Having a bit of a trawl and I realised their search function is quite outdated. I'd love to see the ability to filter by more than just location - so you could search for Georgian houses anywhere in uk, or filter by acreage, or renovation-ready, or new-build, or with pool, or whatever you want to buy nosey at 🤫

Anyone else with me and if so - how do we get the message to the gurus at Rightmove? 😁

You can filter by new home. I think some would be harder; 'renovation ready' - what does that mean?
But agree the filters are too general. I imagine they are trying to refine it, and something like land mass would be straightforward, but as the information for more detailed information is from literally thousands of different sources (estate agents), hard to standardise to some extent.

@mondaytosunday The estate agents would have to add tags or something similar when they add each property. So it would start with new listings and then could be backdated to include older listings. Renovation, I guess I'm thinking of the 'in need of modernisation' homes, and people who prefer a project than something ready to go.

thing is, rightmove makes its money from people advertising houses for sale, not adverts, so it doesn’t need to make it more user friendly for people who are nosying for fun, but not really buying. Realistically, how many people are looking for a particular style of house or acreage with no geographical limitations?

most people start with location and budget, within that they can filter size /number of bedrooms, it’s unlikely many estate agents need their listings to be filtered by much more than place and price and size.

Agree with PP that most people are looking in a particualar location . I guess if you choose a big city like London or Birmingham which will already have a large boundary and then set your distance radius to 40 miles you can cover a lot of the country in one search.
Then the keyword function can also be helpful for features such as garage, workshop, sea view,etc

On Prime Location you can put in "Keyeords" - so cottage, or sea view etc

The online version used to have a ‘character property’ filter but I don’t think it does anymore.

They added a council tax section to the listing details but it always just says ‘ask agent’.

I would love to be able to filter by acreage and double garage.

I thought this too, had wanted to be able to search for homes in a cul-de-sac in order to exclude those of main roads.

Dream house then came up in a Rightmove search - it’s on a main road. Could not be any happier where we are now.

I really would love to be able to filter on flats with roof terraces though, for when/if we downsize.

The keyword function that PPs mentioned helps you search for most things that would come up in a normal house search when someone is buying/renting.

I think it would be useful to have more options around garden and parking. Parking can include a driveway for 4 cars and room at the front/side to 1 allocated parking space not actually near your house. Same with garden - is that a postage stamp that is paved or is it 3 acres with orchard, meadow, pond and 5 greenhouses? You can pick house type - detached, semi, terraced bungalow and also new built, retirement only. So it shouldn’t be too hard to add parking - allocated space, driveway for 2 cars, large driveway - and garden would probably be best in size groupings. You could probably add state of renovation too - full renovation, partially modernised, recently renovated and new build.

I'd love to have a search feature for amount of downstairs reception rooms. We only need two bedrooms upstairs but our ideal would be to have two downstairs plus living room and kitchen, but the searches are all bedroom amounts

I would like to search for those with two toilets. Whether it's an ensuite or cloakroom, it doesn't matter.

I would like to block all auction properties, including those by the Modern Method 😡

I have noticed that I get a few different properties if I search by 3 miles AFTER the 5 miles. No idea why that happens, and it's not as if they've just been added (some have been listed for weeks!).

@Pixiedust1234 with you on blocking auction properties. Will be nice if they included it in one of the tickbox’s of what you could filter out to not show.

Would also love to see a filter that differentiates flats from maisonette

I suppose this is where the good old fashioned estate agent comes in. You can specify exactly what you want and they will let you know before anything is listed/being sold privately.
But yes when one just wants to scroll through Rightmove, it’s most annoying not to be able to filter by age of property! 😂

The real customer of Rightmove is not the person buying the house but the estate agent who pays for the listings.

Therefore it makes sense that the tool is optimised for the needs of estate agents . They just want houses to be seen by as many people as possible, regardless of how well the house fits the consumer's needs. And it is true, when you start your search for a house, there's usually a compromise with elements of your wish list along the way, so too much selection upfront would prevent this..

If we wanted an efficient tool, I think we'd need to cut the estate agents out of the equation and the buyers would have to pay for the service. At the moment it suits Rightmove & estate agents to have a very blunt tool.

I wonder if you could get an AI agent to do it all for you..might give it a go..

As a serial browser the biggest issues i think need addressing are:

Auction filter
Freehold / Leasehold filter
Incorrectly filtered reporting function

The last one may sound odd, but the amount of houses I've seen with my standard parking and garden filter that have on street parking (aka no parking) and no garden other than literally space to put two/three bins is just silly.

On Rightmove overseas property website you can add keywords eg pool garden, they could easily add more filters in, like on AirBnB.

The RM app has barely been touched in years development wise.
I think the website version is better with filtering but it's pretty poor for such a big app. Trying to search for seafront properties, for example, is a PITA. Would love to get my hands on it.

Disabled access would be a very useful filter for people who because they have a member of the family who uses a wheelchair have very very little choice when searching for somewhere to buy
