Hi all!

So we're 7 weeks in from accepting an offer on our place and having an offer accepted, and after a very slow start (buyer doing nothing for the first 6 weeks), they had a Level 2 survey done on Monday. It was quite good actually as I was home when they came round, and I was chatting to the surveyor quite a bit and on his way out he said, "it's a good house, you've got nothing to worry about". Very reassuring!

Really hoping we can exchange in the next few weeks; we're waiting on the buyer to get their survey report back, complete their searches that went in last week, and handle any enquiries on both sides. All three solicitors seem to be a bit on the slow side too and require regular nudging. So who knows!

Feeling nervous as house prices have definitely gone up in our area since we had ours accepted...and the house we're buying is vacant. An identical house (with older bathrooms and kitchen) came up last week for £25k more than we offered, and it sold instantly. Eeeek. Just have to hope they don't check Rightmove as obsessively as me 😆

A part of me is afraid that the seller will pull out or things don't work out (like the searches etc)
The other part of me feels like I wanna see what's out there..
it all sounds like a relationship lol

Haha I'll still be checking Rightmove even when I have moved (fingers crossed!)...it's a daily ritual now!

Our memo of sale happened 2 weeks ago and I'm itching to get a property information form to sniff through, but nothing's landed in my inbox or doorstep yet. Am I just impatient?

@Tupster our sale definitely progressed quicker than our purchase at the start. As sellers we were on anything straight away and did all the paperwork and documents quickly. I'd say it was probably 5 weeks after offer accepted on our purchase before we got sight of the property forms (including Christmas but I wrote those weeks off as nothing much happened other than memorandums and we did get our mortgage offer). We're now 10 weeks from offer being accepted and are still in the enquiries stage although hopefully near the end!

5 weeks! I'm definitely being impatient then, even with Christmas not being a factor. I think I'm the same as you - I'm returning everything super fast. My solicitor sent the draft contracts through to my buyers solicitor 10 days after the memo of sale. I may have to accept my vendors aren't as speedy. I've done everything including getting my mortgage agreed, and now I've run out of things to keep me busy!

Searches take about 10 working days from the council in my area.

@Tupster it's really frustrating but we are where we are. I wouldn't even say we've had any major issues really and it's still taking this long. We are buying and selling a property where there's a management company in place due to the properties being on new (ish) build estates which has caused additional delay waiting for them to provide management packs and answer queries. Yesterday I spoke to our solicitor and decided there's really nothing I can do to speed things up so I'm just resolved to going with the flow. I want to be in by Easter so keeping everything crossed.

Morning all, congrats to those who have now moved or exchanged! I'm on week 12 now and just waiting on a couple of responses to enquiries which have been sent to my sellers. Getting really worried as my buyer's solicitor hasn't sent a single enquiry yet! Estate agent claims to have been chasing them but he's very laxy daisy so not too sure. I was really hoping we'd be in by Easter but now I'm not sure! Really trying to convince myself that they're not about to pull out (I'm an anxious, glass half empty person naturally!) Anyone else dealt with/ dealing with excruciatingly slow solicitors on their buyer's side?

I feel really in the dark to be honest, whenever I chase the estate agent just sends me a screenshot of a text he's sent to the buyer asking them to chase up their solicitors too and he always seems to respond along the lines of 'sure' or 'no problem'. So incredibly frustrated, it's like they're not serious at all. It's a really straight forward chain so we should really be getting ready to exchange! Our buyer is a FTB and our sellers are moving into a rental. Feel like everyone needs a rocket up their arse!

Honestly @KatVal I'd give them a deadline- do something that indicates they're committed to moving forward or you're going back on the market. 12 weeks with nothing is ridiculous!

Thanks everyone, I am officially back on track and the chain is in place again!!! Yippee!

I must admit, probably a bit like after some of you exchanged and had a flat feeling and started worrying, I woke up in the early hours and panicked about most aspects of the purchase!! Now it feels like it has suddenly got a bit more real, I had a little wobble.

All good though now it has all been agreed, I have spoken to my seller and she is delighted too. Phew!

question for people who have exchanged, how long after you sent all the documents back did you exchange. We sent our documents back in the post and they have been delivered to the solicitors but just wondered how long it will take to exchange and get a completion date. Thanks

When you send the docs back doesn't have any relevance to when you will exchange @PC96- we sent ours back months ago. Ultimately until everyone in the chain is ready, you can't exchange.

Still nothing my end- after saying the files were being prepared for exchange yesterday and that everyone was ready, today it's gone silent again. Can't get hold of solicitor. Arrrgh!
