Hi everyone! Hope you don't mind me joining in?

We offered back in December and it has been a rollercoaster ever since. Mainly with our buyer's buyers. They have lost 2! Everything is ticking along apparently. Very frustrating not to know what is exactly going on. Our mortgage had a nice little tracker that told us exactly what was going on, wish the buying/selling had one too!! Apparently we are waiting on the last of the enquiries from the property we are buying.

The first week of April has been thrown about but who knows if it will actually happen!

Are you all using removal companies? We have had one quote so far and have no real idea what the going rate is. We moved our self last time. (12 years ago!)

Welcome @UtterlyQuackers . Yes I will be using movers and they will also pack. I would suggest asking for local recommendations. I was quoted about £1200 by 2 local firms, but over £3K by Britannia, who only did a video view of the house. I've gone with the one that my EA used for his own house move; a friend has also used them and was very impressed.

I used to look forward to weekends in an odd way, because I'm less on tenterhooks than during the week when a response or query could come at any time. Not this weekend. It seems that my shower has suddenly sprung a leak and I had water pooling on the kitchen floor below (a small crack is visible on the ceiling). I'm so fed up as it will either be a massive upheaval that costs me a fortune to fix, or I will have to reduce the price of the house. Or it might put the buyer off altogether. Will call a plumber and my solicitor tomorrow 😢. So sick of it all now.

We showed some family the outside of the new house today, and saw the back fence has collapsed 🫠 will have to make a viewing and point it out as we have a dog so could do with having a secure garden. Good luck to everyone for the week ahead. Let's hope we have some exchangers and completers!

Oh no @ClematisBlue49 what a pain! I hope it's an easy fix for you. We had our shower replaced a few years ago after it started leaking due to a crack in the shower tray. Not long after we had another leak but it turned out my son had covered the drain hole by accident so it wasn't draining properly and overflowed. Hope it's not a big job for you to get sorted.

Oh no @ClematisBlue49- honestly I'd speak to a plumber before you speak to your solicitor, as @Mrscharlieeeee says it may be an easy fix. I had similar once- a crack in the bottom of my bath was leaking into the commercial unit below, the shop were fuming but I got it fixed and they never had any more problems.

I think as a seller so long as everything is in good working order when you exchange you don't need to involve your solicitor/buyers.

Obviously if the plumber says its a huge job and needs ripping out and the ceiling is about to collapse that's a different thing!

Thanks @sweetpickle2 and @Mrscharlieeeee . Unfortunately, because my bathroom is a wet room, I can't see how it can be fixed without ripping the floor up or opening the ceiling below. I do have some spare tiles, which might mean I can get it back to looking as it was. But if there is any doubt I wouldn't want the seller to agree to exchange and only find out later. Also I'd want them to have evidence that the fault has been repaired in case it leaks again in the future. I have a plumber coming later today so will know more then. Per your advice, I will hold off from calling my solicitor.

good Luck @sweetpickle2! Not heard anything today from solicitors but we should also be exchanging today. I hope so anyway as our house is half empty and a lorry is nearly full.

Hi all,

Not posted for a while as I felt all consumed with the move and needed to have a bit of a breather for my own sanity 🤣 after 13 weeks our buyer's solicitor finally sent enquiries through on Friday after promising to send them through on the Monday! They've got our responses now and I'm taking docs into my solicitor's office this aft. Fingers crossed they are satisfied and we can get to the signing/ agreeing of dates!

This happened at the house that we were purchasing during strong winds. Luckily it was picked up at the time of our survey. I just emailed estate agents who got confirmation that it would be rectified prior to completion 🙂

I've de lurked to say we went in to sign contracts today and have put forward a couple of completion dates.

Apparently we could exchange this week. (Week 20) and complete next!

Another flurry of phone calls today, exchange now moving to this Friday with completion the following Friday, 22nd. I’ve spent all morning trying to find a removals firm who could do the 22nd! A nightmare trying to tie everything together!

Fed up with the lack of progression here. Just had a phone call Buyer has instructed a L2 survey and it’s not for 2 weeks and then they could pull out. FFS I could lose the house I’m trying to buy 😩 I’m so sick of all of this. Buyers in no rush at all. Oh well. I know they are being thorough but the survey a couple of weeks ago was massively stressful I should have known there would be more comeback just wish the EA had informed my Friday just gone.

Oh wow they're having ANOTHER survey @IronNeonClasp- so the mortgage one, plus the one you spoke about before, and now another one? I have never heard of that before, no wonder you're stressed.

Or is it a specific survey ie drains to follow up on something they found previously?

Oh no, @sweetpickle2 , another delay... but it does sound as though you are almost there - fingers crossed.

@IronNeonClasp , hopefully if it is just a couple of weeks, your vendors will realise that they are better off waiting for you - any new buyer would take longer to get to this stage. Did your buyers actually say they were thinking of pulling out? That seems an odd thing to do.

Plumber has been and thinks the leak in my bathroom might be due to a problem with the grouting in the shower area which he has sealed with silicone. I hope he is right, but it's hard to believe something so small could be the cause.😕

Thanks @sweetpickle2 and @ClematisBlue49 no pulling out has not been mentioned I’m just thinking the worst. Plus I’ve already knocked £15k off sale price so absolutely no scope to reduce again. There’s just no urgency as they are first time buyers. Like I said I understand they are following all the advice but it’s just frustrating 😩

I'm sorry @IronNeonClasp I feel your pain! But try not to think worst case scenario (I get it, I do the same too)- recalling your posts on the last thread, you were worried about it all falling apart last month and it didn't! Our brains just think the worst.

I think you just need a really thick skin to steel yourself for this process, it's very stressful!

Yes @sweetpickle2 it’s just me buying with kids so I don’t have any RL support as such and also not much in savings so difficult to think everything will be ok. House needs a rewire and potentially a new roof in the future so I’m just thinking I’ll lose the sale huff

All houses need a new roof in the future, it may not scare people the way you think it does. It's difficult to not second guess, but all you can do with the way the house buying system is in this country is assume all is well unless you hear otherwise!

@sweetpickle2 Well ain't that a doozy for you. I feel your pain.

Our purchase is now waiting on we know not what. Their solicitor says 'hopefully be able to come back to you shortly' which given where we are simply doesn't cut it. The mother is ready to go and desperate but her idle offspring couldn't care less about getting on with it - the hold-up is with their purchase it seems. There was something of an unsavoury vibe between them when we viewed over the weekend. Certainly there's absolutely no love lost between them.

And if we threaten to withdraw that would suit the offspring and break the mother's heart. So we currently have no hint of a date for exchange and no real leverage to push for one.

That was exactly my thought too! This is why I hate surveys though - so much of it is just bloody obvious stuff but phrased so as to terrify the buyer. Probably everyone will be outraged but I've decided not to have a proper survey on mine. I can live without paying someone to try and scare me, but I do have a very savvy dad who I'm getting in to do an unofficial survey instead, so not going in totally blind.

Just had a call from solicitors, not been able exchange today due to not receiving something from buyers solicitors ! But said it will be tomorrow morning! Never goes they way you want does it. Hoping you and I both can exchange tomorrow @sweetpickle2
