually priced low for a quick sale as we have seen a property we like.

why aren’t people wanting to view?
we really dont want to lose the property we have seen.
the pictures are fine, the price is good.
is the market really that slow currently?

The property market is stagnant in most areas. Plus you haven't been on for long and have reduced the number of potential viewings by saying you only want them from proceedable buyers, which is sensible.

I think it's too early to worry and give it a few weeks. The good thing about a stagnant market is that the other house is unlikely to sell quickly either unless it is very competitively priced!

The housing market is very slow in some areas - by only allowing proceedable buyers to view you are reducing your pool of prospective buyers.
i would let any interested parties view.

From next week we will be, ive been really unwell and struggling to do anything so only proceedable buyers for this week whilst i recover.

How many requests have you refused and to what degree were they not proceedable?

I haven’t been told of any requests.
The estate agents have been awful, so many problems before we even hit the market.

If you need a quick sale I can't really see the point in accepting viewings from people who are non proceedable, especially while you're poorly.

Why did you use them, or had you already signed up with them before things deteriorated?

It is not an online only agency is it?

No a well known company - a friend also having issues with them.
unfortunately tied in now, issues started after.

Not necessarily. We're selling our house and while we had 3 viewings in the first week nobody made an offer. Three weeks later we had a flurry of interest and accepted an offer yesterday.

Absolutely see no problem with you saying "proceedable only" in the circumstances. It doesn't rule anyone out because if they like the house and become proceedable then they can still book a viewing when that happens.

BUT: it doesn't surprise me that it means you have only had one viewing. A lot of the people out there viewing at the moment are on the market but unsold. At least 50% of my viewings were unproceedable and the people who offered were one of only two that I know for certain were proceedable.

However, when you are feeling a bit better, I would definitely look at your listing and see if you think there's anything about it that could be off-putting or made more appealing?

Also, it was Easter weekend etc- for some people that is a busy time so may reduce viewings? Things may pick up a bit when the schools have gone back if it's a family type home?

Family home in sought after location for its primary school.

I think the listing is ok, floorplan is available- one photo i think could be removed but i think I’ve emailed the agent most days now and must be driving him batty!

Yes i think its ok - it shows the house as it is. Floorplan is also on there. One photo isn’t great so perhaps i should ask that to be removed but I don’t think that photo in itself is enough to stop people viewing.

Can you do an Open Day? And open it up to all viewers i.e. not just those immediately proceedable. That way you only need to get the house show ready once. We sold to someone who came to our open day and bought the house we moved to from being here at open day.

My concern with the only proceedable buyers is sometimes EA decide only proceedable means those who will see their mortgage advisor or use their services for selling etc - this could stop a suitable buyer viewing your property.

Of course you have a reason for stating that but a buyer could become proceedable the day after requesting to view your property, if the EA has stopped them, it may deter them from trying again.

Also Easter school holidays I expect will slow viewings down - they may pick up once schools return.

I agree. The people we sold to last weren't proceedable when they viewed. We weren't proceedable when we viewed the house we live in now. Sometimes in a stagnant market allowing people to view who aren't yet under offer can lead to someone not 100% sure about selling to go on the market just to buy your home. Especially if it's as attractive and well priced as you suggest.

I think when you're recovered consider opening up a couple of weekends to viewings beyond those under offer.
