we’re at that inbetween stage where solicitors are doing their thing, surveys done with nothing scary (although they always have to raise seemingly minor things). Just waiting for the next things now (guessing property info forms? Results of searches? Questions from buyers?)

Today has been another busy day! Had a phone call with the solicitor in the morning, most of my enquiries have been answered now and found out the seller is ready to exchange with the property they are buying.

My solicitor has posted me some documents that need signing and have booked my survey for Wednesday so hopefully things will quickly move in the right direction. I think our mortgage application was holding everything up so I hope the seller isn’t too annoyed! It’s all very exciting, after waiting around for a while it finally feels like things are moving. I just hope it all goes smoothly!

In that awful waiting stage now. MoS received and the lender's valuation was bang on the nose. I think I'll relax more once my solicitor's have received the draft contract from the seller's sols. Both sets of sols are local to me as is EA so i'm hoping i can just show up and be a pain if they drag their feet too much.

This is my 3rd time buying somewhere and i had an amazing sol the previous 2 occasions. Very quick, thorough and this online system that kept you updated at every stage, so there was never any wondering wtf is going on. Was devastated to see that they folded during Covid. They can really make this whole thing so much better.

The stress and uncertainty this process carries is ridiculous. My friend completed last week and pulled so much hair out in stress, she's left a bald spot! I'm just stress eating.

Thanks everyone, I am officially back on track and the chain is in place again!!! Yippee!

I must admit, probably a bit like after some of you exchanged and had a flat feeling and started worrying, I woke up in the early hours and panicked about most aspects of the purchase!! Now it feels like it has suddenly got a bit more real, I had a little wobble.

All good though now it has all been agreed, I have spoken to my seller and she is delighted too. Phew!

Congrats @SJ456 on completing!

We also moved this week! Unbelievably exhausting but all went smoothly. Apart from a few unwelcome surprises (they took the thermostat leaving us without heating and hot water! Plus a broken leaky kitchen tap 🙄) but otherwise it's great - or will be once we get organised and do about a billion jobs!

Good luck to those still on the buy / sell rollercoaster!

It is a mix of relief and satisfaction @ibelieveinmirrorballs

I already feel like my buyers will be getting a bottle of fizz. My previous buyers did not communicate in a way I understood, they went silent and ignored contact for a week or so whilst making a decision. The new buyers saw the house, said they loved it and would offer as soon as they were in a position to, which they did. After the initial offer was rejected, they came back more or less instantly with another offer. My agent felt that they may go up, but as it was an amount I was happy to accept, I did on the basis of good will and not risking losing the onward purchase. My original buyers went off for 8 days after their first, incredibly low offer was rejected to reconsider and their communication was glacial at best, culminating in deal breaking enquiries at the point of exchange!

I already feel so much happier selling to my new buyers and want them to have my home.

@neonleopard they took the thermostat?! Err what? For what purpose? What would they even need it for? Did they say the heating was in full working order, if so wouldn't you have a claim?

I fully expect unknown issues when we move, we haven't tested the appliances, shower etc but taking the thermostat seems very wrong.

So our vendor’s sale fell through so we can wave bye to a nice easy chain. We, however, have had our mortgage offer confirmed so only the survey to go in 2 weeks and then we’re all set on our end

Just caught up with my solicitor- she said that she doesn't think exchange will happen this week as our buyers solicitor has gone AWOL, again!

Tearing my hair out!

@sweetpickle2 @MrsCharlieD Yep, they removed the smart thermostat to take with them, and attempted to plug in the old one, which didn't work, so they just left the whole lot and a pile of wires. 🙄. Luckily sorted pretty quickly and cheaply so it's probably not worth the solicitor fees to go back to them, but it's tempting out of principle!!

Hey everyone, I've been silently keeping up with this thread since our offer was accepted back in November but haven't had much interesting to say!

We exchanged this week and move next week. It's taken 17 weeks to get to this point and there was no messing about or issues really, just how long it took. Our buyers are ftb and we are buying empty property so very short chain. Will definitely be buying fizz for our buyers after reading some of the shenanigans some of you guys have had to endure!

Well all the relevant paperwork has been submitted this morning to the solicitors for the purchase and sale.

Survey booked for next week for my purchase and my buyer has organised a survey too.

I don't need a mortgage so that's one less complication.

I would have thought solicitors would be pushing for quick exchange just so it's one less thing on their plate!

Still nothing to report after the buyer's survey took place more than two weeks ago. My solicitor thinks we can exchange contracts before the end of the month, but the sudden silence from the buyer's side is a worry. No queries are outstanding AFAIK. Have updated the EA and they and the solicitor are going to ask for an update. Possibly yet another anxious weekend ahead...😬!

Another week gone and no further progress. My god this is driving me nuts! I'm chasing our solicitor and sellers EA and we’re no further forward. What a frustrating process.

Just spoken to my mortgage broker buyers are using him too and they are going in tomorrow to finalise their mortgage so I’m hoping they want to proceed 🤷‍♀️ he said they’re super excited so I guess that’s good news. My mortgage is still with an underwriter as there was an issue with my bank card and address which he’s now sorted (that’s taken a week!). I’ve sent off signed by witness TR1. Anyone have any idea where I might be in the process please?

Same here @MrsCharlieD sellers solicitor has gone quiet after saying they had a few more things to sort or something, but no update this week. Very fed up now.

Sorry @IronNeonClasp no idea on the mortgage front, it's all smoke and mirrors to me. Seems it can be quick or drag on out for weeks.

We had a 5pm email confirming replies are back on our purchase and they're now with the solicitor for review. I hope to god this is everything now on our purchase after all this back and forth. Nothing I can do now until next week so I'm going to crack on with the final bits of packing and throw myself into the stuff I can actually control.

I've been gathering cardboard boxes but I daren't start packing yet, feel like I'll jinx it.

We're away on holiday for 2 weeks over Easter so we have said maybe things will be really moving by then and we will start packing when we get back.
