Hi we went live on the market last Thursday, we havr 1 viewing booked for Friday. I am only allowing proceedable buyers currently due to being unwell.

we are in a very sought after location, detached with a huge garden (biggest in our area)

new kitchen & bathroom, very neutral and modern throughout, you could just move in! Neutral but still homely.

we have priced 40k less than the other detached for sale. We have actually priced low for a quick sale as we have seen a property we like.

why aren’t people wanting to view?
we really dont want to lose the property we have seen.
the pictures are fine, the price is good.
is the market really that slow currently?

Thank you this is what I’m unsure of.
They told me they would be cash buyers and require no mortgage to move.
They told the estate agents this morning they we’re hoping to be further along in the sale of their own property but it isn’t essential just more ideal.

They are an older retired couple.
So I think they have the cash but ideally if they were sold it would help even more.

some people use the expression to mean that they don't need a mortgage (i.e. own current property outright and the one they will buy is lower value ) but they do need to sell their existing property, which isn't nearly as much of an advantage.

they have cash but require their property to sell. No mortgage on current property but need the money from its sale to purchase.

Yes we sold ☺️ we dropped the price again. Had two offers that week and somebody also tried gazumping but we said no.

Congratulations! Can I ask how long it took and how many viewings you had? I'm in a similar boat right now and it's getting frustrating especially as we've found a house but they won't accept our offer while we haven't sold.

So we dropped 30k in the end and sold that week. We had about 6 viewings in total, accepted an offer from the 5th viewer and the 6th called for a second viewing the same day.
Within that week somebody also rung and offered 10k over what we had accepted but we said no.
we are a corner plot detached and the 30k drop put us cheaper than the semis going on in the same area.
we definitely could have held out for a little more but i just wanted a sale.
we sold quite quickly tbh, within 4 weeks ish.
but we are on a sought after estate with great schools.

we took into consideration that our house needs new windows, only has 1 bathroom etc and decided the big drop in price would cover that.

We actually went for a house on the road behind - we offered on the one we wanted they declined then within an hour the house behind dropped its price and we decided we actually prefer the location of it and loved the house equally so all ended well.

That's excellent news @Violetandpurple. It sounds as if you were very pragmatic and straight in the way you dealt with your home sale and now you are where you want to be.
