The conveyancers in the chain are taking ages to respond to each other, and that's even with me checking in regularly, and a keen vendor doing the same. It's massively infuriating - are conveyancers genuinely so busy that they can't keep on top of their correspondence, or do they prioritise their communications based on some random alignment of stars and planets?

I think they have a big wheel in their office like on the wheel of fortune with everyone's emails and they pick up the one it stops on.

In all seriousness I think some of it is workload related as they will have a fairly big workload, however in no other profession would it be acceptable to wait nearly a week to confirm that they read an email that was sent to them the week prior by the other solicitors. It's obvious that it's a race to the bottom with fees to get work and they aren't employing enough staff to maintain a good level of service.

So EA pushed my buyers ((FTB) today to ask why they hadn’t ordered survey (chain closed a few weeks ago but we accepted their offer on Feb) and apparently they weren’t going to get one!! My EA told them to so now they’re looking into that 🤦🏼‍♀️ I mean top of chain only just starting process but I’m a bit annoyed they didn’t have one weeks ago. I guess I’m worried they’ll find a massive issue like my house is subsiding (it isn’t) 🫣

@toni1602 at least you’ll have the summer to get straight? I’m dreading completing in September with one day off to move and a summer wasted really of waiting. Hence why I’m pushing weekly for updates.

Why do they need to get a survey? We have bought without a survey several times both in the UK and elsewhere. If they don't want one they don't have to have one!

I agree. They don’t need a survey but as FTB I guess the EA had duty if care to tell them about the process and put them in touch with some surveyors. Mine is a 1930s semi so it will have the odd patches of damp etc but I’m scared that as FTB they’ll be scared by it.
The E A above has apparently planted the seed of end of July to top of the chain which would suit. Fingers crossed

I cried on my solicitor after signing, I had breast cancer back in 2018 and this is the first time I have felt brave enough to move away from my surgeon/consultant, as well as moving area and leaving friends behind. It is a bit of a wrench, but I think a good move, so I'm not sad, just emotional!

Don't worry about braking down. It's a big thing to move away from your support network even if it is oncology and hospitals.

We've had confirmation today that everyone is in agreement for completion on 20th, our sellers managed to agree a weekday in the end! Fingers crossed it actually happens!

Can I join the waiting room?! After nearly losing the ability to get a mortgage, we're back on track! In a chain of three; FTB buying from us, and we're buying a probate property.

We've instructed solicitors and all of our paperwork to date is complete. I think were all using the same solicitors (recommended by our EA - we're all with the same EAs) so I'm hoping that makes things quicker.

I LOVE our new house although equally petrified of the move. I didn't anticipate moving during such high interest rates and instability. We're also doubling our mortgage which feels scary and reckless. Although it's for our dream property.

Anyone else excited but scared?

@WitchyWay terrified all of the time to be honest!!!! But I'm sure it's the right decision for us! We're exactly the same, selling to FTB and buying a probate sale.

How convenient being with the same EA and solicitors!!!

I'm also glad I'm not the only petrified one! We're still on our low mortgage rate so have had a good few years of being very financially comfortable. Will have to get used to being a bit more cautious...

@WitchyWay I’m porting my mortgage and topping it up but not at great rates 4.9%. My offer came in a month ago and I worried I’d sorted it too early as everyone said they’d drop more but think I’m glad. My mortgage will be more 😔 and I was going to pay this one off on ten years but now I’m divorcing and going solo I’ve had to add another 13 years on 😬 and my household income goes from two incomes to one (with a small contribution from the ex for the kids). It’s hugely scary and I’m forever checking my spreadsheets! Luckily I’m keeping a bit of equity back in case of emergencies.
Surveys now all booked, enquiries being dealt with but top of chain only just starting to sort their paperwork. I’ve impressed upon them the need to complete end of July but we’ll see 🤷‍♀️

Gah. My house insurance for the house I'm selling finishes about a month before we're due to be moving. I'll have to get cover, but it makes me cross because we'll have to pay a fee to cancel the policy mere weeks later. Gah.

MBNA don't charge for amendments if they're reasonable for you.

I checked the price for the house we were in and the new house with them and they were reasonable. I then called to change address once we had a move date.

I also applied on 24th and still waiting to hear back, they haven't even asked for any payslips/bank statements/ID documents yet (although everyone else has, feels like I may as well just print my last 6 months bank statements on a T-shirt at this point)...

My mortgage broker has said "we should get an update tomorrow" every day this week! Makes me very nervous that something has gone wrong!

That’s strange isn’t it. What has your broker said? That’s usually the first thing they ask for?

It is very strange! Broker just keeps saying they haven't requested any additional documents and might not need them. I think my broker has sent over one payslip but that's still nothing compared to the pile of documents I had to send to the estate agent and solicitors.
